how insurance works for Airbnb rentals right now.

Alright, let's dig into Airbnb insurance.

So your first question might be

does my homeowners insurance policy
[47]
or even if you have a completely separate house
[49]
that you don't live in, my tenant insurance policy,
[53]
cover Airbnbs properly?
[56]
And the answer, as you may have guessed, is absolutely not.

The answer is no because insurance companies
[62]
really separate out different things.
[64]
When it comes to your home,
[66]
they really see that as a personal use space.
[69]
You use that for yourself, right?
[71]
So as soon as you rent out a room in your home
[73]
or the outbuilding behind your home on Airbnb,
[77]
you're inviting essentially strangers in
[79]
and you're making money off of that.

So that's like a business exposure.
[82]
You're actually making money.
[84]
And your homeowners insurance policy,
[86]
your personal insurance policy
[88]
is simply not going to cover if one of those people is hurt
[92]
and they file a lawsuit
[94]
or they have injuries
[95]
or if one of those people lights a candle
[98]
and burns down your house.

So, if you are renting out your home right now
[101]
or any space on your home,
[103]
and you do not have proper insurance,
[105]
you're not covered for anything
[107]
that would happen in that scenario.

So you definitely need to listen
[110]
through the rest of this video

and figure out how to get covered properly.

If you own a second house that you don't live in
[117]
and you're renting that out through Airbnb,
[120]
you can still have insurance problems.

If you have a normal tenant policy
[125]
that's created for having like an annual tenant,
[128]
someone you sign up for a year usually
[130]
and you say, hey, you're gonna live here for a year,
[132]
this is gonna be the monthly rent,
[134]
and everything is set up hunky-dory, right?

That's perfectly fine for an annual rental
[140]
but Airbnb is a vacation rental.
[143]
Different people are coming in at different times.
[146]
Maybe someone comes for one night.
[147]
maybe someone comes for three nights.
[149]
In any given week you could have three
[151]
or four different people staying in that house.
[154]
And any given month you could have
[155]
lots of people staying in that house.
[157]
It's a completely different kind of exposure
[161]
than having an annual tenant.
[162]
And so insurance companies want to set that up differently.

So if you have a tenant insurance policy
[168]
that's set up for annual tenants
[170]
and you're renting it out as a vacation rental on Airbnb,
[174]
the coverage is not set up properly
[175]
and you're gonna be very disappointed in a claim situation.

So your homeowners policy doesn't properly cover.

A tenant policy doesn't properly.
[185]
So let's talk about what does properly cover.

Simply put, we need a vacation rental insurance policy.
[194]
That's kind of the lingo for exactly
[196]
the kind of things we're working on.
[198]
Historically, vacation rentals were kinda like a cabin
[200]
you went to in the mountains.
[202]
You called some local, realty place that told you,
[206]
hey, there's some options.
[207]
Maybe there's a five bedroom, a ten bedroom, whatever.
[209]
You pick from them, you drove up, you picked up the keys,
[213]
you went up to the place, you stayed for a few days
[215]
with your family and friends or whatever
[216]
and it all worked out fine.
[218]
That's the traditional model of vacation rentals.
[221]
Obviously now, we have a completely different model
[224]
along with that older model.
[225]
If you wanna go online and go to Airbnb,
[228]
you can look at all the different options
[230]
in the place you wanna go on vacation
[232]
and set up your rental, your vacation rental,
[235]
right there on Airbnb.
[237]
You figure it all out through Airbnb,
[238]
it works great, we use it all the time, I love Airbnb,
[242]
but it's a different process that you're working through.
[246]
So the first thing that you need
[247]
to do with your rental insurance
[248]
is make sure you have vacation rental clearly stated
[253]
on your insurance policy.
[254]
If you're talking with a local insurance agent,
[257]
they should probably have multiple options for you
[259]
that deal with vacation rentals.
[261]
In fact, some vacation rentals are specific for Airbnb
[264]
and here's why.
[266]
Insurance policies are based off lease agreements,
[270]
especially when there's someone coming into a space
[273]
and you're making money off of it, right?
[275]
If you have a tenant that's an annual tenant,
[278]
you have a lease with them.
[279]
If you have a vacation rental,
[280]
you also have a lease agreement with them.
[283]
It's a little tiny one, just for a night or two,
[285]
but there's still an agreement.
[287]
Some insurance companies love working with Airbnb
[290]
because they know the agreement is made
[293]
between the person who's coming to stay in your house
[295]
and Airbnb.
[296]
Essentially, you sign that lease agreement
[299]
when you sign up on Airbnb to stay in a house
[301]
for a short period of time.
[303]
So insurance companies know
[304]
that there's going to be a clear lease agreement
[306]
that's been written by Airbnb
[308]
and if any claim happens, if anything bad happens,
[311]
that lease agreement will come into play
[314]
and the claim will go smoothly
[316]
because there's a clear lease agreement.
[319]
If you're renting your vacation rental out on your own,
[323]
on your own website, or in different places,
[327]
you may not have a proper lease set up on that site.
[330]
You may have set it up perfectly.
[332]
But insurance companies say
[333]
oh, well, they may not have the proper lease set up
[335]
and so they're a little bit leery
[337]
about providing insurance to someone
[340]
who's not renting through Airbnb.
[342]
So there's actually policies that are out there
[344]
that are specifically for Airbnb.
[346]
They say you have to be working through Airbnb
[349]
if we're gonna provide insurance for you.
[351]
So that's something you should check in
[352]
with your insurance agent while you're trying
[354]
to get a policy in place for your Airbnb.

Hey, is this specific to Airbnb or can I use other sites?

Can I rent it offline?
[363]
Do different ways,
[363]
different insurance policies deal that in different ways?
[366]
You wanna make sure you understand that.
[368]
When it comes to the coverage on the insurance policy,
[371]
it's very similar to any other kind of insurance policy
[373]
you would wanna put on your house.
[374]
There's a few things.
[376]
The first is coverage for the property itself, right?
[378]
If you have a structure,
[381]
hair hanging there,
[382]
if you have a structure or something like that,
[384]
that you want to insure,
[386]
certainly if it were to burn down
[388]
or get hit by a tornado or something like that,
[390]
you would want the insurance company to pay to rebuild it.
[393]
And so you wanna have proper coverage on your house,
[396]
proper replacement cost for replacing
[398]
that house if you need to,
[400]
and all those kinds of things.
[402]
Your insurance agent's gonna help you
[403]
with the quality of your policy there.
[404]
But obviously you wanna make sure
[405]
that the structure itself is covered.
[408]
You also wanna make sure that your belongings
[410]
inside your Airbnb are covered.
[412]
Most annual rentals, you don't have any belongings inside
[415]
because the tenant brings their stuff.
[417]
They bring their couch and their bed and their clothes
[419]
and their dining room table and all that, right?
[421]
But in an Airbnb, it's all your belongings
[424]
that are inside of that property.
[426]
And so you want to make sure your insurance policy
[428]
has contents coverage enough to replace everything
[432]
if you needed to do so.
[433]
So covering the structure itself,
[434]
covering the contents inside, super important.
[437]
And then finally, the liability coverage.
[439]
This is if something bad happens to someone else
[441]
because of you or your property
[444]
and if you're inviting people in to spend one night
[447]
or two nights, really short periods of time,
[449]
they don't know you as well
[450]
and they can be more likely to be litigious
[453]
or file a lawsuit or whatever if something bad happens.
[456]
So you want to make sure you have proper liability coverage.
[459]
I would suggest at least $500,000 on your insurance policy.
[465]
You wanna make sure that if something bad happens,
[467]
if someone slips on the stairs and falls down them,
[470]
or gets hurt in some other way,
[472]
that you have coverage on your insurance policy
[474]
to handle that situation
[476]
whether it's just the medical payments,
[478]
the cost of the bad thing that happened to them,
[480]
or whether they file a lawsuit
[482]
and you have to get into that kinda scenario.
[484]
Both of those are no good.
[486]
You definitely wanna have coverage
[488]
and you can do that by having proper liability coverage
[491]
on your policy.

OK, so let's review.
[494]
First off, your homeowners insurance policy
[497]
or your tenant insurance policy
[498]
is not going to cover the way you want it to
[501]
if you're renting on Airbnb.
[503]
Why is that?
[504]
Because it's called vacation rental insurance.
[507]
And you wanna make sure
[507]
that you have vacation rental coverage.
[510]
If you're renting out just a room in your house,
[512]
you can add that to your homeowners policy.
[515]
Obviously, still wanna keep the homeowners portion
[517]
'cause you live there as well.
[518]
But you wanna make sure
[519]
that there's vacation rental insurance
[522]
added to the policy as well.
[524]
If it's a completely different home
[526]
that you're renting out for vacation rental
[528]
you do not wanna use a tenant occupied policy.
[531]
Those are for annual tenants
[533]
and they're a completely different thing.
[534]
You wanna make sure the policy is a vacation rental policy.

Some insurance companies want you to be on Airbnb.
[541]
They expect you to be on Airbnb
[543]
and that's because the lease agreement is so important.
[545]
They know Airbnb has a clear lease agreement
[548]
that a claim would go well in a scenario
[550]
and that's why they want you to be on Airbnb.

OK, so where to get this insurance?
[556]
Well, a local independent insurance agent
[558]
is often the best way to go.
[560]
They may have multiple options
[561]
and can show you the different options that are available.
[565]
If not, you can certainly look online for Airbnb insurance
[568]
and see what options are out there.

When you get a proposal, please come back to this video

and make sure that you have the right coverage

for the structure itself.

That you have the right contents covered
[580]
for the stuff inside of the property
[582]
so that if it's damaged, it gets replaced.

And finally, most importantly,

that you have the right liability coverage

for bad things that happen to other people
[591]
because of your house
[592]
and you're having all these different people
[593]
come in and out.

There's a high likelihood that something bad could happen
[597]
and so you wanna make sure you're properly covered for that.

I would suggest $500,000 at least

as your liability coverage on your rental insurance policy.
