complete beginner talking about what

this investment actually is but in

addition to that if you're somebody who

is more familiar or ready to get started

with an actual farmland investment i'm

going to be showing you exactly how to

let's talk about farmland investing for

beginners or why exactly people are

beginning to either invest in farmland

or explore it more as an investment

what exactly is farmland investing no it

doesn't necessarily mean that you're

going to go out there and buy your own
[112]
farm and be an owner operator of

farmland that is just one of the many

ways that people do it simply stated
[120]
farmland investing is an investment
[122]
dealing with crops now there's pretty
[125]
much three main avenues that this is
[127]
accomplished right now number one is
[130]
farmland wreaths number two direct
[133]
purchase of farmland or a particular
[136]
farm that would be if you went out
[138]
yourself in your local area or somewhere
[141]
in the country and found a farm got a
[144]
mortgage bought it yourself and then
[146]
rented it out most likely to a farmer or
[149]
decided to be an owner operator and farm
[152]
that land yourself
[154]
number three is the one that is growing
[156]
in interest much quicker and that is
[159]
investing in farmland via crowdfunding
[163]
that is where people from all over the
[164]
place kick in a investment towards a
[168]
particular farm they all invest together

with some statistics about farmland in

the united states well first of all
[230]
there are 911
[232]
million acres of farmland in the u.s and
[236]
over half of the acres are rented rather
[239]
than owned so a lot of people are
[242]
actually buying farmland as an
[244]
investment and then renting it out to a
[246]
farmer as a means of income or
[249]
potentially preservation of wealth as
[251]
well 45 of us farmland is in small
[255]
family farms and 80 percent of rented
[258]
farmland is owned by non-operators now
[262]
here in the united states the top three
[264]
crops grown are number one corn number
[268]
two soybean and number three wheat so if
[272]
you have ever driven all over the u.s
[274]
which i actually did a couple of weeks
[276]
ago it was amazing to see all of these
[279]
massive corn fields and soybean farms
[282]
all over the country
[284]
i don't know that i saw a lot of wheat
[286]
farms but i do know those are all over
[289]
the united states as well so this is
[291]
pretty basic stuff here guys but here's
[293]
a few examples of the different crops
[295]
that we grow here in the united states
[297]
corn oranges peanuts also rice you know
[301]
apples cotton walnuts etc now beyond
[304]
that why are people actually investing
[307]
in farmland well the main reason is the
[310]
consistency in returns of this
[312]
investment since 1992 it's been an
[316]
annualized return of over 11
[319]
and for those who know a lot about the
[321]
stock market well that has actually beat
[324]
the s p 500 which returned 10.7 over
[328]
that same time period now not only are
[330]
these consistent returns since 1992
[334]
higher than the s p 500 it comes with
[337]
another ideal element which is low
[340]
volatility that is the fact that
[343]
farmland is not correlated to the stock
[346]
market so you tend to see less up and
[348]
down movement with farmland it's sort of
[351]
a slow and steady investment on top of
[354]
that we're seeing increasing demand for
[357]
food worldwide as well as shortages at
[360]
the grocery store
[361]
and we're also seeing that farmland
[363]
itself is not increasing in fact we're
[366]
actually destroying a lot of farmland
[368]
and building houses and different
[370]
complexes on top of it and then also
[373]
plain old diversification of assets has
[376]
pushed more and more people into this
[378]
category of alternatives and this is
[381]
pretty wild right here guys according to
[383]
the ncreif

bloomberg bank rate report here this is

the average annual returns comparing
[391]
these different assets so farmland is
[394]
coming in at the highest 11.3 next to
[397]
the s p 500 at 10.7 commercial real
[401]
estate 8.0 gold 6.5 bonds 6.4 cds 2.6

now still most experts would recommend
[409]
having your money spread probably across
[411]
all of these different assets here so
[413]
you wouldn't want to put all of your
[415]
money in farmland but my hunch is that
[417]
most of us are probably overweight in
[420]
equities or other things on here many of
[423]
us probably have zero exposure to
[425]
alternatives or any type of farmland
[428]
investment now one of the most important
[430]
things to understand about an investment
[432]
is how does it actually make me money so
[436]
with farmland investing how are returns
[439]
realized number one is capital
[442]
appreciation or simply an increase in
[445]
the value of the land over time that's
[448]
pretty much the easiest one to
[449]
understand
[450]
and then number two is going to be
[452]
distributions which is where you're
[455]
earning a portion of the rents received
[458]
or potentially a portion of the crops
[460]
that were sold so that's what's really
[463]
cool about farmland and other real
[464]
estate investments is that it allows you
[467]
to be paid in two different ways
[470]
and when it comes down to actually
[472]
investing in farmland right now the
[474]
options are getting a lot better but in
[477]
the past they really weren't that great
[478]

now beyond the reits you can of course

make a direct investment or purchase of

farmland yourself but that of course is

going to have a bigger risk because

you're not diversified across many

different farms you're putting all of

your eggs in one basket and you're gonna

have to pony up a good amount of money
[508]
to secure a mortgage or buy that farm
[511]
outright but it is an option nonetheless

number three is the most popular one

these days and that is crowdfunded

platforms however most of them are

limited to accredited investors only if

for investing in farmland it's always

good to do a comparison to understand

you know why it is that one may be

different than the other so starting off

in the category of the wreaths it's

appealing to a lot of people because of

the low cost you can get started for the
[595]
cost of a single share of that reit the
[598]
complexity is low but the volatility is
[602]
high because it trades on a major
[604]
exchange with stocks so you do have high
[607]
liquidity it's easy to sell but you're
[609]
going to have a lot of correlation to
[611]
the stock market and overall with those
[614]
reits i have found
[616]
historically the return potential to be
[618]
low so personally it's just not a way
[620]
that i would recommend gaining exposure
[622]
to farmland direct purchase if you have
[626]
you know the know-how and you have the
[628]
money it could certainly be a good
[630]
option but return potential is unknown
[633]
because you're going to be going all in
[635]
on one particular farm you could do
[637]
really well or it could do poorly but
[639]
it's all dependent on that one
[642]
particular farm and whatever crops are
[644]
being grown there and those local
[645]
weather patterns and different elements
[648]
this is going to have low liquidity but
[650]
low volatility because it's not on a
[653]
major exchange it's a physical farm you
[656]
know an actual piece of real estate
[658]
higher level of complexity and much
[660]
higher cost crowdfunded sort of gives
[663]
you the best of both worlds you have
[665]
better return potential than reits there
[668]
is lower liquidity so you do have to be
[670]
in it for the long haul you know this is
[672]
this is not the type of investment where
[674]
you put your money in for six months and
[676]
take it out
[677]
in most cases it's going to be probably
[679]
a five plus year time horizon but you're
[682]
gonna have that low volatility because
[684]
you're not correlated to the stock
[686]
market a little bit more complexity but
[688]
a lower cost more complexity than on the
[691]
reit but obviously less than a direct
[694]
investment in farmland however if you do
[697]
decide to use one of these crowdfunded
[699]
platforms in particular acre trader they

have a whole team that manages all of

this for you so you simply choose the

farms you want to invest in

make an investment and let them manage
[712]
everything else now of course there's a

lot of different platforms out there for

investing in farmland i'm not going to

video guys because it would be probably

two hours long if i went into it but we

must have a net worth of one million

dollars or more excluding the value of
[771]
your primary residence number two an
[774]
annual income of 200 000 or more and if
[778]
you're married that is going to be 300
[780]
000 or more for the last two years with
[783]
expectations it will remain this high
[786]
going forward or number three you hold
[789]
an active series 7 series 65 or series
[793]
82 license lastly guys i do want to
[796]
cover the risks associated with farmland
[799]
investments because as we know there's
[801]
no such thing as a perfect investment
[803]
out there so here are the three most
[806]
common risks associated with investing
[809]
in farmland number one weather risk this
[813]
is not something that you would run into
[815]
with most investments out there but with
[817]
farmland the weather plays a huge role
[820]
in the profitability of a farm and even
[823]
if you're just renting that farm out
[825]
well if your farmer doesn't have money
[828]
because the crops aren't coming in that
[830]
could also be a problem number two
[832]
there's also crop risk from things like
[835]
insects or disease and then number three
[838]
there is that liquidity risk because of
[840]
the fact that it's not as easy to sell a
[842]
farm as it is to go out there and sell a
[845]
