[36]
new video so if you're looking to break
[38]
into commercial real estate investing
[40]
you've likely taken a look at real
[42]
estate analyst jobs but what are those
[45]
jobs what do you actually do in those
[47]
jobs and how do you actually set
[48]
yourself up for success in one of those
[51]
jobs and to be able to land one of those
[53]
jobs in the first place well that's what
[55]
we're gonna cover in this video so by
[57]
the end of this video you'll know
[58]
exactly what a real estate analyst does
[60]
and how to set yourself ahead of the
[62]
pack to land the real estate thing
[64]
analyst job that you're looking for now
[66]
I've taught over 10,000 students real
[68]
estate financial modeling and analysis
[70]
to help them land better jobs and do
[73]
better deals so if you're looking to
[74]
advance your real estate investment
[76]
career and land that first real estate
[78]
analyst job you're definitely in the
[80]
right place so there are really two main
[83]
types of real estate analysts in the
[85]
real estate investment field so let's go
[88]
through each of these step by step and
[89]
detail out each one starting with number
[93]
1 all right so real estate analyst job
[96]
type number 1 is going to be asset or
[98]
portfolio management so this is the
[101]
analysis of an existing portfolio so
[104]
maybe you work for a company that has 10
[106]
20 30 50 different properties and they
[109]
need to be able to keep track of how
[110]
each of these properties are performing
[112]
and how the portfolio is performing as a
[115]
whole now as an asset or portfolio
[117]
management analyst you also may be
[119]
tasked with analyzing individual assets
[122]
so if you were to sell a property in one
[125]
year from now two years from now three
[127]
years from now what does that total
[129]
return profile look like what is the
[132]
average cash-on-cash what is the
[134]
internal rate of return
[135]
what is the equity multiple for the
[137]
project and then you might go into a
[138]
hold cell analysis so we'll hold cell
[141]
analysis is trying to understand what
[143]
that optimal sale gear is and how you
[146]
can maximize returns based on the timing
[148]
of the cash flows in the project now you
[150]
also may be responsible for portfolio
[152]
level research so this might be research
[155]
regarding what markets that you're in
[157]
what markets that you're targeting
[158]
what markets that you're exiting as far
[160]
as which properties you're gonna sell
[162]
and this could be at the property type
[164]
level as well so you may be getting out
[166]
of office properties and moving into
[168]
retail or you may be moving out of
[170]
multifamily and moving into industrial
[173]
so portfolio level research is also
[176]
something you may do in asset and
[178]
portfolio management analysis now this
[181]
job title may look like asset management
[183]
analyst or portfolio analyst but the job
[185]
function is going to be based around
[187]
analyzing the existing portfolio in
[190]
order to maximize returns for the
[192]
company now real estate analysts job
[194]
number 2 is a transactional analyst so
[197]
this is going to be the acquisition
[199]
analyst or the analyst that's working
[201]
for an investment sales shop or even a
[204]
debt brokerage shop that's analyzing
[206]
live deals so this is going to be mostly
[209]
centered around acquisition analysis so
[212]
if you are an acquisition analyst you'll
[213]
look at deals out in the market you'll
[216]
analyze those deals and try to come up
[217]
with a valuation based on what your
[220]
companies or your investors target
[222]
returns are going to be now if you are
[225]
an analyst in a brokerage shop you're
[227]
going to spend a lot of time putting
[229]
together broker opinion of value or be
[231]
Ovie's for brokerages so these are going
[234]
to be requests from principal owners of
[236]
real estate that are going to want to
[239]
know what your company believes the
[241]
value of the property is if you were to
[243]
take it out to market today now as part
[245]
of that you may also put together an
[247]
offering memorandum if that principle
[249]
decides to become a seller you would be
[251]
responsible for that as the analyst now
[254]
you'll also be responsible for scenario
[256]
analysis so as an analyst part of your
[259]
job is analysis so understanding both if
[262]
you are acquiring a property or if you
[264]
are selling a property what that upside
[266]
is and what the downside is and being
[268]
able to manipulate that data in Excel in
[270]
a dynamic way and then finally this
[273]
includes market research so if you were
[275]
an acquisition analyst you're likely
[277]
going to be responsible for creating
[279]
reports around which markets to go into
[281]
which markets to stay away from and why
[284]
and why not so these transaction analyst
[287]
roles are generally acquisition analyst
[289]
roles or analyst roles within brokerage
[292]
firm
[292]
so this is where you're really going to
[294]
see a lot of the transaction volume and
[296]
where you're going to get a really
[297]
valuable experience if you want to work
[299]
in acquisitions or buy your own deals in
[301]
the future so now you know the two main
[304]
types of real estate analysts and what
[306]
each of these analysts do out in the
[308]
field now in order to break into the
[311]
real estate investment industry these
[313]
jobs are usually the gateway in order to
[315]
do it so you'll need to land an analyst
[317]
or an associate job in order to break
[320]
into the commercial real estate
[321]
investing field now that said in order
[323]
to land these jobs employers are looking
[326]
for Excel and real estate financial
[329]
modeling skill set now when my students
[330]
come to me and ask me how to actually
[332]
land one of these jobs the first thing
[334]
that I tell them is learn Excel and
[336]
learn real estate financial modeling at
[339]
the highest level that you can so to
[341]
help with that what I've done is put
