when do you want to cl when do you want  to close the transaction if we got you 225

but i don't know if the buyer any of my buddies  would be willing to take over a tenant so you  

might have to you might have to get your tenant  out before you sell it for a cash transaction

yes why would you want to deal with a tenant and  repairs and all that stuff why not just let me pay  

you a monthly payment and you're my lender you  make way more money with no headache that way  

for somebody that's 86 years old it  sounds like you want more headache

well i i've got 10 11 rentals and the one in  vegas is the only one i want to get rid of

yes underneath the floor the pipes were  busting out all over the trees were causing  

it to bust open and we had to replace a  whole bunch of them pipes underneath there  

and i hope we finally got it done because we  spent quite a few thousands of dollars got it  

yeah so patty and charles let me explain seller  finance to you just real quick because i think  

that has not been done to you it sounds like  my my buddy told me he explained it to you but  

he obviously did a horrible job and he needs  to be spanked for doing such a horrible job

it could have been one of my stills my my  hearing aid may have been damn bad or got it  

or something like that okay so let me let me

no i'm just i'm just joking around so on seller  finance what happens is i give you guys a down  

payment whatever that is five thousand ten  thousand dollars and you never have to worry  

about repairs ever again because you guys become  the bank right so every month you get a payment  

from me there's no repairs there's no tenants  there's nothing that you have to worry about  

so if you guys are 86 and getting into those  parts of your life the last thing you want to  

do is have tenants what you want to do is you want  to have a check come to you every month that you  

don't have to worry about tenants and that's what  seller finance is right so you guys get your 225  

and then i make monthly payments to you  every single month as you are the bank

yeah well we used to do that we we used to finance  

people yeah you financed your tenants  and it probably didn't work out so great

well no we didn't we didn't finance too  many tenants they were private individuals  

oh got it okay so it did work out okay

okay so what do we got to do to do it here

i used to get 22 to 25 on on the money  that i loaned them amazing so what do  

we got to do to get to move forward  on this 225 and get the deal done

well uh what what's the down payment and uh so  charles and patty you guys are the bank right so  

if i walk into the bank and i tell them what my  down payment is and i tell them what my what my  

payment's going to be don't you think the bank  is going to laugh at me yeah right right so it's  

kind of it's it's not really a good idea to ask me  you know what the bank should be charging me you  

guys need to have a private conversation right  charles and patty need to get together tonight  

and say this is the down payment that will make us  feel comfortable and this is the monthly payment  

that we would like to see those are the terms that  i'd like to go off of if i gave you the number  

it's going to be zero down and zero payments every  month you don't want to start with what i want i  

like that i mean i like it but you're not gonna  like it so what i really want to do is i want  

patty and charles to have a conversation tonight  and say what would it take for us to move forward

down payment monthly payment and  then let's have another conversation  

okay where are you going to take patty  on vacation that's the main question

it would only make sense on  our part to have the payments  

somewhere close to the rent  it's totally understandable

that's i think that those conversations are the  

that conversation right there patty you and  charles need to talk about that tonight and  

then we need to get on another call and  see what we can do to figure this out

i'm saying i'm sitting here okay perfect because  

i'm sitting here trying to get a loan  from the bank of charles and patty  

i want you i want you guys to go figure this  out tonight and then we'll have another call
