In this tutorial, we will be showing you how to upload a listing on to RealtyMX

The particular listing we will be uploading today is a condominium unit on the Upper West Side

So we're looking at the actual dashboard of RealtyMX to get here

you will need to log in and you'll be presented with this screen

Once you are here, the first thing you'll want to do is click on the add new button here on the left

Once you click that you'll have another set of options here and you'll want to click on listing

The first thing you'll be asked to do is put in the address of the building not including the apartment number

So in this document we have the listing details in this case

the building in particular is 392 Central Park West so

i've copied this and we'll go ahead and paste that into

the new listing field and as you can see it automatically does a search and it gives us a pre-populated

option so we would click on this and

once it fills it in you would click on continue

Now generally, it'll give you a list of results

Oftentimes there are

multiple results for the same
[85]
building so you'll just want to make sure you click on the one that is the correct one

which has the active listings on it and at this point you'll go ahead and click on

the address of the building

This is the actual page where you will upload the listing details

So the first thing we're gonna want to do is start from the top in this case it's a sale listing

So we'll click on status for sale

the category for a sale listing is usually exclusive and
[120]
the property type as you can see here is automatically filled in based on the buildings detail in RealtyMX

The next thing you want to do is input the specific unit number in this case the you number is 5v for vendor

So we'll put that in and you want to uncheck the box that says hide full address

That's really only applicable for some sort of open listing possibly a rental
[146]
So we'll uncheck that and then the next thing we want to do is put in the price
[150]
The price for this particular unit is one million and forty five thousand dollars. So we'll go ahead and put that in

We'll just remove the commas so there's no issue and

then we can move forward to the space itself

This particular unit is a one-bedroom apartment. If

you have any

question about the layout, you should naturally check the floor plan before the listing. So here we have the floor plan

you can clearly see that it is a one-bedroom apartment and

usually a one bedroom apartment is listed as having three rooms. And of course one bedroom
[189]
so in the bed count, we'll put one and in the bath count in this particular one we have only one bathroom

So we'll put one bathroom and we'll put three rooms. Now condominiums
[201]
almost always have the square footage listed in the offering plan
[204]
You can also look that up on the New York City Department of web Department of Finance website

by looking up the most recent notice of property value and that should have your actual square footage figure

In this case, we've already done that work and the square footage is

So we'll go ahead and put that into the square foot field

Now in this case, the building department numbers are correlated to the floor. So we would assume that this is on the fifth floor

availability. You can click on immediately, although it's not a required field

and then for the agent & access notes, you'll want to put the contact information of the specific agent

who has the keys and conclude can provide access to the property?

So we've gone ahead and filled in the access notes

and then the next thing why don't we want to do in distribution is you want to make sure that we select all

but specifically that the select all button doesn't actually select everything we need

So we also need to click on our LS which will auto check vo W and IDX

And you also want to make sure that you click streeteasy

That's a very important one for New York City

The next box is the description

So hopefully you have that ready. You would just copy that and paste it into the first box here

Once that's done, we would scroll down to the building amenities and you'll notice that a lot of these things

you actually can't check and that's because to modify the building amenities. We actually have to go to the buildings tab and

modify it directly so we can talk about that a little later. But in the meantime, we can go down to the unit amenities

Now the unit amenities are hopefully something you're familiar with having seen the property

But if you need a refresher the easiest thing to do is to look at the floor plan

And to look at the photos

So in this case, you're going for example to the kitchen and we'll see that there is a dishwasher

So we'll go ahead and click on

the dishwasher option or the list of

Now

aside from that we can take a look again. There's no balcony. It's not a duplex certainly

there are hardwood floors so we can go ahead and check that
[336]
there does not appear to be a washing machine and wash it dry and unit here so we don't need to select that

pretty much all these other fields are not super relevant

and the reason why we say that is when you look on a public website such as
[351]
streeteas.com. The majority of these features such as a microwave high ceilings are not options
[357]
so even if you check these they're not really going to populate on to
[361]
third-party websites such as streeteasy

So it appears to be the case that we've put everything here that we need in the unit amenities. Now for the views
[371]
use this way to remember the views is really just to take a look at the listing photos
[375]
so what we're going to do is we're going to just open up all these photos and
[380]
let's try to get a clue as to
[383]
what the exposure is
[385]
If we scroll down
[387]
there appears to be a photo here of the view looks like it's an open view. It's unobstructed
[392]
so in that case we can click on

open view maybe we can click on Park View and then for exposure
[400]
we would want to look at the compass on the floor plan, which is clearly telling us that this here is a Northern Exposure

The windows here are all facing north. So let us click on north

Condition for this unit is going to be excellent and that's because the unit has been totally renovated

So if you look here you can see that the kitchen is
[420]
brand new and so is the bathroom

so condition we should put

but excellent pet policy I believe pets are okay in this building. So we'll put pets. Okay

Make sure for your listing agent if you have two agents on the deal, you should make sure you select

one for the primary and one for the
[441]
co-listing agent

And we usually check the box here as well to syndicate listing agents to market places wherever possible

Your next field will be open houses. In this case, we have an open house planned for this coming Sunday from 1 to 3 p.m

So in the calendar box, we're going to choose that first Sunday, which is the 9th and we're gonna pick our start times

From 1 to 3 p.m

This is a general open house, which means that no appointment is required

If you want to post an open house by appointment

It is important that you click on the by appointment only box here on the right

The next step is to add files or add photos to the listing

so the way we can do this is actually to open up our finder and

what we're gonna do is we're gonna go ahead and put these in

based on the order that we've actually determined in advance so we can take perhaps the first

Let's say

8 photos, we drag them in

Giving us a bit of a hard time. Let's try it one more time with just one

Ok, so looks like it worked that way so we may have to just do them individually

So we're on three

Eight point one which is really nine. We just didn't rename them and then we'll go to the next one,

And it looks like there's not an eleven so we'll go straight to twelve,

Just two more so fourteen, fifteen and finally you'll want to put the floor plan

Now if you have a video for your property

You'll want to put the URL of that video in the virtual tour URL link

It's important to note that you need to actually upload a link to a video

So if you have a video file

You need to upload it onto a third party site such as YouTube in order to put the link into the virtual tour URL

Now going forward next field is the fee so the

objective here is to make sure that the co broke is correct
[603]
And in this case 2.5 percent is being offered to the buyer's agent. So in order to put

2.5 percent in the co broke

You can usually just put double that in the feed and it automatically calculates the co broke to be that 2.5 percent figure

for the downpayment. This is a condominium. So we'll assume that
[624]
10 percent down is okay and

then for real estate taxes, the monthly taxes are 260 380 for a month so we can put

264 to Roundup

common charges are

517 so we'll put those in the common charges field

Now once we've done that,

we'll scroll down and it looks like we've filled in more or less everything we need to

input at this time so we can give it a shot. We'll go ahead and click submit listing and

It looks like we've missed a field exclusive expiration date it shows us the field in this case the expiration date is

six months from today, so that would be December 4th

It looks like it also wants to start date so we would put the start date as today

Let's go ahead and try to submit it again, and it will show you this pop up field

It just wants you to absolutely confirm that the kobra of the mount and the fee is correct

It's really important that you do this correctly because any mistake here could
[687]
subject your firm to liability

If you put too high of a number, the buyer agent could make a claim that they're entitled to the higher amount
[694]
so very important to double-check that and once you have checked it, go ahead and click close and it's gonna give you the
[702]
uploading images

status box

This will remain until all the photos have been uploaded as you can see we've done just about eight of them

We have another five or six to go. So let's just give that a minute

So once all the photos are ready, it'll ask if you'd like to update the selected listing to which we will say ok

So it looks like the listing has been successfully updated

However, you'll want to actually wait until this
[743]
diagram box actually disappears and it should take you to a new page which shows the actual listing that you've uploaded

So in this case, we'll want to then take a quick look and just make sure that everything we've put here looks correct

So we'll double check that and everything does appear to be correct

contact information, and the next thing you'll want to do just to be prudent is you'll want to you'll want to take a screenshot

Actually of the commission amount that you've put in the system,

make sure you take that screenshot and save it down somewhere

And the reason for that again is to just make sure that you've covered your tracks if anything happens in this system

Maybe there's a glitch who knows what might happen

You just want to have on the record the fact that you've put the correct buyer agent commission

information into the listing itself

Now once you've uploaded the listing it will take some time for it to populate on to third-party websites such as

EEZ but in the meantime what we suggest you do is you go into the buildings tab and

let's us let us go through the building features and amenities and just make sure that everything looks correct

so if we type in 392 Central Park West,

it should find us that listing and we'll click on the one that says the RLS ID usually that's the correct one
[832]
Now if you see any mistakes on here specifically for you know, any details down here amenities things like that
[839]
You'll want to click on select action and you want to go ahead and
[843]
report an error that
[845]
will put you in touch with the support team and they can update the listing. Now alternatively if you go back to the buildings tab

it may be possible for us to directly edit it by researching for that address
[859]
and instead of clicking the RLS ID we can click on the web ID
[868]
we click on select action. Here you can see in this case it does give us the ability to edit
[873]
the building itself specifically the features of the building

So if we go down to

description and amenities

this is where we can go ahead and check certain things that might be appropriate. Now the

best way to do this is actually to go on to a third-party website like street easy and
[891]
to search for the address

Doing this will allow you to

find out the amenities for the property. So here we have a building result

CPW Towers, if we click on that it should take us to what they call the building page for the particular address
[910]
and if you scroll down

Usually there's a description which will give you a little bit of information about the amenities. As you can see here

it talks about private grounds play spaces
[922]
laundry things like that and
[924]
further down here
[925]
there's a little amenity section which tells you things such as full time doorman bike room gym and laundry so on and so forth

So what we want to do with that information is

we want to go in here and we want to make sure that we've selected all the options that are appropriate

Looks like most of the things are selected that that are appropriate
[944]
You may also want to click on 'edit, err primarily because it's a condominium and condominiums don't usually have any restrictions on
[951]
using the property or apartment as a second home one other thing that we noticed in this description. It says there's a
[959]
children's play space for a moment
[962]
I thought that maybe a playroom but it appears to be the case that that's referring to the private grounds
[967]
So that being said we do not need to check on
[972]
children's playroom
[973]
There may be a bike room. We can double check that as well

It looks like there's some information here about a bike room so we may want to click on
[983]
bike room as well
[984]
and the other thing you can do to make sure that these amenities are correct is to actually click on a couple of

actual listings in this building because if the listing agent has
[993]
submitted different amenities, it may be possible that they're more accurate
[997]
on these particular ad page as opposed to the building page except
[1002]
so on this listing page, we can actually scroll down and we can double check to make sure that these amenities
[1010]
roughly match the amenities on the building page itself, and it looks like they do
[1015]
So, I believe we are good to go on

this particular building page so we can go ahead and click on submit' building
[1022]
Go ahead and click on OK for update

So at this point, we've actually updated the listing

We've updated the building one thing you can do to enhance the service for your client is to actually send them the listing
[1039]
directly from the database the way you would do that is to click on actions
[1045]
right here and click on send by email
[1048]
The other thing you could do is you could click on action view
[1051]
which will take you to this page and then you can click on select action and
[1055]
email
[1056]
Now this will give you a little dialog box. So you would put in the name of your client
[1061]
maybe you want to copy yourself by checking this box you
[1065]
probably also want to show the full address. If you're sending it to the owner and
[1069]
then you would hit email and this would send an email out with a link to the listing to your client
[1074]
And a final reminder to wait approximately 2 or 3 hours for the listing to begin syndicating online
[1080]
It is possible that there may be some errors in this indication. If you discover any errors
[1085]
usually they'll dissipate after a day or two
[1088]
so you may want to tell your client if they've noticed any of them to wait one day and
[1092]
if the errors persist at that point you can actually
[1096]
submit a request by clicking problem to actually report an error
[1101]
And you'd want to check the appropriate boxes so that the appropriate team is notified
[1106]
For example,

if there's a problem on Zillow you want to click on Zillow the same goes for street easy
[1111]
Or any of the other RLS vendors who may be showing some sort of inaccuracy with your listing
