we've worked with a lot of 1031 exchange

customers over the years those are the

individuals that are trading a property
[25]
that's not producing very much cashflow
[27]
and they want to buy a lot of cash
[29]
flowing assets and you can do it
[32]
tax-free so let's go into the benefits
[34]
of a 1031 exchange if you are new to
[37]
this theory if you are new to this tax
[40]
strategy then you're prepared for your
[42]
mind to be blown away and if you're old
[44]
school you've been down the pipe you
[46]
certainly understand a 1031 exchange
[48]
maybe you can take away a few key
[50]
pointers here as well that may help the
[53]
advanced person who's watching this as
[55]
well all right I'm gonna go through five
[56]
key areas of what makes a 1031 exchange
[59]
so incredibly powerful all right
[62]
tip number one on this list of course is
[64]
the tax benefits the deferring of all of
[67]
your taxes because you're rolling one
[70]
asset into another so you're not gonna
[72]
pay taxes on the benefits and this the
[74]
profit of the sale of this property we
[77]
worked with a client recently who had to
[79]
sell a couple of Nevada properties they
[82]
were underperforming when I spoke to him
[83]
on the phone I said I said I got to ask
[85]
you he was a doctor I said what is your
[87]
what is your return on investment on
[89]
these properties and he said not not as
[91]
good as yours he said they are not good
[93]
you know he spent most of his time in
[95]
the hospital working he didn't have time
[97]
to really watch and figure out how to
[98]
make sure that his portfolio was cash
[100]
flowing so he had these overpriced ass
[102]
overpriced assets okay
[105]
they were rented but they were producing
[108]
such a minimal return on his investment
[109]
that he wanted to move those three or
[112]
four properties that were like three
[114]
hundred thousand dollars in profit he
[116]
wanted to move those into lower-cost
[118]
properties that would produce a much
[120]
higher yield so we helped him do that

but guess what he didn't pay any taxes

on it because he set up a 1031 exchange

he set it up with a 1031 exchange

so you basically call them up you set up

your 1031 exchange you're done in like a

day or two it's that simple and then

when you sell that lower producing

property it's just the the profits go

right into that sort of custodial
[150]
account and then you're not touching it
[152]
so you're not touching it and it's not a
[154]
taxable event and then you're rolling
[156]
those profits into these other assets
[159]
it's a killer way to save on your taxes
[161]
the second reason a 1031 exchange is so
[164]
powerful is because it allows you to
[165]
grow your portfolio this is what the
[168]
rich have been doing for so many years
[169]
they'll take the profits of a sale after
[171]
eight years of owning an apartment
[173]
complex or or a number of different
[175]
properties pieces of land it doesn't
[177]
matter and then they're trading up
[178]
they're gonna buy something more they're
[180]
gonna use the profits and roll it into a
[182]
higher producing asset they're gonna
[185]
increase their net worth just by doing

that

and again all tax-free so you can also
[191]
diversify your portfolio so maybe you
[193]
decide to sell a commercial building and
[195]
you want to buy in 20 residential rental
[198]
properties you can do that because the
[201]
like and kind you can do that now you
[203]
can't sell comic books and buy real
[206]
estate that doesn't work that way it has
[208]
to be for a like and kind asset but
[210]
that's the power of the 1031 exchange

number three on this list is something I
[214]
alluded to in in number one which is
[216]
about getting rid of a crappy asset
[218]
let's be honest the reason that we work
[220]
with so many 1031 exchange clients in
[223]
our office is because they're
[224]
transferring out of a low performing low
[227]
cash yield asset into a high performing
[231]
one we had another client just recently
[233]
who had to sell seven properties in
[235]
Minnesota that were not producing
[237]
anything they were way overpriced and
[239]
they were not even rented so he sold
[241]
them at for a profit in the market right
[244]
so he got some appreciation on these
[246]
single-family homes that he had and then
[248]
he was able to roll that profit through
[249]
a 1031 exchange tax-free into a number
[253]
of performing properties that had
[255]
tenants inside so the properties we do
[257]
are usually in the 50 60 70 thousand
[259]
range and the rent is anywhere from 650
[262]
to nine hundred to a thousand dollars a
[264]
month in rent so you do the math
[267]
Trading up a $300,000 property that's
[270]
maybe rented for $1,000 or it was vacant
[272]
now you're rolling that into a higher
[275]
producing higher ROI property again
[277]
tax-free using a 1031 exchange so
[281]
powerful number four on the list is that

this is a longtail play right this is a
[286]
long game strategy meaning that you can
[289]
keep doing this over and over and over
[292]
again this is what I plan to do and by
[295]
doing a 1031 exchange we're selling off
[297]
some assets now putting them into the
[299]
1031 exchange for profit and then buying
[301]
higher producing ROI properties and then
[304]
I'm gonna do that again and I can do it
[306]
again and again and again until I die
[308]
because step five on this list is being
[310]
able to hand down these properties and
[313]
the profits to my kids
[315]
tax-free you follow me here now remember

let's go back let's let's say we go back

like five or six transactions ago okay
[323]
let's say I'm just starting out let me
[324]
paint this picture for you let's say I'm
[326]
the guy in Nevada
[328]
who's got four properties that are
[330]
overpriced and not producing much take
[333]
those four properties I sell them for a
[335]
profit okay I take that profit in a 1031
[338]
exchange and I buy fifteen single family
[341]
rental properties that are cash flowing
[343]
okay maybe I look at three of those
[344]
properties in my portfolio and I say wow
[346]
those are these three haven't really
[348]
appreciated nicely so if I sell them
[350]
I'll make a nice profit great so now
[352]
I've got that chunk of properties I sell
[354]
off three of them in a 1031 exchange
[356]
again okay maybe they've doubled in
[359]
profit I take those three put those in a
[362]
1031 exchange sell them off now use the
[364]
profit from those three to maybe buy
[366]
seven or eight more properties see how
[369]
your portfolio expands and expands and
[371]
expands and then by the time I die
[373]
I've not paid any taxes on those profits

because I've kept doing 1031 exchanges

then I hand them down to my children and

guess what they don't pay any taxes the

death of the owner doesn't transfer any
[386]
taxes to the children that's an amazing
[389]
way to build legacy wealth that's what
