tell you the one thing

that nets the most amount of profit for

it'll be towards the end so i'll just

so the first thing is don't do partial

fixes

if you're going to fix something fix the

whole thing one thing a buyer does not

want to see

ever is something that's half done

it makes it just look bad and they kind

of wonder well what else did they

shortcut

so don't do half fixes number two

the kitchen a lot of people tell you oh

yeah redo the kitchen it'd be great to

get your money back

no on average people get 53

then you got to fix it but if it just

needs a top coat

and not sheathing you're not going to

get your money back from it

on a roof you only get 65 of a return

you put a new roof on i think you're

going to get a whole lot more money for

your house it's not going to happen

let's talk about windows a lot of people

go out and say i got old old windows the

house was built in 1950 i got to go

replace them

no you have old wooden windows people

want to replace them no

you're only going to get back about 75

percent of the investment

in replacement windows now i'll relate

to a conversation i have my dad a long

time ago

when he was replacing his windows the

guys came out and sold him

on that the cheap windows and the more

expensive windows

he was going to get a lot more money

returned to him

from the more expensive windows well if

you're talking about energy efficiency

that may be true but in terms of resale

value

it's really not replacement windows and

replacement windows people don't come

out i've never had a buyer and

hundreds of houses i've sold come out

and say you know what i'll take

house a over house b because it has a

better quality window

so replacement windows are replacement

windows and on average

you're going to lose 25 percent of your

money

replacing all the windows now heater the

heater is broken

you got to fix it but if it's not broken

you can get it serviced

to upgrade your heater trying to get a

return on and get more for your house

it's not going to happen it's a bad move

don't do it unless you absolutely have

houses are old

they're they're old they're functional

but everything inside them is old

and somebody will come out and say well

i don't just want to do the kitchen i'm

going to do a new kitchen because you

my nephew told me i should do a new

kitchen well don't do a new kitchen if

you have old bathrooms

that's a 100 waste of your money

don't do new bathrooms if you have an

old kitchen it's either all or nothing

and to do it all it's you're never ever

going to get all of your money back

and you're certainly not going to make a

profit and that's what we're trying to

do here

trying to get the most amount of money

for your house and not throw your money

away

redesigning it for other people

i promised you earlier i will tell you

the one thing that gets the best return

when you're selling your home that's

paint i've sold hundreds of homes

where people chose to paint and not to

paint it's a

huge difference wallpaper popcorn

ceilings

just that stuff pick a neutral color

pick

one color don't go painting five

different colors in the house that's

just it's too much to

drive people crazy and especially if you

have

stuff like from the 70s you know they

used to pick the room green or

you know your favorite hockey team is

orange

like the flyers um i'm not advocating

getting rid of the flyers paint so

please don't

don't message me i already don't like

the flyers

but if you have those those strong

colors

think about painting them neutral that

you will get your money back you will

get a great return on that

so again think carefully before you do

any work on your house because there's

things you just don't have to do
