look at the process of selling a home聽聽

after you've signed the listing paperwork what聽
happens next and we're going to start right now

now in today's video we're going to look at the聽
process of selling a home after you've signed聽聽
[24]
the listing paperwork what happens next all right聽
after you've signed the listing paperwork the next聽聽
[31]
step in the process is the home stager is going聽
to come out and stage the property the stager is聽聽
[37]
going to be there a couple of hours and the stager聽
is going to make suggestions as to how we should聽聽
[44]
present the property for showings now depending聽
on the situation and every home is different聽聽
[50]
after staging it could take several weeks before聽
the home is ready for photos or it could be ready聽聽
[57]
for photos the next day every home is different聽
okay but after the staging is complete then what聽聽
[64]
happens and the home is ready for photos then the聽
photographer is going to set an appointment to聽聽
[70]
take photos of the property now keep in mind we're聽
going into fall okay so let's say the stager comes聽聽
[78]
out and there's a lot of stuff you need to do in聽
the inside and it may not be ready for several聽聽
[84]
weeks okay but the outside looks good now it might聽
be a situation where it might be a good idea to聽聽
[91]
take the photos the exterior photos now before the聽
snow flies and then the interior photos when the聽聽
[100]
all the inside repairs and updates are completed聽
so keep that in mind especially as we go into聽聽
[107]
December and we go into fall all right once the聽
exterior and the interior photos are complete聽聽

and that'll take a couple days to get those back聽
from the photographer ah maybe not to a couple聽聽
[120]
days it takes a day or two to get the photographer聽
back then what will happen the home will go live聽聽

on the multiple listing service and when it goes聽
live on the multiple listing service that's when聽聽
[132]
it'll be available for showings for agents to show聽
the property now keep in mind in terms of showings聽聽
[141]
you might get very little notice and in some聽
sense instances you'll get a day or two of notice聽聽

the situation's going to be it'll depend okay you聽
want to make sure you do not turn down showings if聽聽
[157]
it can be prevented now there might be situations聽
where yeah you have to turn down to showings聽聽

but sometimes you only get one crack at that聽
buyer so you want to make sure it's available聽聽
[166]
to everybody who wants to take a look at it聽
all right you've shown the home you've got an聽聽
[174]
offer now the contract has been negotiated what聽
happens after the contract has been accepted聽聽

okay the next thing that's going to happen after聽
the contract is accepted copies are going to go to聽聽
[188]
the lender and to the title company the buyer will聽
then more than likely will do a home inspection聽聽

okay and they'll give you a couple days notice but聽
what will happen is the homeless inspector will聽聽
[204]
show up to the property let's say at eight o'clock聽
and then at 11 there will be a walk through okay聽聽
[211]
and the inspector is going to be there by himself聽
for a few hours the the buyer shows up at 11 30 to聽聽
[216]
do the walk through and then they're going to um聽
go through the property and any um deficiencies聽聽
[224]
that they found in the home inspection now it may聽
be a day or two after the inspection is complete聽聽

before you find out what the buyer decides to do聽
the buyer has three options the buyer can decide聽聽
[237]
to take the property as is the property could ask聽
the seller to make some repairs or the buyer can聽聽
[244]
say hey you know what there's too much wrong聽
with this property hey we want to bail okay so聽聽
[249]
after that home inspection in a day or two you'll聽
get the home inspection results and at that point聽聽
[255]
you can decide you have options as well you can聽
decide to make those repairs you can decide not聽聽
[261]
to make those repairs or you can even negotiate聽
what repairs you will make and it's not unusual聽聽
[267]
for things to go back and forth and it's also not聽
unusual for the seller to ask for additional time聽聽

in order to get estimates on those repairs聽
okay okay after the home inspection is complete聽聽
[284]
if you're selling the property you want to聽
make sure you get those repairs done right聽聽
[288]
away don't wait to the last minute because a lot聽
of contractors are very busy it's always a good聽聽
[294]
idea to have any repairs done done by professional聽
contractors that way you can have a paid invoice聽聽
[302]
and that you have proof that the work was done聽
it's now's not the time to have uncle bob show聽聽
[308]
up and make the repairs himself because again聽
there's a liability issue so it's better to have聽聽
[314]
professional contractors complete those repairs聽
okay and then after those repairs are complete聽聽
[322]
you want to provide those receipts to your agent聽
that way that agent can make those available to聽聽
[329]
the buyer before closing when the contract goes to聽
the title company the title company is going to be聽聽
[335]
doing a title search now the kind title company聽
is going to be contacting you for additional聽聽
[340]
information they're going to ask for your social聽
security number and they're going to ask for your聽聽
[344]
loan information and they're going to do a title聽
search to make sure what liens have to be cleared聽聽
[350]
before closing as part of the lending process one聽
of the things that has to happen is the lender is聽聽
[357]
going to order an appraisal for the property聽
okay now here's the thing with the appraisal聽聽
[363]
typically for most homes depending聽
on the financing and the terms of聽聽
[368]
the contract but let's say that you sold聽
the home for two hundred thousand dollars聽聽
[374]
the lender is not going to give money on that聽
property unless it's worth hundred thousand聽聽
[379]
dollars okay now in our market right now we have a聽
very hot market so a lot of times what will happen聽聽
[384]
is you'll have um exposure to the market you might聽
have four or five offers you might have started at聽聽
[391]
two hundred thousand dollars but now you're up聽
to 220 okay now that appraisal has to be worth聽聽
[399]
if it's like for example if it's FHA financing聽
fha financing says it has to be worth 220 okay so聽聽
[408]
what do you do in that situation okay one of the聽
things you can do is on that appraisal is make a聽聽
[415]
list of all the updates and how much those updates聽
have cost you and put that out so the appraiser聽聽
[421]
can see it you can also put together like a聽
little packet for that appraiser to say hey聽聽
[427]
these are other homes that have sold in the area聽
and here's what they sold for in order to kind of聽聽
[432]
support that sales price but that's what you聽
can do for that appraisal in some situations聽聽
[440]
it may be better to take the lower offer and聽
more solid terms rather than a higher offer聽聽
[447]
at FHA the situation is going to be dependent and聽
your agent will help you walk you through as to聽聽
[454]
what offer may be the best choice聽
in terms of which offer to take聽聽
[458]
all right the next thing that's聽
going to happen as part of the loan聽聽
[462]
process and the way our contracts are written is聽
they're going to do a termite inspection now the聽聽
[469]
property has to be free and clear of wood聽
destroying insects in order to close so that's聽聽
[475]
going to be part of the process okay after聽
the termite inspection after the appraisal聽聽
[480]
the title company is going to聽
order a loan payoff and then the聽聽
[485]
buyer is going to schedule the buyer聽
walk through and the closing okay now聽聽
[492]
for closing the seller does not have to show聽
up to closing in our state what will happen聽聽
[500]
is about a week before closing what will聽
happen is the title company will contact you聽聽
[505]
and they'll have you come into the title company聽
and sign what they call the deed set okay and that聽聽
[510]
is actually your portion of the closing and then聽
a week later the buyer shows up with their money聽聽
[518]
and the buyer is going to sign their set of聽
paperwork that way you don't have to show聽聽
[523]
up to closing and then after closing then the聽
buyer is going to get the key to the property聽聽
[530]
and the buyer gets to occupy the property and聽
the seller will get their check now about a聽聽
[537]
day or two before closing what's going to happen聽
is the buyer is going to do a walk through okay聽聽
[542]
and they're going to make sure during this walk聽
through that all the terms of the contract have聽聽
[547]
been met so that means if the buyer asked for the聽
stove to be included and the refrigerator included聽聽
[553]
that the refrigerator is there and the stove聽
is there and any repairs that are done the聽聽
[558]
buyer can walk through and make sure that those聽
repairs have been completed okay now the seller聽聽
[568]
ideally would be out of the property at聽
the time of the walk through but in some聽聽
[573]
situations that's not the case some situation聽
the seller may be right up to day of closing聽聽
[581]
still moving out but however as at closing聽
let's say it closes at Friday at 11 o'clock聽聽
[589]
in the morning at 12 o'clock that buyer will聽
get that key that closing is going to take聽聽
[595]
about an hour and the buyer is going to show up聽
to that house with all their belongings and want聽聽
[599]
to move in so the seller at that time has to be聽
out of the property okay you want to make sure聽聽
[606]
before you move out that the home is clean and the聽
yard is mowed and things like that okay just um聽聽
[615]
is just common courtesy but again don't leave聽
things you know junk behind because if if they聽聽
[626]
go through that walk-through and junk is left聽
behind then that may declare delay closing and聽聽
[630]
you don't want that to happen all right that kind聽
of concludes the the home buying process after聽聽
[636]
the contract after the listing paperwork has been聽
