and one thing i noticed is that often

houses and townhouses and the kitchen

sink and everything else seems to get

compared together

in one video now i've already done a

this is going to focus specifically on

condos versus single-family homes

and what would be better as a first-time

home buyer to be looking at

this is a question i get asked an awful

lot so i wanted to break it down and

when i was doing the research i kind of
[104]
felt like there was some gaps that i
[106]
wanted to fill in so

that's what this video is all about

we're going to look at what are the
[109]
advantages of buying a condo versus a
[111]
house and vice versa
[112]
by the end of this you're going to know

what's better as a first time home bar

in canada which you should buy a condo

or a house

okay before we get into talking about
[119]
the pros and the cons of condominium
[121]
ownership
[121]
let's define what a condo is because
[123]
that's something that can get confusing
[126]
condominium that word denotes the type
[128]
of ownership
[129]
not the type of building most people
[131]
think a condo they're thinking of the
[133]
high-rise style apartments and that is
[134]
one type of condo but you also have town
[136]
houses
[137]
and individual houses can actually condo
[139]
minimize sometimes they'll share like a
[141]
common cul-de-sac
[142]
where they'll have common landscaping
[144]
and maintenance and things like that
[145]
condominium means you own that building
[148]
or that series of buildings in common
[149]
ownership with
[150]
other owners you have exclusive use to
[153]
part of that
[153]
so condominium is a type of ownership
[156]
not a type of building
[157]
okay so now we know what a condominium
[159]
is let's talk about the advantages that
[161]
a condo has
[162]
versus a house and there's two big ways
[164]
to break this down
[165]
so the first one is going to be
[167]
lifestyle condos they're
[169]
simple that's the advantage to them if
[171]
you want to leave
[172]
lock the door you're gone you don't have
[174]
to worry about it because you have lower
[175]
maintenance you know for about
[177]
shoveling the snow cutting grass
[179]
shingles blowing off in windstorm
[181]
anything like that
[182]
that's not your responsibility so the
[183]
lifestyle is a lot easier that way
[186]
as well a lot of times condominiums are
[188]
placed close to transit corridors
[190]
amenities shopping or place of
[192]
employment so that's a huge advantage
[194]
your commute's going to be quicker all
[195]
that type of stuff
[196]
that's the lifestyle side of buying a
[198]
condo then of course there's the cost
[200]
side of things
[201]
condos are generally cheaper per square
[203]
foot than also
[204]
because you just have that unit and not
[206]
all the surrounding lamp
[207]
your utility costs are often lower as
[209]
well because you've got other units
[210]
around you they're going to keep it
[211]
insulated so your heating and cooling is
[213]
going to be a little bit lower
[214]
and often some of your utilities are
[216]
going to be included in your condo fees
[218]
and don't worry
[218]
we're getting those dreaded condo fees
[220]
coming up right away your insurance is
[222]
going to be cheaper as well
[223]
because instead of having to insure the
[225]
entire building you only have to ensure
[227]
for your liability
[228]
and your contents because in those condo
[230]
fees
[231]
you're going to get some of that
[232]
insurance covered so your cost is going
[234]
to be a little bit cheaper in a condo
[236]
which makes it more approachable for
[237]
first-time home buyers
[238]
now let's talk about the drawbacks to
[240]
buying a condo one most obvious
[242]
is noise and privacy because you've got
[244]
neighbors all around you it can be a
[245]
little bit noisier and you have less
[246]
privacy
[247]
then of course the other big
[249]
disadvantage is lack of flexibility
[251]
you can't do any sort of renovations
[252]
upgrades or an addition anything like
[254]
that
[255]
because you obviously don't own all the
[257]
place and even if you could do
[258]
renovations a lot of times those are
[259]
gonna have to get approved by your condo
[261]
board before you even do them so
[263]
you've got a lot less flexibility even
[265]
though you own or have exclusive use to
[266]
that unit
[267]
and we can't talk about condos without
[269]
talking about those darn
[271]
pesky condo fees everybody hates them
[274]
but
[274]
they're not all bad let's quickly talk
[276]
about the good
[278]
you do have some advantages and that is
[279]
your some utilities are going to be
[280]
covered
[281]
your maintenance and your future repair
[283]
bills those are going to be covered in
[284]
your condo fees so
[285]
that's an advantage and insurance don't
[287]
forget about insurance as well those are
[288]
some of the advantages economies but
[290]
they get a bad rap for a reason they can
[292]
get very expensive
[294]
if your counter board isn't managing
[295]
those condo fees they can go up very
[297]
quickly
[297]
i always recommend people are active in
[299]
their condo board to know what the
[301]
heck's going on with their condo fees
[303]
they also hurt your ability to purchase
[305]
that condo in the first place
[307]
if you make around 60 000 you're
[309]
probably gonna be able to be approved
[310]
for around three hundred thousand dollar
[312]
purchase
[313]
that's buying a house but you wouldn't
[315]
be able to buy a condo for three hundred
[316]
thousand dollars because the condo fees
[318]
so let's save 150 condo fee well now you
[321]
actually need to make closer to seventy
[322]
thousand dollars
[323]
in order to qualify for that three
[325]
hundred thousand dollar condo
[326]
with a hundred fifty dollar condo fees
[329]
but what if it's poorly managed or it's
[330]
got really expensive car no fees because
[332]
it's got a bunch of amenities and things
[333]
like that covered
[334]
say they're 450 i've seen it before well
[338]
now instead of that seventy thousand
[339]
dollar income you actually need
[341]
almost a ninety thousand dollar income
[343]
to qualify
[344]
to spend three hundred thousand dollars
[346]
on a condo with 450
[348]
condo fees so those can really hurt your
[350]
ability to purchase
[352]
just take that in perspective those are
[353]
some of the negatives when buying a
[354]
condo and condo fees are definitely one
[356]
of them so what are the advantages to
[357]
owning a house
[358]
and i don't need to define a house right
[361]
four walls
[362]
and a roof okay cool we're on the same
[364]
page we know what a house is
[366]
freedom flexibility privacy that's your
[368]
biggest advantage just owning a house
[369]
you have the freedom to do whatever you
[371]
want because you own all the land
[373]
in fact some areas my market in
[374]
particular you even get the mineral
[376]
rights sometimes when you buy houses
[378]
can't do anything with them but heck you
[379]
own the mental rights if you want to do
[381]
an addition renovations upgrades repairs
[384]
all that kind of stuff
[385]
got the flexibility to do it no
[386]
carnivore to tell you what to do you
[388]
want a big backyard for your dog
[390]
go right ahead pick on a board doesn't
[392]
have to approve that pat anymore
[393]
fantastic
[395]
best part no more pesky condo fees
[398]
none of that out the window and of
[400]
course privacy because houses are
[402]
generally going to be built in
[403]
neighborhoods where they're a little
[404]
more spread out
[404]
you don't have neighbors on top of you
[406]
so you have more privacy those are the
[408]
big advantages to owning a house
[410]
so what are the disadvantages when
[411]
you're buying a house well
[413]
responsibility and cost those are your
[415]
biggest ones you're responsible for
[417]
everything all the maintenance all the
[419]
repairs anything like that cutting the
[421]
grass snow removal everything you got to
[422]
take care of it all
[424]
can't just lock the door like you can in
[425]
a condo and leave then of course
[427]
cost per square foot houses are pretty
[429]
much always going to be more expensive
[430]
than condos
[431]
you've got that huge expense that you
[433]
wouldn't have in a condo
[435]
and then of course the other big
[436]
disadvantage is usually houses are built
[438]
farther away from the downtown core so
[440]
you're gonna have longer commute times
[441]
it's gonna take more time out of your
[443]
day those are kind of your big
[444]
disadvantages

when you buy a house so what's better
[447]
for you the first time home buyer what
[448]
should you buy a condo
[450]
or a house well it depends a little bit
[452]
on your lifestyle

if you want that lower cost low
[455]
maintenance
[456]
easy going lifestyle of a condo where
[458]
you can just turn the key and
[459]
go and you've got close transit and
[462]
amenities
[462]
shops all that type of stuff well a
[464]
condo is perfect for that and that's
[466]
what appeals to a lot of first-time
[467]
homebuyers
[468]
low maintenance easy lifestyle but if

you want a little more flexibility
[472]
freedom privacy do renovations upgrades
[475]
all that type of stuff you want a
[477]
quieter neighborhood well in that case a
[478]
house might be a better purchase for you
[480]
it's going to depend on kind of what you
[482]
want out of your lifestyle

but both are good options for first-time

homebuyers

and a townhouse condo is kind of a good
[489]
compromise between the two
[490]
if you're not really sure so you can
[492]
find a townhouse that has a small
[494]
backyard
[495]
that might help be a good compromise
[496]
between the condo and a house
[499]
now you've got to think about what's
[501]
going to be for resale value this is a
[503]
question i get asked all the time

what's gonna be better for a resale
[506]
value a condo
[508]
or a house i'll tell you right now a
[510]
good well-maintained condo and a good
[512]
well-maintained house will both
[514]
sell well it all depends on how it's
[516]
marketed and presented
[518]
but they're both gonna sell fairly well
[520]
it's a little more area specific though
[522]
some cities houses sell like gangbusters
[525]
other cities
[526]
condos that's the absolute rockstar
[529]
product out there
[529]
so it depends more kind of what your
[531]
city or area demands
[533]
but neither can be a bad choice if you
[535]
maintain them and take care of them
[537]
well always do your due diligence when
[539]
you're purchasing either one of those
[540]
you do that right you're probably gonna
[541]
be okay so
