By land record details we can find out who is the owner of that land.

What is its exact area?

And with that, we will know if it is agricultural land or not.

Whether or not it is a gram panchayat land

Or if it is a land on the route which is being sold to you

And whether or not you are being cheated

For this, it is very important to check these details.

In Madhya Pradesh, the land record details are called Khasra details

We also call it Khatoni or we can pull a Naksha(map) of any land

So three types of details are there

Khasra, we will call Khatoni form B1 and Naksha is Bhu-naksha(Cadastral Maps)

You can find all these details online in today's time

Earlier, if you wanted to find out these details

Then you had to go to Patwari (village registrar) at District Office

And you had to give an application for the authorized copy

You must be present there physically.

But under National Modernisation Programme,

Land records are digitized in all the states.

All the land records are available online.

Now, you can access all the land records in Madhya Pradesh

You can find out the details of any land at home.

Whether you want to find out the details of your land

Or if you want to buy any land

Then you can check its details also.

Or if you want to check the details of any other land

Then you can do this.

So what will you do to find the details of any land in Madhya Pradesh

First, you will go to Google

You will type "MP Bhulekh" (land paper), once you enter this. Then these results will show up

The first result that you are seeing is mpbhulekh.gov.in

This is the official website of the Madhya Pradesh government.

You will get all the land records here. Then we will click on this.

After that, this website will open and this window will show up.

You have to go on " Nishulk Seva" (free services) These are free services.

As you are seeing here, all the free services are here. To find the land records

You have to select the first option Khasra B1 and map copy.

We will click on this. After this, you will select our details.

Whatever your district is, you will select that

I will select the Gwalior district here.

After that, you will select your Tehsil (Sub Divisional Magistrate)

I will select Dabra as an example.

After that, we will select Dabra again.

You will select your Halka

In Halka, I will select Sultanpur

And then we will select a village, I will select Sultanpur.

See you have two options here, either you can search here by Khasra number

Or if you don't know the Khasra number then you can search by the name of the landowner

See all the options here. You can select among them

If you know the name

If you know the Khasra number then you can search by Khasra number.

So, for example, we will select any Khasra number

So I have selected this number 10, after that, you will add the captcha

So we will add this. After that, you will click on "Vivran Dekhein"(see the discription)

So as soon as you click on this, all the options will be in front of you

These are the details of the landowner.

Who is the landowner for that Khasra number?

Then, the name of the father or husband is here.

Here is your Khasra number. And this is an area, what is their exact area ?

So this is 0.5 hectares. The area is given in the hectares here.

After that you are seeing, you have 3 options here

You can search Khasra number, B1

If Khatoni is there, then you can click on the B1

And you can search your Naksha here. We will see what these land records look like.

So we clicked on the Khasra then all the Khasra details are here.

What is Khasra? It is a particular survey number

It is a field.

So as you can see, the details of Khasra number 10 are here.

The area of this is 0.5 hectares.

This is the details of its owner and who is their owner.

And after that, these are other details

What type of land is this?

How is its irrigation done?

So we will go back and see what details are there in the B1

B1 details are Khatoni. What happens in Khatoni details is

What is the total ownership of an individual or a family?

How much fields is on their name? We will know that.

Now you are seeing that these are owners. Which Khasra do they have?

8,10, and 11. So we have seen the details of Khasra number 10.

We have seen that they have a 0.5 hectares area.

With that, for this individual or family

They have 0.95 hectares of land for Khasra number 8.

And in Khasra 11 they have 0.65 hectares of land.

So you will get these details from here

And with that you are seeing, they have Khasra number 3 also

Where they have 2.1 hectares of land.

So now you have all the other details

In this, three details are very important for you to see

First, what is your Khasra number?

Who is their owner? And then what is its area?

After that, this is also important for you

As you are seeing here that all the details are given here

If some dues are on him. If he hasn't paid the tax of the government department.

If there is some loan

If there is a claim of a third party like this

Then you will get all the details here.

So in this way, you can find all these details by the land record.

Now we will go back and see Naksha(map), how can we find a Naksha?

You will click on Naksha(map), so we will see how naksha will appear.

You are seeing that it's downloaded. I will open it.

So in this way, as you can see the Khasra number 10

You are seeing 8 Khasra number, 9 Khasra, 11 here, 12 here

56 and here 57, so in this way how many lands are there around it's all the sides

We get to know that. So you will know these details from the land records.

Now we will see how you can use land records properly.

I will give you some tips regarding this. The first thing that you have to remember

Is that the online records are for information purposes only.

They are not legally valid.

You cannot produce them as evidence in the court

If you want an authorized copy which you can consider legal

Then you have to generate it from the Revenue Department by giving an application

Where Tehsildars (Sub Divisional Magistrate) and Patwari sit.

You have to give an application to the district office

And some nominal fee is charged

20, 25, or 50. This varies from state to state.

You have to pay that and then you will get an official copy.

The second point is that how are land records useful?

How can you use them exactly?

First thing is that if you want to check your details

If you bought land before or there is some ancestral property

Then you can check your name and check all your details.

Like area, what type of land is that? You can check all that.

Second, if you want to buy a property then you can be saved from property fraud.

You can check all the details of the property that you want to buy

From whoever owner you are buying, if he is the real owner or not.

His name is reflected or not

In your land records, Jamabandi (Settlement)

Or your Khasra Khatauni

After that what is the exact area of that land?

We will know that.

What type of land is that? Is it agricultural or non-agricultural?

If it's the land of the gram panchayat

Or whether it is the land on the route or not

You will know that. After that, you will also if there are any encumbrances

Encumbrances mean if there is any third party claim on that property or not

Like if there is any loan or if it is on lease or rent

Or if there is a stay order of the court.

You will know all these things by the land record details.

The third point is that whenever you buy a land

So you must do two things

The first is you should register the sale deed

Second, after getting the sale deed done you should get a mutation

Mutation means the name will be changed in the property.

Your name will come in place of the first owner

In that Jamabandi or Khasra Khatauni

So your name must be in the land record. This process is called the mutation

Many people think that only by getting the sale deed done they have become the owner

But the process doesn't end there.

Many times a fraud occurs when people

Do not get the mutation done.

So what happens is that the seller can sell the property again.

So to avoid these types of property fraud

You must get a mutation done after the sale deed
