gonna be finding out today

the apps everybody uses them to find a

house but which ones are the best we're

gonna be taking the 5 most popular apps

one of them being Zillow calm real err

calm Redfin Trulia and home snap we're

gonna be going through each one of them

we're gonna use one subject property

this one right here and we're going to
[51]
be going through and seeing if the
[52]
information first of all is accurate

secondly of all is the app easy to use

and thirdly of all does it have any
[60]
other features that the other apps don't

offer that is pretty exclusive in neat

for that particular app if you have any

but let's get into it our first app that

we're gonna be going over is Zillow con

everybody's used it on the laptop and I

just want to see how the app works so

that we're gonna be using our subject

property so we're going to take a look

to see the information on Zillow is

correct so you're gonna be falling

around with me so I already put in the

address and let's see here immediately I

notice at the bottom is the price and
[104]
the square footage but it only gives you
[106]
an estimate of square footage it doesn't
[108]
give you the exact square footage so I'm
[109]
not really keen on that next it gives
[111]
you the facts and features let's let's

click on the button that says see more

facts and features and see what what
[118]
they have in there and now this is where

it gives you the accurate square footage

which is 2331 square feet it doesn't

give you that estimate and I do like the

fact look they give you that virtual

tour I made a virtual tour that goes the

MLS let's see if we click on it if it

actually goes to the tour that I created

and it does it goes straight to it you

can play it from there which is good

okay and it takes you right back to that

to the app that it's not hard to

navigate I do like the fact that you

says you can get prequalified but I
[150]
strongly suggest of taking your advice

of your real estate agent or some
[154]
friends and family when it comes to

mortgages I find that the print on here
[158]
is a little hard to read it's very small
[160]
and I realized that it is a cell phone

but they can make that print a little
[164]
bit bolder for people but you know oh no

this is a pretty good app if you're just
[170]
trying to get just some basic
[172]
information on the house and they they
[174]
actually break down the monthly cost -

with the principal and interest the
[178]
mortgage insurance property taxes home
[181]
insurance these are good things to know
[183]
the homeowners association fees are
[186]
incorrect
[188]
and I did including the utilities so

this is not correct this didn't give all
[193]
the information right this particular
[195]
part when it broke down the payment so

that's in something to note and it then
[200]
it gives you the grade of the schools
[202]
which it gives us score from nine out of
[203]
ten it shows you how close it is to the
[206]
property which I do like because

everybody wants to know if their kids
[209]
you know how far the school is if it's
[211]
driving distance and how long how much
[213]
time they're gonna have to manage in the
[215]
morning to get their kids to school I
[217]
don't know where this is taking you okay
[219]
so it's taking you to other schools that
[221]
are close to this particular home that
[223]
might have higher grades or lower grades
[225]
that's this is really good information
[228]
as far as usability on this one scale

from one to ten I give it like a six I
[234]
didn't like the fact that the font was
[236]
so small I didn't like how you had to
[239]
click on certain buttons to get to all
[241]
the information the other thing is is
[244]
that you know the pictures came out good
[246]
but it kind of dominated the whole
[247]
entire screen you get less information
[250]
or more visual pictures and maybe they
[252]
intended to do that I also like the fact
[254]
that they did show the virtual tour and
[257]
I like that they gave you other
[258]
information about how other homes in the
[262]
area have been selling so there were
[263]
some pluses to it but I don't think it's
[265]
like a grade a whoo-hoo so let's go a
[267]
look at the next one right now the
[269]
second most popular app is realer comm I
[272]
personally have loved realtor.com for
[275]
marketing my homes it's probably put in
[277]
one of my favorite sites as far as a
[279]
national syndicated site as far as
[281]
getting leads for my clients in the
[284]
information that they provide on the
[285]
website but I haven't really messed
[287]
around with the app so let's just see
[289]
how this works okay so it shows the
[292]
house just like I had presented it on
[294]
the MLS the same thing okay and I had a
[297]
click on that picture in order to get
[298]
straight to it I like the fact that it
[301]
does not get dominated with all the
[303]
photographs that were taken of the house
[305]
you actually can see the information
[307]
about the house first I think the very
[309]
first thing that I noticed right off the
[311]
bat is the estimated monthly cost is a
[314]
little bit higher than the one that
[317]
zillow.com gave you but if you remember
[320]
what I looked
[321]
that I said some of the information as
[323]
far as the taxes the HOA were incorrect
[326]
look see this is what I was saying about
[329]
Zillow the font was so small it was hard
[331]
to read this is so much clearer and
[333]
easier to read really calm got that

right let's see the other details the

one I'm interested in is if it gives you
[342]
the virtual tour because I'm finding
[345]
that it's very difficult to find that
[347]
virtual tour on a lot of these apps yeah

nope I cannot find the virtual tour that
[352]
I have put on the MLS this is not on the
[355]
app like it is on the zone app so that's
[357]
a that's a negative for me on that
[359]
particular thing they give you that same
[362]
information that Zillow did too about
[364]
the scoring and it gives you the same
[366]
grades you'll see the schools on the map

oh I like this okay so there's the

subject property you can see it right
[374]
there and it's highlighted in red right

next to it

is all the schools that are around there
[379]
so it shows you exactly how close the
[382]
schools are to the subject property that
[385]
is smart I was a fan of the realtor.com

website but I'm definitely a fan of the

app I think this looks really nice so

the usability on this one I give it I

give it a nine this is really usable the

reason I didn't give it a ten is it

didn't show the virtual tour I do like

how you user-friendly this is I think

this is a more thorough app than the
[410]
than the fazilet one but we have to we

have to go through the other apps too so

right now this one's a nine so this

one's gonna this one's gonna stay real

or calm is a good app I just didn't like

the fact that they didn't put in the
[424]
virtual tour everybody wants to look at

a virtual tour they want to see you in

the house on the inside not just

pictures the next app we're gonna be

looking at is red fin I know that

there's a lot of controversy about red
[435]
fin and the where they do their
[437]
practices and that isn't that's for

another video this is about their app

and I've been told their app is

fantastic

and matter of fact several magazines

named it as their number one app to use

for searching for homes and as far as
[449]
accuracy so let's go ahead and put it to

the test

so it looks a lot like realtor coms when

it comes up with that

top picture not a bunch of busyness with

all the pictures in the background like

Zillow it does give the correct sales

price and the correct amount of bedrooms

and bathrooms

listen there's a little button here that

says Street View let's click that Oh

listing ok well I'm not really loving

this app already there's a lot of

busyness going on maybe this isn't maybe

this isn't optimized for an iPhone but

if you notice like all the wording is

crammed on there it is bold and

easy-to-read but some of it is doesn't

look right it wasn't really optimized

for the phone they have the HOA fees

correct all this other information is

correct let's see if the virtual tour is

there oh look it is it says media

external link let's click it and it does

take you straight to that virtual tour

yep perfect so but it takes you straight

out there but doesn't make it easier for

you to go back so you actually have to

click out and go back I don't like that

I'm trying to get more information about

it ok this this is a more touchy app

about I don't know if I love it

ok so they're estimate for monthly costs

is even higher than the last two if you

remember the one on Zillow it said it

was around $1700 this one is even higher

still so the principal and interest it

gives you the HOA dues it gives you the

homeowners insurance I would say let's

just click the done button alright it

sends you back oh it shows you exactly

when the house was listed and how

quickly it's sold which is nice again it

gives you that scoring which is

identical to they last to look at the

public facts though there's nothing

there there's no public facts of the
[565]
bathrooms and he's fun like they didn't

put any of that in there I don't know ok

a walk scores an 8 what see what that is

walk score of 8 Haku helps you find the
[578]
walkable place to live walk score is a
[580]
number of between 1 and 100 the measures
[582]
of walkability of an address ok 90 to
[587]
100 is a walkers parrot

and ours is an eight-car dependent and

that is 100% true

we don't have sidewalks here in

Louisiana I wish we did but yeah there's

no place to walk there's not a place to
[603]
really ride a bike so I actually kind of

agree with it that is a neat feature and

then it gives you the redfin estimate of

the property's value their estimate is
[612]
lower than the other ones in the area
[614]
they're saying is 339 I think these
[617]
estimates that these apps are giving
[619]
don't give a good indication of actually
[622]
a home's value so if you're concerned or
[625]
want to know more about your home's
[627]
value please check with your real estate
[628]
agent don't depend on any website or
[631]
apps to give you an accurate estimate of
[633]
a home's value
[634]
they cannot determine houses condition
[637]
location the housing around it the
[641]
surrounding area so don't put too much
[644]
weight on these estimates that these
[646]
apps give you it does have usability
[648]
which was a lot better than Zillow's but
[652]
there were some features I didn't love
[653]
about it the font was easy to to read
[657]
which was good unlike the first app that
[660]
we toured the information looked right
[664]
but I don't like how they cramped in
[666]
some of the stuff word like the words

like flopped on to one another I'm kind
[670]
of being nitpicky here but I mean you do

want to be able to read what that is

because I'm like I don't have that

matter eyes I would say that this app is

equivalent to realtor.com

as far as usability and information I do

like the fact that gave you an internal

link and I like the usability so um kind

of liking this app a little smidgen more

than really calm I don't know I'd say

they're tied right now so let's go and

take a look at the next app okay now

fourth app which is Trulia it is a

company that is by Zillow so I'm

assuming that the app will be very

similar to the Zillow app but let's just

hope that some of the things that were

wrong with the Zillow app or prepared in

the truly app so let's just take a look

it looks very similar to the all the
[719]
other app

except for the one thing that which I

was complaining about is the font size I
[726]
noticed right away that that the
[728]
estimated cost for this house as far as
[732]
a mortgage is way lower than the other
[734]
two apps which it's saying it's sixteen
[736]
hundred and one dollars so I'm
[738]
interested in how they came up with that

I'm assuming that they probably didn't
[742]
put in the taxes maybe I don't know how
[745]
they came up with that value that seems
[746]
off they did put in the right
[748]
information and you can read the font

very easily so already right off the bat

I like the way this looks way better

here at the top crime statistics Oh

let's click on that oh look there's zero

crimes you can click on it and it says

as assaults none arrests ooh

vandalism oh this is really good

over to schools but it gives the but it

says that it's the San Tomas School

District which it's not Santa my schools

it's actually Prairieville schools so

that information is incorrect anyways

the details of the house are correct ooh

look they have virtual tour unlike real

err calm love that let's see if it takes

it straight to that site it does it

takes you straight there okay we're

gonna push cancel and it takes you back

to the app so you don't have to close

out one app to open another app this is

as far as usability this is really good

let's see the monthly mortgage this is

how they came up with see they estimated

the HOA fees less which they those are

not correct and the property taxes and

home insurance they estimated less so

that's why the monthly payment on this

is incorrect this is a good lesson

learned for anybody that's thinking this

is exact science when it comes to these

things always talk to your mortgage

lender when it comes to coming up with

monthly payments don't rely on these

apps all right let's look at the legal

protections local legal protections

okay locally in order to do legal

protections exist for the LBGT community

in a state level in Louisiana that is

really interesting that's the only app

that I've seen that has something like

that so that's an interesting feature I

do like that as far as a review I don't

like the way that they gave an estimate

for the how much the house is gonna cost

per month I think it's way too low I

think you're getting your expectations

set up too high if you think your

payment's gonna be that low I think the

second thing I don't like about this app

is that some of the information on here

was incorrect that's why it's always

good to check with your real estate

agent while you were looking at these

apps to make sure that's correct because

it's saying that's a one acre lot and

it's not and it didn't give you the
[893]
correct schools so I don't like that

it's easy to read that I like the way it

looked it was easy to use but the
[901]
information is super incorrect yeah I

know

the last step we're going to be looking
[909]
at is home snap it is a real estate app
[912]
that a lot of Realtors use when it comes
[914]
to helping determine value so I'm
[916]
assuming their estimates as far as value
[919]
of the house are going to be a lot
[920]
closer than those estimates are the
[923]
other thing that this has is that it's
[925]
directly piped in from the MLS and is
[928]
supported by the MLS our MLS not all
[931]
MLS's are the same so this may not be
[933]
one that your MLS uses so we're going to

go ahead and take a look at it right now

all right I don't love the fact that

soon as you click on the property it
[942]
gives you a smaller like slideshow of
[945]
the house and it like blows up the
[948]
pictures really wide so you can't see
[949]
the whole entire house I don't love that
[951]
part of it but it does give you the
[954]
accurate information right off the bat

it's requiring you to sign in and I

don't personally love the fact that you
[962]
have to sign in to get information let's

see if we can get some more summary on

this listing details let's show more the

main thing I'm looking for on this other

than the fact that it's easy to read I'm

looking to see if they put in the

virtual tour they do not that is a big

disappointment for me as a listing agent

I think it's very important that if you

take the time to make a beautiful

listing video

for your clients they should be featured

on all of these websites especially one

that's sponsored by our local MLS

because we're trying to get these houses

sold for our clients and that is a big

giant disappointment for me as far as

local schools this is correct the

information is correct and it gives

exact same scores is all the other apps

as well the nine out of ten for

Prairieville primary the ten out of ten

for the middle school and the ten out of
[1008]
ten for the high school so the
[1010]
information has not changed property
[1013]
lines it says walk the property lines so
