Hi. This is Raman, your Alberta Real Estate Tutor. One of the first questions we want to  

know an answer to when we first start looking into  becoming a real estate agent is how do we become a  

real estate agent in Alberta or how do we become  a REALTOR® in Alberta. When you do Google search on  

this topic you don't get a lot of information  so I really wanted to address this question  

because it is the most commonly asked question  of me in this episode we'll take a look at the  

step by step process that you'll have to follow  in order to pass your real estate exam and get  

your license in Alberta let's take a look at how  to become a real estate agent in Alberta and how  

to get your real estate license there are four  main steps to get started in your real estate  

career in Alberta step one is to first meet the  minimum eligibility requirements then you need  

to complete your pre-licensing education so these  are the courses that you would take through RECA.

then you'll have to do a criminal record check and  step four would be to join a brokerage so let's go  

through all these steps one by one and I will walk  you through what each step entails and what you  

need to do in order to move to the next step the  first step is to meet the eligibility requirements  

let's take a look at what are the eligibility  requirements so before you can actually enroll  

into a course you have to get approval by recup  and they will check your eligibility requirements  

to see if you're eligible to actually enroll  for the course and to even get started towards  

your licensing for real estate the eligibility  criteria here will be that the person needs to  

be at least 18 years of age they have to be able  to lawfully study or work in Canada they have to  

be able to provide specific government-issued  identification and have a minimum of Canadian  

high school diploma are equivalent and thing  is to be proficient in English these are the  

overall eligibility criteria I'll be doing a  couple more episode where we will break this  

eligibility criteria further because there are  some additional requirements if you have done your  

studies in different country if you have emigrated  to Canada or if you are born in Canada so there  

are slightly different requirements basically we  need to go a little bit deeper into those criteria  

so I will do two more episodes breaking those  things down a step further but right now we'll  

just go through the overall criteria so if you do  meet those eligibility criteria the next thing you  

have to do is complete a real estate career  information session so this is a ten minute  

video that RECA has on their website so you would  go to www.reca.ca and do that there you also need to  

set up an account with myRECA. So myRECA is their  education platform so you would go to www.myreca.ca

and set up an account there so this account  it's free it just takes a couple of minutes to  

set up so you would set up an account there and  this is where you would start your eligibility  

application the option you want to pick there is  called the education eligibility application they  

have a couple of different options in case of a  person who's moved here from a different province  

and they hold a license there which is not the  case for someone who is starting brand new with  

the licensing so if you moved from the different  province that you're basically transferring your  

license so that's a different process and we  are not covering that here this is for anybody  

who's new to real estate and they do not hold  a real estate license anywhere else and they  

just want to start this process in Alberta so you  would go to www.myRECA.ca start the eligibility  

application it will cost you $100 fee this is a  non-refundable fee you pay the fee and then RECA

will start to process your application next step  is to complete the pre-licensing education once  

you submit all the documents and again I will do  a deeper dive into that whole process in the next  

couple of episodes but once you complete that a  process there and RECA approves you then you can  

enroll for your pre-licensing education so these  are the courses that you would take in order to  

get your license now there are two courses you  have to take first one is called fundamentals  

of real estate this course has two parts and it  basically gives you the foundational knowledge  

and skills that you will need to practice real  estate in Alberta the cost for this course is  

$1300 again it's an online course and you would  register for this course online through the RECA

website the course we will include the access to  your online course and they also have a help desk  

in case you're having problems accessing the  course you will get to course manuals as well  

as to practice exams or to mock tests there will  be two exams for this course there is a midterm  

or mid-course exam and then there is a final exam  so there are twelve units so once you've finished  

the first six units you would go write an exam  and once you pass that exam then you will have  

access to the next six units units seven to twelve  and once you have gone through that you'll be able  

to write your final exam the exams have to be  taken at an authorized exam Center they're not  

held at RECA it they will be held at an authorized  exam center usually in the city that you're in and  

you'll be able to access the courses through www.myRECA.ca so that's the education portal and  

that's where you will go to log into your course  and this is the same place that you went to put  

in your application as well the second course that  you would do is one of the specialty area so here  

you can choose which area you want to specialize  in and the different options here are practice  

of residential real estate so you'll be able  to sell houses or practice of commercial real  

estate so you're looking at commercial building  or practice of rural real-estate or practice of  

property management so you have to take one of  these courses in order to get your license you  

can always do more than one but in order to  get your license you only need to do one of  

these most people will start off with residential  real estate and then once they have their license  

and they want to expand their practice they will  then go back and take more courses if they need  

to so if you wanted to do property management or  commercial real estate after you can always come  

back and do that later the cost for the second  course is eight hundred and fifty dollars so  

overall between the two courses you get eighteen  months to complete the education requirements so  

in eighteen months from the date you enroll into  the first course you have to finish both of these  

courses so two courses and three exams in total  once you have completed your pre licensing courses  

the next step is to get a certified criminal  record check so you'll have to go to one of the  

locations and get your criminal record check done  there are a couple of different types of criminal  

record check the one that you're looking for  is the one with fingerprinting so it takes a  

little bit longer they have to send everything  out to Ottawa and then information comes back  

so you're looking to do a criminal record check  but the one with fingerprinting now it will take  

about two to three weeks for arica to receive  your results and you can have the results sent  

directly to RECA so if they don't have to come  to you they can go directly to RECA which is a  

bit of a quicker process and if you already have  a certified criminal record check and it's less  

than six months old so you can still submit your  application by using the same CCRC you don't need  

to redo it but when you fill in your application  to apply for your license the criminal record  

check has to be less than six months old the last  step is to join a brokerage so in order to get a  

license you have to be employed by a brokerage  so you cannot just apply for a license without  

finding a brokerage first I recommend you talk  to two or three different brokerages see which  

brokerage fits your needs the best and go and sign  up with them so that once you go to the brokerage  

they will have you fill out an application which  will then be sent to RECA and you will be able to  

get your license after that. Now, how does Alberta  Real Estate School fit into all of this?  

Alberta Real Estate School is essentially a tutoring  service and there are a couple of options how we  

can support you with getting your alberta real  estate license the first one is that you can get  

study guides and mock exams from us when you  are going through the RECA course you will be  

given two big manuals for the first fundamentals  course and you will have a big hefty manual for  

the residential course as well what we do here is  that instead of having to go through the entire  

manual to study for the exam we actually give  you summarized notes so we'll focus on key areas  

that you will have on the exam so everything is  summarized and we just focused on main things that  

you need to understand about real estate concepts  as well as about preparing for the exam so you  

will get summarized notes as opposed to having  to go through the manual and you will also get  

mock tests when you go through the course usually  have a one marked as or two mock tests on the RECA

website now will give you extra exam questions  which will be similar to what you will see on the  

RECA exam so you'll get a chance to practice the  concepts that you have learned and you'll be more  

prepared to attempt your real estate exam so I  have helped numerous people pass their exams I've  

had people who have come to me and barely passed  the first exam and then they have come to me and  

said okay we really need help can you please help  us so there was one person I helped him go from  

71 percent in the first exam to 89 percent  in the second exam so my job here is to help  

you to support you get through the exam and pass  the exam on your first attempt and you can go to

experience so you get that one-on-one focus and  I it also helps you save time instead of going  

through the five hundred page manual I have  condensed that into a much smaller study guide  

where you're only focusing on the information  that you really need to know in order to prepare  

for your exam and you're not wasting your time  on the areas that are really not relevant for  

passing the exam so you will save time and you'll  be able to go through the material much quicker  

another benefit is the plan and accountability a  lot of times when we try to do things on our own  

we get started we are enthusiastic we go through a  couple of units and then things just seem to drag  

on other things come up we can't find the time to  get through the material and then it just drags  

on and this is where I have had several people who  have come to me at the last minute so they'll have  

two months left and they need to go through three  different exams so I have been able to help those  

people as well but I do recommend that you come  to me sooner so that I can help you get through  

this material quicker and you're able to get  your license and of course the biggest and the  

most important thing is support when we are doing  things on our own it can be quite hard and may be  

hard to motivate ourselves so this is where  I am here to support you and I'm here to help  

you get through this I had one of my students  who came to me and she was very very concerned  

because she had not studied in a long time she  was doing a career change so it had been years  

since she had been in school last and this was not  a classroom session with Rica you're just doing an  

online course so she was having trouble of going  through the material on her own because she just  

could never find the time to do it and then she  was also concerned because she wasn't retaining  

the information that she was learning through the  online course so she was very very concerned and  

she was concerned about her memory because she  had some ill health issues and she was concerned  

that she won't be able to memorize the stuff so  I was able to work with her and she got I think  

88% or over 80% in all of her exams so she did  extremely well and today she is actually a really  

successful real estate agent so I'm really proud  of her but like I said she was very concerned but  

I was able to work with her and support her in  passing the exam and she passed all three exams  

on her first attempt and she was able to get  through this process I think in three months
