Building Permits | Should I Pull My Own Permits? Q&A - YouTube
Channel: Bay Cities Construction
[0]
Hi everybody!
[0]
my name is Alex
[1]
with Bay Cities Construction
[2]
and I'm here to tell you
[3]
that if you're thinking about going
[5]
to the city to pull your own building permits....
[7]
You're going to the
[8]
MIGRAINE FACTORY
[10]
[THEME MUSIC]
[21]
Folks...
[22]
I've been in construction
[23]
for over 14 years
[25]
I don't like going to pull
[27]
building permits.
[28]
Hundreds of jobs later
[30]
I see it all the time.
[32]
Homeowners are
[33]
trying to save money
[35]
trying to get the process going
[37]
with with the city
[38]
inspectors and - the plan checkers
[41]
and they go down to the city to pull their permits
[43]
ONLY to be
[44]
left with a substantial amount of disappointment.
[46]
Okay
[47]
So let's talk a little bit about
pulling your permits
[50]
and what the process is,
[51]
and what you're going to need
[52]
the city will issue you one of these
[53]
if you have all your ducks in a row this is
a job card and this is where the
[58]
inspector will sign off every time he
does an inspection
[61]
these are full set of plans
[62]
if you're doing a home addition or
major remodel
[64]
you're gonna need a full of plans.
[65]
You're gonna need architectural plans
[67]
structural plans
[69]
you're also gonna need
some calculations
[70]
you can sit down with
[71]
a city plan-checker and go over all
these plans together
[74]
IF you are missing
[75]
any of their various
[77]
pieces of information
[79]
you're not gonna get your
[80]
building permits that day
[81]
over the years many of you have sent me questions ask
[84]
me questions during our meetings
[86]
and I want to go over some of those questions
[88]
together with you
[89]
and see if you get
some value out of.....
[91]
these questions
[95]
I think that getting the plans on your
own is probably a
[99]
HORRIFICALLY BAD IDEA
[100]
there's three different ways that you go
about getting your plans okay?
[103]
you go through an architect,
[104]
you go through a draft person,
[106]
or you go through a general contractor
[108]
like
[109]
like our company
[110]
like Bay Cities Construction
(the best contractor in the South Bay)
[111]
An architect will go and get them for you
[113]
a draft person "sometimes" goes and gets them for you
[116]
and a general contractor
[118]
"sometimes" will go get for you
[120]
some contractors don't like to deal with the city
[122]
So you should know that...
[123]
that - that's an option
[124]
that you may
[125]
have talked to some contractors and THEY told you
[127]
"I don't I don't get the permits - YOU got to go get them"
[129]
so know that there's other people out there that
[131]
would do it for you
[134]
I really don't think so
[136]
I think there's absolutely no savings
[137]
Some people like to be part of the process
[140]
of construction
[142]
and that's cool
[143]
but saving money?
[145]
I don't think you're gonna save
money - you're probably gonna have to go
[147]
two or three times
[150]
to get what - hopefully
[152]
your contractor or your architect could
[154]
get you in one trip
[159]
you're gonna miss work
[160]
uhh..
[161]
you may
[163]
you "may" get delayed because quite frankly you
[165]
don't know what you're doing
[166]
so you may not have all of the stuff that the city
[169]
requires and that in itself will cause delays
[172]
think about it every time you
[173]
go to the city and you get denied the
permit
[175]
you go back and you ask the draft
[176]
person, or the architect or, whoever did
the plans for you to get these
[180]
corrections done
[181]
and then that will take two weeks
[183]
and you gotta come back again
[183]
that back and forth big time delay
[186]
and then the third one which is I think the
[188]
most significant one
[190]
if you go about getting these plans yourself
[192]
okay
[193]
you may have somebody design this for you and it may be the scope may be so big
[198]
then you couldn't afford it, you can't
afford to build it that is the biggest
[202]
tragedy that I see a lot that happens a
lot people will go out they get a set of
[206]
plans drawn up for them and it's
extremely expensive to build the the
[210]
over-design or for the person's budget
you should always, always, always, design
[216]
towards a budget. You should have a
target budget up front and I have some
[220]
content for that that about that that
I'll link to this video.
[228]
so there's pitfalls if you hire a
contractor or architect or the drafts
[233]
person to do this for you okay and you
got to hear both sides of story so you
[237]
can make an informed decision either way
there could be delays because these pros
[240]
the the professionals they could be
swamped with work right now the economy
[244]
is going good there's a lot of work out
there there's a lot of people either
[248]
building jobs or or in the process of
getting jobs approved so understand that
[254]
you may experience a few months worth of delay may spend 3-4 months to get some
[259]
plans approved some to get some plans
drawn up and approved okay so so
[262]
consider that another pitfall is that
you could get you get a lousy design
[269]
right like some people would say okay
look I need X number square feet you
[274]
guys take care of it and for some reason
another they got a set of plans that
[279]
function-wise isn't right there wasn't
enough thought put into it so that that
[283]
could be a potential pitfall it doesn't
happen often but I've seen it the last
[287]
one you hear stories about that but I
really don't think it's that common
[291]
where you pay somebody for the plans and they disappear and then it never deliver
[297]
plans you know it's happened I suppose
it could happen but I think that's an
[301]
easy one that you can mitigate by making
sure you hire somebody who's reputable
[305]
hiring somebody who's local is really
really important because they'll have an
[310]
established rapport with the plan
checkers and people at the city that's
[314]
that's a good way to stay out of trouble
folks getting your permits approved and
[320]
getting your plans developed is an
important part of your construction
[323]
projects get a team of pros don't don't
do it yourself I think you're gonna save
[327]
yourself a lot of aggravation if you
