now today i want to talk to you about trust聽
deed investing this is a very intro trusted聽聽

investing 101 uh introduction uh for people that聽
heard about it but uh they don't know what it is聽聽

so what is trust deed investing or investing聽
in hard money becoming a lender on a note

uh why invest in hard money why invest in trust聽
deeds how to do it um what are the qualifications聽聽

of the investors and uh uh what are the聽
alternatives in investing or again how to do this聽聽

and why us you know this is what we do so uh聽
trusted investing um our investors basically聽聽

become lenders on real estate you invest in trust聽
deeds uh at least in california they're called聽聽

trust deeds so your typical scenario somebody gets聽
uh buys a property for a million dollars they have聽聽

half a million dollars they need a loan for 500聽
million they either don't qualify or don't have聽聽

enough time to close so they cannot go to the聽
bank that's what private lenders private investors聽聽

private fund that's where they come in and they聽
hold the trust deed secured by real estate so聽聽

basically you're becoming a lender in a sense聽
you do everything that bank does but on different聽聽

transat different type of properties different聽
type of transactions um and uh you're becoming聽聽

a lender that's really what trustee investing聽
is trustee lending or hard money landing on the聽聽

flip side you guys have investors uh that become聽
borrowers these are your developers these are your聽聽

uh multi-family investors these these are your聽
fix and flippers this is the other side of the聽聽

of the equation so you got trustee lenders and聽
then you have borrowers on real estate okay

why invest in trust deeds why invest in anything聽
you get you get return on the investment聽聽

that's as simple as that and聽
you're diversifying your portfolio聽聽

where are you guys investing uh stock market聽
bond market bitcoin reddit stocks gold

trust deeds their big big part of of the聽
comprehensive diversified investment strategy and聽聽

up to recently this was only reserved for seven聽
eight million dollar seven eight figure investors聽聽

only for big boys uh individuals family offices聽
hedge funds uh you know we're talking about five聽聽

ten million dollar plus you cannot uh you know聽
just give one loan for two three hundred thousand聽聽

you have to be diversified so uh simple you invest聽
for diversification you invest for yields how to聽聽

invest it so uh number one uh again this is 101 so聽
you need to know what you're doing uh or you need聽聽

to find proper partners to do this so there's few聽
ways of investing in trust deeds one you become a聽聽

individual investor in trust deeds using a broker聽
brokerage firm so the broker sends you a deal聽聽

you underwrite it you value it you present聽
your broker with the criteria of geographical聽聽

preferences risk preferences property types聽
you may only feel comfortable with single聽聽

family invest properties or commercial uh you聽
may want to finance wheat growing facilities聽聽

uh you sit down with your broker and you create聽
your own comprehensive strategy this is this is聽聽

very hands-on and you really need to understand聽
what you're doing also like i mentioned before聽聽

you have to be diversified uh preferably聽
by geographical location by property types聽聽

and most importantly you cannot just聽
do a loan for for one for one note聽聽

like we'll have what you do one uh the person聽
will default and uh you'll be waiting for it to go聽聽

through bankruptcies whatever right so um i would聽
advise anybody looking to do an individual game聽聽

uh to have enough money to do at least uh 10 trust聽
deeds so figure average loan amount in california聽聽
[332]
is 500 000 we're talking about 5 million聽
the second way of doing it is fractionalized聽聽
[339]
investment in trust needs so that's聽
when your broker pairs you up with聽聽
[344]
uh other high net worth individuals and uh they聽
put you guys on the same note so that way let's聽聽
[353]
say you have a million dollars to invest you聽
need 10 properties so you go in fractionally聽聽
[359]
say average loan amount 500 000 times 10聽
the broker will put you in that 500 000 loan聽聽
[367]
as uh one fifth uh interest so you'll be聽
fractional a hundred thousand fifty thousand two聽聽
[375]
hundred thousand okay uh this is a more passive聽
way your broker takes care of you of everything聽聽

services administration sourcing deals and you聽
have your name on uh i don't know okay so uh
[396]
there is a little bit of a problem with that the聽
way i see it if things go wrong and there's five聽聽
[401]
ten investors on the same trust deeds you're聽
gonna have uh five ten attorneys in your office聽聽

okay so uh be very careful again it still requires聽
a certain level of sophistication you need to聽聽
[415]
understand what you're doing or you really need聽
to have a trusted partner that handles this for聽聽
[421]
you the new way of fractionalized investing is a聽
fund is a pool of investors uh created as a fund聽聽
[430]
there's different fund structures but it's the聽
same as fractionalized but the difference is uh聽聽
[440]
everything is in a fund's name so i manage lbc聽
capital income fund it's an llc we have investors聽聽
[448]
pledging money into the fund and the fund goes聽
as a trustee investor on uh uh the fund becomes聽聽

uh the lender not uh you individually at聽
five ten twenty percent of the note okay聽聽

so the fund is a new structure uh it's absolutely聽
passive you invest in a fund the fund invests in聽聽

the trustees so uh in my opinion there's really聽
i personally don't like fractionalized investing聽聽

i like the individual model uh or i like the聽
fun model obviously since i manage the fund聽聽

uh i'm promoting the fund model but it's uh there聽
is a board of directors there is a loan committee聽聽

that reviews the deals and individual聽
partners of the in the fund they are not uh聽聽

they're really passive they don't call me and聽
say hey boris which deal you're investing in聽聽
[504]
every year we disclose detailed information about聽
the fund and uh we present that information to聽聽

our investors but we don't have fund members fund聽
investors calling us say hey why did you do that聽聽

multi-family building in uh in los angeles so聽
uh it's really it's passive for the investors聽聽

you sit back you get interest you get your聽
distribution at the end of the month and聽聽

you you're not involved in聽
day-to-day you're also diversified聽聽

geographically you're diversified by property聽
type and you're diversified within that fund

there's different funds out there guys so some聽
funds they invest in nationwide some funds like聽聽

ours we invest in california primarily some funds聽
are leveraged some funds are not some funds uh go聽聽

more aggressive than others some funds go really聽
aggressive offering high higher yields some funds聽聽

uh really looking at capital preservation with聽
the lower risks some funds only deal with default聽聽

notes and some funds actually buy and develop聽
real estate so each fund manager has their own聽聽

track record and each fund manager has their聽
own structure there's funds out there financing聽聽

wheat facilities only there's fun uh there's funds聽
out there financing uh retirement communities so聽聽

uh there's a lot of opportunities but uh trustee聽
should be a part of any portfolio for accredited聽聽

investors okay so guys we're talking about聽
accredited investors only guys with the liquidity聽聽

with the uh with capital of a 1 million聽
plus okay we're talking about big boys

okay so what does lbc capital what is our聽
strategy so this is our first fund and we're聽聽
[626]
looking to open another one that's going to聽
be a little bit more aggressive but this is a聽聽
[632]
capital preservation fund that pays roughly聽
eight percent our target return is eight聽聽
[637]
percent per year this is very safe we only have聽
uh very limited amount of second trust deeds聽聽
[644]
we're not leveraged yet though we will get some聽
leverage in the future uh we're very conservative聽聽

and uh we will open something a little聽
bit more aggressive so stay tuned聽聽

uh we're primarily in california we're聽
primarily finance first trust deeds first loans

we only finance areas that we know and uh that's聽
pretty much it i have my own money in it my聽聽

partners my family has that's actually how the聽
fund started so we're we're fairly significantly聽聽

vested financially in uh in this fund so that's聽
that's our that's our model there's tunnel funds聽聽

out there like i said but talk to every fund聽
manager individually and everybody has has a聽聽

track record we have nine or ten years of audited聽
financial statements by the way each fund gets聽聽

gets out of the financial statements at the聽
end of the year by independent cpa firm so聽聽

and stock market risks because they're publicly聽
traded okay private funds uh you don't have stock聽聽

market risk it's only real estate risks but we'll聽
