a sneaky little way to end up with a nice聽
house with no money or job. There are so聽聽

many benefits to owning a home and you want to聽
become a homeowner. I own dozens of properties聽聽

and I absolutely love it. It's changed my聽

talk about how you do it with no money or job.聽聽

So, the secret sauce to getting all of this done聽
is a concept in real estate we call subject to.聽聽

Subject to has been life-changing for me and聽
it was one of the things that has catapulted聽聽

my net worth. When I found out that I could buy聽
properties for pennies on the dollars, I was able聽聽

to get more houses than I could even keep. It has聽
been the funnest thing in the world and this is聽聽

how you can get it done. So, let me tell you.聽
"Subject to" is a concept where you are buying聽聽

a property from someone and you are leaving the聽
mortgage in place. Essentially, you buy the home聽聽
[157]
"subject to" the existing financing staying in聽
place. Meaning, I am buying this home subject to,聽聽

again, with the condition of you leaving the聽
current mortgage in place. Now, you usually have聽聽
[170]
to take over those payments and you and the seller聽
can write up a different agreement. But the deed聽聽
[174]
and the title and all of that is in your name.聽
I've closed on property subject to and it has been聽聽

life-changing for me. In fact, I was able to even聽
get properties for just a few thousand dollars and聽聽

I'm going to explain to you how you do that. Just聽
wanted to make sure you understood the concept.聽聽

So, like I said, buying a home subject to is very聽
simple. It's just like buying a home but you leave聽聽

the current mortgage in place. So, let me tell聽
you about the traditional home buying process.聽聽

When you usually buy a home, you usually have聽
to get financing. Meaning, you have to get your聽聽
[206]
own mortgage. You have to get qualified from聽
a mortgage lender. You have to show them your聽聽
[210]
income, your assets, your employment, your credit.聽
And they have to qualify that you can pay for聽聽

that mortgage. And many of you guys already know聽
getting qualified for a mortgage can be daunting.聽聽

And in some cases, most people get declined. It聽
really does depend on your situation. But if you聽聽

have a situation where you don't have a job and聽
you don't have very much money, most likely you're聽聽
[232]
not going to be able to buy a home the traditional聽
way unless you can buy it cash. Which is not聽聽

really a smart idea. Just being honest with you.聽
But anyway, the traditional home buying process is聽聽

very daunting. So, if you have a situation where聽
you don't have stellar credit or you don't have聽聽
[246]
income that's stable and continuing, you're聽
probably not going to get approved. However,聽聽

if you do subject to you don't have to worry about聽
that. So, let me give you all of the details now聽聽

that you understand what subject to is and why聽
you don't want to go through the traditional聽聽

home buying process. So now, that you understand聽
subject to, I know you're probably thinking,聽聽

"Noelle, why would anyone sell me their house and聽
leave the mortgage in place? That sounds super聽聽

risky for them. That sounds like they wouldn't聽
do it. Those are some of the comments that I get.聽聽

But let me give you the answer because it's a聽
very simple one. You need to find someone that聽聽

is having financial distress. Financial distress聽
opens people's minds just being honest with you.聽聽

If someone is past due on their mortgage or they聽
lost their job and so they lost their income and聽聽

they're not going to be able to pay for that home,聽
that creates a situation where they're going to be聽聽
[302]
looking for a solution. Most people do not want to聽
go through the foreclosure process. Most people do聽聽

not want to try to sell a home that needs repairs聽
and then fix the house up and then try to sell it.聽聽

Most people do not want to do this. So, if they're聽
having a situation where they are in some type聽聽

of financial distress such as foreclosure, job聽
relocation, divorce, bankruptcy, someone got sick.聽聽

You know, I can go on and on about all of the ways聽
that I've done subject to's. But the bottom line聽聽

is you need to market to people that are having聽
an issue with their mortgage. These are the people聽聽
[334]
that are going to be very open to you taking over聽
that mortgage payment for them. Especially if you聽聽

can write a contract like Noelle does where you聽
specify how long you will have that mortgage in聽聽

their name and you have a situation where you聽
know you are fixing your credit or you know you聽聽
[350]
have the money later or you even could refinance聽
it now. But you want to start making money on it.聽聽

This is the perfect opportunity for subject to.聽
There's millions of mortgages currently in default聽聽

right now in the United States. This is the聽
perfect opportunity to start marketing to those聽聽

people and get a property subject to where they're聽
not going to require you to have money or a job.聽聽

Well, they may need you to have some money聽
to catch those mortgage payments up. So,聽聽

let me tell you how you get the money because聽
I've already told you, you don't need a job.聽聽

You're not assuming the mortgage, you're not聽
going to call the mortgage company you're buying聽聽

the home subject to. So, the fact that you don't聽
have a job is not a big deal. But you're going to聽聽

need a little money if their payments are past聽
due. So, let me tell you how to get the money.聽聽

So, in a situation with subject-to, when you are聽
not involving a bank, you can borrow the money.聽聽

Essentially, you could have a line of credit,聽
you could have a credit card. You could have聽聽

your friend, your mom, your dad, whoever give you聽
the money in order to buy that home so long. As聽聽

you're able to take over those payments and move聽
into that home or turn it into a rental property,聽聽

you will be okay. You don't want to put the person聽
that is currently in a financial situation in聽聽

a worse financial situation. You need to be聽
someone that can take over that mortgage or聽聽

be connected to someone that's going to take聽
over that property and that can handle that聽聽
[424]
mortgage. Again, very easy to find. It depends聽
on what you want to do. But if you need the money聽聽

for to catch the mortgage payments up for example,聽
giving you an example of someone that's 3 months聽聽
[435]
behind on their payment. This is a super easy聽
way to start getting property subject to.聽聽

Targeting people that are behind on their聽
mortgage payment you send out some letters聽聽

or you put out signs that say "Behind聽
on your mortgage payments? We can help."聽聽

They will call you and then you're going to聽
need the money to catch that mortgage payment up聽聽

and to be able to continue on the mortgage. That's聽
really all you need. So, if they're just behind聽聽

3-4 months and you just need 5 or 6 thousand聽
dollars, I've been able to get properties just for聽聽
