Absolutely NEVER Buy This Type Of Land - YouTube
Channel: Kristina Smallhorn
[0]
as real estate has gotten more expensive
[1]
people are looking for more affordable
[3]
options like buying their own piece of
[5]
land
[5]
and living off the grid not all
[6]
off-the-grid property is created equal
[9]
and today we're going to be going over
[10]
the dangers of buying certain types of
[12]
off-the-grid properties
[13]
and which ones you should absolutely
[15]
avoid whenever you're going to any
[17]
property
[18]
make sure you walk the entire property
[20]
line to see if there's any kind of junk
[22]
or things that need to be removed from
[24]
the property now you may think that
[25]
you've won the lottery if you come up on
[27]
a structure on a piece of land that's
[29]
supposedly
[30]
vacant and you're looking to get off the
[32]
grid but it already has like utilities
[34]
attached to it so if you were thinking
[35]
kind of only going
[36]
like half off the grid and having you
[38]
know county water and sewer
[40]
problem is this to remove one of these
[43]
structures
[44]
is going to cost you as a buyer a lot of
[46]
money
[47]
so always walk the property line the
[49]
whole entire property line
[51]
all the way around back and forth to see
[53]
if there's anything on that property
[55]
that you don't want there so that way
[57]
you can negotiate to have that removed
[59]
by the seller
[60]
at the expense of the seller not to you
[62]
as the buyer and not walk it just the
[64]
one time i want you to go there
[65]
once it's raining i want you to go to it
[68]
when it's snowing i want you to go to
[70]
it when it's sunny because you're going
[72]
to want to know where the low parts and
[74]
the high parts are
[76]
on that piece of property wonderful your
[78]
piece of property that you found is
[79]
really close to water
[81]
but do you actually have water access to
[83]
this are you allowed to use the water
[85]
from
[86]
this canal if you find a piece of
[88]
property and it butts up to a river
[90]
that doesn't mean you get to use the
[92]
river water on your property itself
[94]
you might have it all the way up to that
[96]
line and then right at the shoreline
[99]
the river belongs to somebody else so
[102]
make sure that you have rights to that
[103]
specific water i've seen it where even
[106]
utility companies have access to the
[108]
water but you don't so you can't even
[110]
put your
[110]
your dock out there because it doesn't
[112]
belong to you one of the best pieces of
[114]
advice i heard from a person that lives
[116]
off the grid
[117]
was you do not want a piece of property
[120]
too close to society
[121]
and you don't want one that's too far
[123]
away and what he meant by that was
[126]
he he didn't want one that was too close
[128]
to the city where he could hear the
[129]
hustle and bustle of everything
[131]
but he didn't want one that was too far
[133]
away where he couldn't get to a local
[135]
hospital or he couldn't get to the local
[136]
home depot within
[138]
a 30-minute drive here's something that
[141]
most people don't think about when
[142]
they're living off the grid
[144]
how close is the closest fire hydrant to
[147]
your homestead
[148]
you don't want anything to happen to
[150]
your home and it catch on fire and it's
[151]
so far away from a fire hydrant that
[153]
your house goes up in flames
[155]
that's something you're going to want to
[156]
consider if you're planning on living
[157]
off the grid
[159]
my camera is a little off angle but you
[161]
know what i mean
[163]
so i know that if you probably watch
[164]
this video you've probably watched five
[166]
other videos about living off the grid
[168]
and i know a lot of those videos will
[169]
tell you not to use a real estate agent
[171]
granted i am a real estate agent and i'm
[173]
advising you to use one
[175]
if you're not going to use one this is
[177]
what i will advise
[178]
make sure the piece of property that
[180]
you're buying is actually being sold
[183]
by an illegitimate seller there are
[185]
websites out there that have
[187]
land for sale and it looks very official
[190]
you even go through this whole process
[191]
with a contract
[193]
and you think that you've purchased this
[196]
piece of land
[197]
only to find out when tax season comes
[199]
around you don't own it and you never
[201]
did
[202]
so i just want you to be very very alert
[204]
and aware of the piece of property
[206]
you're buying
[206]
make sure the seller that's selling it
[208]
actually owns it the best way to check
[210]
to make sure that those people own it
[212]
is to go into the local tax records
[214]
their public record
[215]
it's very easy to find just type in the
[218]
address or the lot number
[219]
and look in that specific area and you
[221]
can see who the owners are
[223]
and who the owners were previous all the
[225]
way down i know a lot of people are
[226]
gonna be looking
[227]
to do owner finance and when you do a
[229]
loan or finance they ask for a large
[231]
deposit
[232]
and you make payments over time which
[234]
means you wouldn't have the deed
[235]
necessarily until the end of the period
[236]
of the loan
[238]
if the person you've been paying all
[240]
these years didn't own that piece of
[241]
land
[242]
who are you exactly paying and whose
[244]
property are you living on anyways
[245]
so please check that out please i
[247]
implore you as a real estate agent one
[249]
of the biggest things that happens with
[251]
a lot of
[252]
properties when you're looking online
[253]
you don't understand if it has
[255]
access to it and if it does have access
[257]
to it you have right to that access
[259]
whenever you're researching a property
[261]
find out what the access to the property
[263]
is
[263]
and who owns that access so that way you
[266]
know if you have to maintain that road
[267]
because it's going to belong to you
[269]
after the sale of the property another
[271]
thing you're going to want to know if it
[272]
doesn't belong to you
[273]
are you going to be able to be granted
[275]
access by the person who actually
[277]
owns that road itself these are the
[279]
things you need to research ahead of
[280]
time
[280]
so that way you know if this is the
[281]
right property for you and you're off
[283]
the grid home
[284]
so let's just say the piece of land that
[286]
you got is like way out in the middle of
[288]
nowhere bill
[289]
think about one thing we're gonna get
[291]
your mail can you
[292]
get a mailbox on your property or you're
[295]
going to have to go to the post
[296]
office and pick it up at a p.o box is
[298]
that something that even bothers you
[300]
and especially if you're looking for an
[302]
eco-friendly type of homestead
[304]
having to travel and use that gas to go
[306]
get your mail could be
[308]
a real problem so that's something to
[309]
consider when you're looking at some of
[311]
these off the grid properties
[312]
now for some people that are living off
[314]
the grid trees are extremely important
[316]
to them
[317]
because they like the shade now for
[319]
other people that are living off the
[320]
grid
[321]
it's extremely important for them not to
[322]
have any trees because they're trying to
[324]
collect as much solar power
[326]
and wind power as possible you can
[328]
always look at weather maps to see how
[330]
much wind
[330]
actually goes through this specific area
[332]
to see how much
[333]
wind energy you're going to be producing
[336]
and you're going to be able to find out
[337]
how much
[338]
uh sunlight comes through as well man
[341]
it's busy on the river today
[342]
now there's tons of websites when it
[344]
comes to finding pieces of property
[346]
you can always look at zillow and
[348]
realtor.com but there's ones that are
[350]
specifically
[351]
just for land like this one right here
[353]
i've said it before in previous videos
[354]
and i'll say it again
[356]
one of the most important things you can
[357]
look at when you're looking at a track
[358]
of land
[359]
is the zoning so you can have a huge
[362]
track of land and part of it is
[364]
considered mixed use
[365]
some of it is considered agriculture
[368]
some of it is considered wetlands
[370]
so when you see the price of the land
[372]
and you're thinking wow that's a great
[373]
deal for 120 acres
[375]
and you only find out that only like two
[377]
of those acres are you know available
[379]
for you to build and they happen to be
[380]
in the middle of nowhereville
[382]
there's a reason why that that piece of
[384]
property was so expensive
[385]
another trick you want to know about
[387]
buying an off the grid property
[388]
is remember when i told you before to go
[390]
look at the tax record to see who
[392]
actually owns the property
[393]
they give you a tax evaluation of how
[395]
much that piece of land costs as well
[397]
so even though the taxes are always kind
[399]
of a little off
[401]
on the rolls it will be close enough and
[403]
if they're way off
[404]
let's just say the taxes only say that
[406]
piece of property is worth 6 000
[408]
and they're asking 25 000 that's some
[411]
negotiating room do you know that even
[413]
the tax assessor knows that it's not
[414]
worth that amount of money
[416]
so just know that ahead of time it's a
[417]
little trick you should know
[419]
so you can get a better deal everybody
[420]
likes a deal i like a deal
[422]
i want you to get a deal another thing
[424]
you want to be careful of is the type of
[425]
leases that might be already on the
[427]
piece of property
[428]
always make sure always make sure you
[430]
have a clear title search
[431]
and that's when you get into deeds so
[433]
what kind of deed restrictions does this
[435]
particular
[436]
property have now let's talk about the
[437]
type of deeds you can get with a piece
[439]
of property
[439]
when you're looking to purchase a piece
[441]
of land there are five main types of
[443]
deeds that you can use
[444]
the first one is a warranty deed the
[446]
second one
[447]
is a special warranty deed then there's
[449]
a quick claim deed
[451]
usually to clear up any kind of title
[453]
issues or pieces of property between
[455]
family members
[456]
then you have the bargain and sale deed
[458]
and then you have a grant deed
[459]
i won't be going into much detail of all
[461]
of these deeds because that would take a
[463]
whole entire another video
[464]
just know the warranty deed is best but
[466]
most likely you're going to be getting a
[467]
special warranty deed
[469]
one thing that stinks about buying any
[470]
piece of land whether it's off the grid
[472]
or not
[473]
is hoas and restrictions even though you
[476]
think that this piece of property is a
[477]
real
[478]
piece of property and nobody's gonna
[479]
care what you're doing on it
[481]
trust me you need to find out what the
[483]
hoas and restrictions are
[484]
especially if you're planning on putting
[486]
something in like an alternative housing
[488]
unit
[488]
like a tiny home a container home and
[491]
just a little word of warning
[493]
if you have some neighbors that are in
[495]
this hoa
[496]
go to the hoa meeting before you buy the
[497]
piece of property to talk to them about
[499]
your plans
[500]
of purchasing this piece of property and
[502]
what you plan on doing with it
[503]
so i suggest always check with your
[506]
neighbors ahead of time
[507]
so you're going to get along with them
[509]
see if this is something
[510]
they will allow you to have even though
[512]
you might not have neighbors
[514]
for miles you wouldn't believe how close
[517]
that ends up being if they don't like
[519]
you
[520]
if you want to know some more about
[521]
buying land go ahead and check out
