so basically wholesaling what it is is

for example you're finding a motivated
[54]
seller

somebody that's willing to sell their
[56]
property at a discounted price

okay the reason you're getting it at a
[61]
discounted price is because you're
[62]
solving a particular problem for that
[64]
seller
[65]
okay that's very important to understand
[67]
the reason we're paid well as
[69]
wholesalers
[70]
is because we are solving major issues
[73]
for the home
[74]
owner or the investor or the landlord
[76]
whoever it is that owns that particular
[78]
property

so what you're doing at that point is
[80]
you have one of two options when you
[82]
negotiate the deal
[83]
you either buy for yourself as an
[85]
investment and now you have the
[87]
best deal on an investment that you
[89]
would have usually paid more for if it
[90]
went to
[91]
um if went to the open market or if you
[93]
bought it from another wholesaler
[95]
so you learn the art of finding the
[97]
absolute best deals but number two
[100]
if it's a deal that's just not for you
[102]
or you just don't have the full capital
[104]
to take on the project
[106]
you're going to learn how to assign that
[108]
particular deal
[109]
to an end buyer that will pay you a fee
[112]
in exchange for taking your
[113]
place in that contract so you're
[116]
replacing
[116]
you as a buyer with someone else as a
[119]
buyer you're not working as an agent
[121]
because you're not representing anyone
[122]
don't confuse the two it's totally
[124]
different worlds

as a wholesaler you're assigning your
[127]
position in a contract
[129]
to someone else for a fee you're giving
[132]
them the
[132]
property at a discounted rate for an
[136]
exchange of a fee
[137]
that you both agree upon now the fee
[139]
could range from anywhere from a dollar
[142]
to ten thousand to forty thousand to a
[144]
hundred thousand dollars plus
[145]
that you should not limit yourself in
[147]
terms of what you can actually receive
[149]
depending on how much of a discount your
[151]
your end buyer needs to make the deal
[153]
work for them that's the cool thing
[154]
about wholesaling right

is the fact that depending on what you
[159]
got the property at
[160]
you could end up making pretty large
[162]
amounts of money on each of your deals
[165]
now you're not going to make like a bank
[167]
on every single deal
[169]
that's just it's not statistically like
[171]
you know
[172]
realistic to think that you can but
[174]
you're going to have deals where you
[175]
make a little bit of money and you're
[176]
going to have deals where you make a lot
[177]
of money

the great part is you're not taking on
[180]
any of the risk of flipping a property

right you're not buying the property
[183]
with your own money you're not
[185]
rehabbing the property with your money
[187]
and you're not taking on any of the risk
[188]
associated with holding the property

for me that's what attracts me to

wholesaling so much more

than traditional flips is because that
[196]
the
[196]
the risk has reduced tremendously the
[198]
only thing you're really risking
[200]
is maybe your earners money earnest
[202]
money deposit that you're putting
[203]
on the contract when you sign the
[205]
agreement with the seller
[207]
in the time that you invest in it right
[209]
now of course you don't want to get into
[211]
a deal where
[212]
you think you're they're not going to be
[213]
able to perform because you can't find a
[215]
buyer in time
[216]
or it's just not a good deal or whatever

reason we'll go over the

like different do's and don'ts in other

videos okay that's why

okay like it's very important to do that

so you understand because there is so

much information out there and that's

the problem with wholesaling real estate

right now

real estate investment in general

there's so much content out there it's

very difficult to tell

what you should and shouldn't actually

do or

what's the right path to take right now

in a pandemic for example right

because the problem is what most people
[253]
teach the issue is all of it works

to an extent meaning that if somebody
[258]
tells you cold calling is the best
[259]
method cold calling works yeah
[261]
absolutely but you have to do a certain
[262]
amount of it
[263]
text marketing works as well you have to
[265]
do a certain amount of it
[267]
and that's all going to vary depending
[269]
on your market
[270]
um the economy all these different
[272]
factors come into play

if you're in a public market and you're
[275]
you're a non-disclosed state all these
[277]
different things come into play and
[278]
again we're going to explain all of that

in different videos

okay but the the point of this

particular one is just to explain the

the simplified version of the process of
[285]
wholesaling so okay so we discussed a

motivated seller so you're marketing

in different ways like i already went

over that in another video

you're marketing various ways either

passive marketing or active marketing

passive includes anything like mailers

pay-per-click things like that the

sellers are coming to you at that point

or active marketing when you're going

out to hunt for these sellers yourself

you're going to drive for dollars you're
[311]
going to do cold calling you're going to
[313]
do ringless voicemail you're going to do

text marketing all these different
[318]
things
[319]
social media marketing there's so many
[321]
different things you you could do and
[322]
i'm going to explain each one of them

the the pros and the cons of all of them
[326]
as well
[328]
right so you're going to get a very
[329]
detailed view of each part of this
[331]
process so you

understand it well enough before taking
[335]
action

now what you don't want to do is dive so

deep into the information that it stops

you from taking action completely

what i say is once you learn a form of

marketing do it

start as you learn other pieces of the

process the fastest way to learn

is always going to be actually putting

yourself

to work right so you have to decide

whether or not you're comfortable enough

or get out of your comfort zone fast

enough

so you don't fall into analysis

paralysis right like so many people do

that like i can't explain

how many times from our own coaching

clients that

we have to push them so hard because

they're just stuck in like an analysis

paralysis it's not their fault they just

don't know any better

right so we're the ones they're telling

them look this is all you need to know

going to do tomorrow by the way we do

moving on we've discussed motivated

sellers

next thing i want to discuss is buyers

in general
[414]
you have to learn how to sell these
[415]
properties quickly especially if you
[417]
don't plan on buying them yourself
[418]
right so you have to figure out okay how
[421]
do i find a buyer
[422]
that is looking for my property exactly
[425]
like my particular deal my area
[427]
how do i find these cash buyers where do
[429]
i look for them right
[430]
by the way you do want to look for cash
[433]
buyers not buyers that are going to get
[435]
loans hard money loans are just as good
[436]
as cash that's the same thing
[438]
that's fine but a traditional loan you
[440]
will not you'll usually not get paid for
[443]
it
[444]
like traditional banks usually refuse to
[445]
pay out an assignment fee
[448]
okay that's something you have to know
[450]
okay and you need somebody that can
[451]
close fast as well because wholesale
[452]
deals usually the contracts are you know
[454]
they'll be up in no time
[456]
right so you've got to move really
[457]
really really quick but at the end of
[458]
the day
[459]
like your return on the time invested is
[461]
tremendous typically okay so in terms of
[463]
these buyers
[464]
like the easiest way to usually find
[466]
them there's a there's a couple of
[467]
really quick ways like there's a vendor
[469]
that i i respect
[471]
that i usually like if i'm going into an
[473]
area that i'm not familiar with and
[475]
or we pick up a property in an area i
[477]
just don't know i'll go to him and i'll
[478]
just buy cash buyers list like
[480]
literally just go to him and say hey i
[481]
need a cash buyer's list for x y and z
[483]
he'll give me like 2 500 buyer records
[486]
like names phone numbers emails
[489]
for like a couple hundred bucks it's
[491]
gonna send me a tremendous amount of
[492]
time and i'll just upload them into text
[493]
message software and just blast the
[495]
whole thing and say hey
[496]
i've got a deal under contract and xyz
[498]
zip code are you buying in that area
[500]
right
[501]
and the ones that say yes or send it to
[503]
me just get on the phone with them all
[504]
these different things i'm going to
[505]
discuss the processes in detail i just
[507]
want to go over the summary of it in

there are things

and there's steps between buyer and

seller

or when you get the property under

contract or even to get it under

contract there's a process for that

right

you've got to know what to say to the
[532]
seller you've got to know how to
[533]
negotiate
[534]
you've got to know how to fill out the
[535]
contract all these different things

we don't have time for in this video but

you've got to know that these these are
[541]
pieces that you will have to learn
[543]
right but don't be afraid to make
[544]
mistakes it's okay if you do you will
[546]
make mistakes the main point i want you
[548]
to take from this is that you
[549]
you somewhat know what the process looks
[552]
like so when you go to do it
[553]
you're not just walking blind or making
[555]
decisions that could hurt you
[557]
or inadvertently the seller that you're
[559]
dealing with have to remember all these
[560]
people like
[561]
they're usually in sensitive situations
[563]
right so you have to be weary of that
[565]
they're usually on a very tough timeline
[567]
they have to sell very fast for a
[568]
particular reason that's why they're
[570]
selling for a discounted price
[571]
okay and the process of actually showing
[574]
the properties to the buyers
[576]
setting up the showings all these
[578]
different things how you want to
[579]
how you want to present the deal to the
[581]
buyers all these different little
[582]
details between
[584]
we'll talk about them later right so we

talked about finding this the sellers
[587]
finding the buyers
[588]
you can hit up local real estate uh
[591]
facebook groups are really good
[592]
local ones right local real estate
[595]
investment groups that meet up
[596]
they might you know a lot of them still
[598]
have zoom meetings during this pandemic

there's there's a lot of different ways
[602]
you can sell a deal like that's usually
[603]
the easy part
[605]
and you can even work backwards by the
[606]
way and i'll explain in another video

but you can work backwards and start
[609]
with the buyer and then just go find
[610]
what they're looking for it's a
[612]
very simple way to make sure that the
[614]
properties you're looking at are
[616]
sellable
[616]
right or before you even go talk to
[618]
sellers you know exactly what your buyer
[620]
is looking for
[621]
okay so i'll probably upload that video

and the next thing that you gotta

realize is that you need to find a title
[629]
company

a closing attorney if you're an attorney
[632]
state and if you're a title state you
[634]
need to find a title company that's
[635]
comfortable with

with dealing with wholesale deals okay

the way you figure that out
[640]
is um you can call you just google
[644]
title company in x county or x city
[647]
right wherever you live memphis
[648]
tennessee title companies for
[650]
uh you know in memphis tennessee and
[652]
you'll call down the list and just ask
[654]
hey
[654]
do you guys deal with assignment uh
[656]
agreements or assignment deals or
[658]
signing deals right if they say well
[659]
what's that
[660]
well probably good sign you should just
[661]
hang up or just straight up tell them
[663]
hey i'm wholesaling a deal do you guys
[664]
do assignments or do you work with
[666]
assignments just be as transparent as
[668]
you can be so
[669]
because they're not all title companies
[671]
will do this for you
[673]
it's legal in most states i believe
[675]
there's like two or three right now that
[677]
it's not legal and you have to have a
[678]
license in and
[679]
there's workarounds and things like that
[681]
well this is this isn't the video for

but most states it is completely legal

to wholesale you don't need a license uh
[690]
uh to do it either

okay like this is an industry you can
[693]
get in with basically no experience no
[695]
licenses very and very little money
[697]
right because what you're getting paid
[699]
for solving people's problems okay
[700]
moving on

so you uh you need to find a title
[704]
company that's comfortable with doing an
[706]
assignment deal
[707]
closing on your assignment deal i always
[709]
recommend as soon as you sign a contract
[711]
you go ahead and send it to the title
[713]
company or
[714]
closing attorney the reason is you want
[716]
to go ahead and start title
[717]
to figure out if there's any issues with
[719]
it to go ahead and get the payoffs on
[721]
any liens that are there
[722]
if there's any judgments that are there
[723]
anything that could possibly
[725]
jeopardize the sale you don't want to
[728]
get all the way to the end
[729]
and you know have a buyer lined up and
[731]
everything
[732]
and all of a sudden all this stuff pops
[734]
up and you lose a deal you wasted a
[736]
bunch of time you look silly in front of
[738]
your buyer
[738]
you don't even have a deliverable
[740]
property right
[742]
those are the biggest pieces that you
[744]
have to recognize in wholesaling a
[745]
property

okay finding the seller connecting the
[749]
seller with the buyer
[750]
assigning your deal right and let me
[753]
explain that part as well

right assigning a deal basically what
[756]
you're doing is there's a separate
[758]
form i'll i'll link all these forms down

below like the

you know the contract that we use of
[762]
course i'm an attorney you need to
[764]
advise an attorney with
[765]
or your own state to see if it's okay to
[767]
use in it's usually it's it's been okay
[770]
in most states that we we operate in and
[772]
that our students are in and you need an
[773]
assignment
[775]
agreement form which is usually like a
[776]
one or two page very simple
[778]
you know fill in the spot for the buyer
[781]
uh whoever you're assigning it to you
[783]
fill in a spot for you and the fee that
[784]
you're charging
[785]
things like that it's very
[786]
self-explanatory but i'll do i'll even

do a video on explaining those contracts

and what i do i'll come back here and

okay on how to fill those out so those

are the basic pieces that's all you
[797]
really need to know
[798]
in terms of the structure of a wholesale
[800]
deal right that is the structure the
[802]
structure is finding the seller
[804]
finding the buyer which is
[806]
interchangeable meaning that you can
[807]
find the seller first or the buyer first
[809]
you know working backwards and finding
[811]
an attorney company or a title company
[814]
that will close your deal without
[816]
headaches meaning that they understand
[817]
what a wholesale deal is they understand
[819]
what they're doing they understand what
[820]
you're doing okay those are the biggest
[822]
aspects but of course you have to learn
[823]
how to comp out the properties meaning
[825]
that you have to learn how to evaluate
[826]
the value of a property
[828]
you have to learn how to not necessarily
[830]
estimate repairs but you've got to
[831]
decide is this good condition bad
[833]
condition movable
[834]
like is it you know could i move into
[837]
this thing as it is and live in it
[838]
is it livable there's different aspects
[840]
of the buy side you have to understand
[842]
when you're pitching into a buyers is it
[843]
tenant occupied is it vacant if there's
[846]
tenants there
[846]
are they paying on time how much are
[849]
they paying what's the market rent right
[851]
all these different factors
[852]
come into play when you're buying and
[854]
you're selling property regardless if
[855]
you're on the wholesale side or the buy
[857]
side
[858]
you have to understand these pieces
[859]
again we'll go over all of that now
