know an answer to when we first start looking into聽 becoming a real estate agent is how do we become a聽聽

real estate agent in Alberta or how do we become聽 a REALTOR庐 in Alberta. When you do Google search on聽聽
[21]
this topic you don't get a lot of information聽 so I really wanted to address this question聽聽

because it is the most commonly asked question聽 of me in this episode we'll take a look at the聽聽

step by step process that you'll have to follow聽 in order to pass your real estate exam and get聽聽

your license in Alberta let's take a look at how聽 to become a real estate agent in Alberta and how聽聽
[46]
to get your real estate license there are four聽 main steps to get started in your real estate聽聽
[53]
career in Alberta step one is to first meet the聽 minimum eligibility requirements then you need聽聽
[60]
to complete your pre-licensing education so these聽 are the courses that you would take through RECA.

then you'll have to do a criminal record check and聽 step four would be to join a brokerage so let's go聽聽

through all these steps one by one and I will walk聽 you through what each step entails and what you聽聽

need to do in order to move to the next step the聽 first step is to meet the eligibility requirements聽聽

let's take a look at what are the eligibility聽 requirements so before you can actually enroll聽聽

into a course you have to get approval by recup聽 and they will check your eligibility requirements聽聽
[101]
to see if you're eligible to actually enroll聽 for the course and to even get started towards聽聽

your licensing for real estate the eligibility聽 criteria here will be that the person needs to聽聽
[114]
be at least 18 years of age they have to be able聽 to lawfully study or work in Canada they have to聽聽
[123]
be able to provide specific government-issued聽 identification and have a minimum of Canadian聽聽
[130]
high school diploma are equivalent and thing聽 is to be proficient in English these are the聽聽
[137]
overall eligibility criteria I'll be doing a聽 couple more episode where we will break this聽聽
[143]
eligibility criteria further because there are聽 some additional requirements if you have done your聽聽
[149]
studies in different country if you have emigrated聽 to Canada or if you are born in Canada so there聽聽
[155]
are slightly different requirements basically we聽 need to go a little bit deeper into those criteria聽聽

so I will do two more episodes breaking those聽 things down a step further but right now we'll聽聽

just go through the overall criteria so if you do聽 meet those eligibility criteria the next thing you聽聽

have to do is complete a real estate career聽 information session so this is a ten minute聽聽

video that RECA has on their website so you would聽 go to www.reca.ca and do that there you also need to聽聽

set up an account with myRECA. So myRECA is their聽 education platform so you would go to www.myreca.ca

and set up an account there so this account聽 it's free it just takes a couple of minutes to聽聽

set up so you would set up an account there and聽 this is where you would start your eligibility聽聽

application the option you want to pick there is聽 called the education eligibility application they聽聽

have a couple of different options in case of a聽 person who's moved here from a different province聽聽
[225]
and they hold a license there which is not the聽 case for someone who is starting brand new with聽聽
[231]
the licensing so if you moved from the different聽 province that you're basically transferring your聽聽
[235]
license so that's a different process and we聽 are not covering that here this is for anybody聽聽
[240]
who's new to real estate and they do not hold聽 a real estate license anywhere else and they聽聽
[246]
just want to start this process in Alberta so you聽 would go to www.myRECA.ca start the eligibility聽聽
[252]
application it will cost you $100 fee this is a聽 non-refundable fee you pay the fee and then RECA
[260]
will start to process your application next step聽 is to complete the pre-licensing education once聽聽
[266]
you submit all the documents and again I will do聽 a deeper dive into that whole process in the next聽聽
[272]
couple of episodes but once you complete that a聽 process there and RECA approves you then you can聽聽
[279]
enroll for your pre-licensing education so these聽 are the courses that you would take in order to聽聽
[285]
get your license now there are two courses you聽 have to take first one is called fundamentals聽聽
[292]
of real estate this course has two parts and it聽 basically gives you the foundational knowledge聽聽
[298]
and skills that you will need to practice real聽 estate in Alberta the cost for this course is聽聽
[306]
$1300 again it's an online course and you would聽 register for this course online through the RECA
[314]
website the course we will include the access to聽 your online course and they also have a help desk聽聽
[321]
in case you're having problems accessing the聽 course you will get to course manuals as well聽聽
[327]
as to practice exams or to mock tests there will聽 be two exams for this course there is a midterm聽聽
[335]
or mid-course exam and then there is a final exam聽 so there are twelve units so once you've finished聽聽
[340]
the first six units you would go write an exam聽 and once you pass that exam then you will have聽聽
[346]
access to the next six units units seven to twelve聽 and once you have gone through that you'll be able聽聽
[353]
to write your final exam the exams have to be聽 taken at an authorized exam Center they're not聽聽
[359]
held at RECA it they will be held at an authorized聽 exam center usually in the city that you're in and聽聽
[367]
you'll be able to access the courses through www.myRECA.ca so that's the education portal and聽聽
[373]
that's where you will go to log into your course聽 and this is the same place that you went to put聽聽
[379]
in your application as well the second course that聽 you would do is one of the specialty area so here聽聽
[386]
you can choose which area you want to specialize聽 in and the different options here are practice聽聽
[392]
of residential real estate so you'll be able聽 to sell houses or practice of commercial real聽聽
[397]
estate so you're looking at commercial building聽 or practice of rural real-estate or practice of聽聽
[403]
property management so you have to take one of聽 these courses in order to get your license you聽聽
[409]
can always do more than one but in order to聽 get your license you only need to do one of聽聽
[414]
these most people will start off with residential聽 real estate and then once they have their license聽聽
[420]
and they want to expand their practice they will聽 then go back and take more courses if they need聽聽
[425]
to so if you wanted to do property management or聽 commercial real estate after you can always come聽聽
[430]
back and do that later the cost for the second聽 course is eight hundred and fifty dollars so聽聽
[437]
overall between the two courses you get eighteen聽 months to complete the education requirements so聽聽
[443]
in eighteen months from the date you enroll into聽 the first course you have to finish both of these聽聽
[449]
courses so two courses and three exams in total聽 once you have completed your pre licensing courses聽聽
[457]
the next step is to get a certified criminal聽 record check so you'll have to go to one of the聽聽
[464]
locations and get your criminal record check done聽 there are a couple of different types of criminal聽聽
[470]
record check the one that you're looking for聽 is the one with fingerprinting so it takes a聽聽
[475]
little bit longer they have to send everything聽 out to Ottawa and then information comes back聽聽
[480]
so you're looking to do a criminal record check聽 but the one with fingerprinting now it will take聽聽
[486]
about two to three weeks for arica to receive聽 your results and you can have the results sent聽聽
[492]
directly to RECA so if they don't have to come聽 to you they can go directly to RECA which is a聽聽
[497]
bit of a quicker process and if you already have聽 a certified criminal record check and it's less聽聽
[503]
than six months old so you can still submit your聽 application by using the same CCRC you don't need聽聽
[510]
to redo it but when you fill in your application聽 to apply for your license the criminal record聽聽
[517]
check has to be less than six months old the last聽 step is to join a brokerage so in order to get a聽聽
[524]
license you have to be employed by a brokerage聽 so you cannot just apply for a license without聽聽
[530]
finding a brokerage first I recommend you talk聽 to two or three different brokerages see which聽聽
[536]
brokerage fits your needs the best and go and sign聽 up with them so that once you go to the brokerage聽聽
[543]
they will have you fill out an application which聽 will then be sent to RECA and you will be able to聽聽
[549]
get your license after that. Now, how does Alberta聽 Real Estate School fit into all of this? 聽

Alberta Real Estate School is essentially a tutoring聽 service and there are a couple of options how we聽聽

can support you with getting your alberta real聽 estate license the first one is that you can get聽聽

study guides and mock exams from us when you聽 are going through the RECA course you will be聽聽

given two big manuals for the first fundamentals聽 course and you will have a big hefty manual for聽聽

will get summarized notes as opposed to having聽 to go through the manual and you will also get聽聽

mock tests when you go through the course usually聽 have a one marked as or two mock tests on the RECA

website now will give you extra exam questions聽 which will be similar to what you will see on the聽聽

RECA exam so you'll get a chance to practice the聽 concepts that you have learned and you'll be more聽聽

prepared to attempt your real estate exam so I聽 have helped numerous people pass their exams I've聽聽

had people who have come to me and barely passed聽 the first exam and then they have come to me and聽聽

said okay we really need help can you please help聽 us so there was one person I helped him go from聽聽

71 percent in the first exam to 89 percent聽 in the second exam so my job here is to help聽聽

this material quicker and you're able to get聽 your license and of course the biggest and the聽聽

most important thing is support when we are doing聽 things on our own it can be quite hard and may be聽聽

you get through this I had one of my students聽 who came to me and she was very very concerned聽聽

because she had not studied in a long time she聽 was doing a career change so it had been years聽聽

since she had been in school last and this was not聽 a classroom session with Rica you're just doing an聽聽

online course so she was having trouble of going聽 through the material on her own because she just聽聽

could never find the time to do it and then she聽 was also concerned because she wasn't retaining聽聽

the information that she was learning through the聽 online course so she was very very concerned and聽聽

she was concerned about her memory because she聽 had some ill health issues and she was concerned聽聽

that she won't be able to memorize the stuff so聽 I was able to work with her and she got I think聽聽

88% or over 80% in all of her exams so she did聽 extremely well and today she is actually a really聽聽

successful real estate agent so I'm really proud聽 of her but like I said she was very concerned but聽聽

on her first attempt and she was able to get聽 through this process I think in three months聽聽
