video today is going to share the red

flags that he tends to see the most when
[16]
he's inspecting homes so homes home
[19]
inspections are a part of the health of
[21]
your home finding out the health of the
[22]
home that you're trying to purchase and
[24]
Rowley does that all the time you see
[25]
some red flags so Rowley thank you so

much for joining us today thanks Jim I
[29]
appreciate it alright so let's dig right
[31]
in what's the first red flag that you
[33]
tend to see when you're inspecting homes
[35]
well the the biggest the one I see a lot
[38]
certainly is moisture
[39]
I'll come across that in various
[41]
locations on the home and that's really
[42]
the biggest biggest issue you could deal
[46]
with as a homeowner is moisture in the
[48]
house whether it be at the roof in an
[50]
attic and the walls basement crawl so
[53]
that's that's the biggest thing in the
[54]
in the one flag that we are obviously
[57]
looking for making sure the home you're
[61]
gonna have moisture in the home from
[63]
time to time whether it's a roof leak
[64]
and such but we're there to help
[65]
identify that so you don't have
[67]
something built up over time and cause a
[69]
big issue okay is there what's the worst
[72]
moisture issue you've ever seen well
[74]
he'd have to be basement flooding issues
[77]
of course it's not flooding on there
[79]
it's always after the fact but I had a
[81]
basement that was carpeted it was a
[84]
great area great space they had a lot of
[86]
games and things down there didn't know
[88]
they had moisture so until you actually
[91]
look in the corners of the house look at
[93]
the carpet the trim it was wood trim you
[96]
start to get a better picture of what
[98]
might have went on in the past and a
[100]
good identifiers the things need to be
[103]
sealed up a lot more than they were
[105]
so yeah it's that's probably the biggest
[107]
place I found it is in basement okay
[110]
cool and and I think sometimes when
[111]
there's moisture issues that might bring
[113]
us to the the second red flag that you
[117]
tend to see that's very similar and kind
[118]
of connected probably with moisture
[120]
issues so what's that second red flag
[122]
yeah that would be mold or mildew in the
[125]
home so you'll never see an inspection
[127]
report necessarily that says that it is
[130]
mold 100%
[131]
you know making sure that you have it
[134]
tested at least after the fact is what
[136]
we're gonna at least make sure that you
[138]
understand when we see something that
[140]
looks dark on wood is something like
[142]
that we're certainly going to call it
[144]
out it's possible mold or mildew and
[147]
you'll usually have a recommendation to
[149]
have a test performed whether that be a
[150]
swab at that location to verify if it is
[153]
mold or not or it could even be have an
[156]
air quality test perform because if you
[158]
see enough of these things throughout
[160]
the house enough of these possible mold
[162]
or mildew spots and we'll certainly call
[164]
that out and want to make sure you have
[165]
that test it so you understand if it is
[168]
a serious problem or if it's just
[169]
directly at that particular location
[171]
where we saw some moisture intrusion so
[174]
the mold is like during the inspection
[177]
itself you aren't likely to walk away
[179]
with whether there's mold in your house
[182]
for sure or whether there's mold all the
[184]
way around that tends to be a secondary
[186]
inspection if it's noticed by the
[188]
primary inspection that's correct
[190]
we'll never call that 107 because we're
[192]
not licensed necessarily as mold
[194]
specialist or remediate remediation
[196]
specialists however certainly we're
[198]
going to be on the lookout for that and
[200]
if we see something that certainly looks
[201]
like mold we're gonna call it out you're
[204]
gonna have varying degrees of that as
[206]
well what we may see but yes the thing
[209]
is just like moisture in a home in in
[212]
pest issues there sometimes well that's
[215]
going to be hidden behind a wall perhaps
[217]
you're not going to know how serious it
[219]
could be but if we see evidence no
[222]
matter how small we're certainly going
[223]
to call it out and make sure you have it
[224]
tested and certainly if we see enough of
[227]
it recommend an air quality test be
[229]
performed as well and that could be
[231]
potentially an additional expense for a
[234]
buyer if you notice some potential mold
[237]
or some potential air quality issues
[239]
that they may have to pay a little bit
[241]
more for an additional inspection but
[243]
obviously at that point it's super worth
[244]
it right absolutely it is an added cost
[247]
and it's not something we necessarily
[248]
will do some firms may but there are
[251]
companies in the area that will do that
[253]
for you and it is an edit cost but
[255]
certainly as you said you want to know
[258]
before you move in you certainly want to
[260]
make sure it's not going to build up on
[261]
you over time
[262]
you're living there and you certainly
[264]
don't have to deal with it if you try to
[265]
sell it yeah future it's worth whatever
[267]
extra cost is associated to get that
[269]
moisture absolutely mold or mildew
[271]
inspection done okay
[273]
so the first two red flags kind of have
[275]
to do with moisture or the things that
[277]
result from moisture what's the third
[278]
one
[279]
well kind of kind of put these together
[281]
here plumbing and electrical systems
[284]
they're obviously completely different
[286]
but the point is these are systems that
[288]
run behind walls under floors and things
[291]
that aren't necessarily accessible and
[292]
visible to us when we go through the
[294]
house so we keep an eye out for things
[297]
where we can whether that be behind the
[299]
electrical panel we'll take that off and
[301]
look at the at the wires and see how
[303]
they run and make sure everything is is
[305]
done correctly Plumbing's the same way
[307]
we'll open up cabinets and run water as
[310]
we check each actual location where you
[313]
actually have access to the plumbing and
[314]
so those are big red flags if you have
[319]
of course leaks but if you see enough of
[321]
that it may may be a point where you
[324]
have to have a plumber come out and
[326]
review the house there may be more to it
[328]
than just those small leaks if you see
[331]
enough of those issues same thing with
[332]
electrical if you see a lot of issues
[333]
here and there perhaps it's an older
[335]
home and they have a lot of upgrades
[337]
electrical upgrades you have to make
[339]
sure that's done correctly it may look
[341]
fun and and you get power everywhere but
[343]
unless they had it done by someone that
[345]
was licensed to do it and it did it
[346]
correctly you know you can be doing with
[349]
a big issue after the fact if you ever
[352]
have an electrical work done on the
[353]
house they may identify it then and you
[355]
it could cost a lot to repair that fix
[357]
it absolutely are there huge parts of
[361]
either electrical or plumbing that are
[362]
just red flags in and of themselves like
[364]
an element if you see it in a house it's
[366]
like you know this is a problem well
[369]
probably more electrical and plumbing
[370]
it's a great question though electrical
[372]
you can usually tell a couple different
[374]
ways and that would be if you have
[376]
certain situations if you have radiant
[377]
heating along the floor and then you
[380]
have an electrical outlet you know not
[381]
too far from that that's a big red flag
[383]
it's got to be addressed or if you see
[387]
signs for instance when I open up a
[388]
lectric okay no I may see issues where
[391]
wiring is overheated and such those are
[394]
things you aren't going to necessarily
[395]
see they
[396]
today in the house but they will over
[398]
time a crew and build up into bigger
[401]
issues and that's usually where we'll
[402]
see it okay cool and then I would
[404]
probably add fuses in a house is that a
[407]
pretty big red flag or no well it is you
[410]
know older homes they as you inspect
[412]
them they may maybe inspect it a little
[415]
bit differently just because of code was
[416]
a little different back in those days
[418]
and not that we're code inspectors but
[419]
we'll no code at the time timeframe so
[422]
we may not call out something
[424]
necessarily because of its not code now
[426]
however refuses is a great question
[429]
that's something we'll usually ask have
[431]
an electrician come out and give you an
[432]
idea what it might cost to replace that
[433]
because that's that's certainly very old
[436]
at this point okay cool so those are the
[438]
the top three moisture intrusion and
[441]
mold milda do and then electrical
[443]
plumbing stuff what's the fourth one
[444]
fourth I would say would be your windows
[447]
that's such a huge cost if you ever have
[450]
to deal with those sometimes you can
[452]
deal with one at a time and that's great
[453]
but if you have windows that are that
[455]
are older maybe they're wooden maybe
[457]
they've taken a lot of a lot of moisture
[459]
over the years so the frame and such are
[462]
not as efficient as they used to be or
[463]
they just don't work as well as they
[464]
used to that's certainly something that
[466]
we look for and have to keep an eye out
[468]
of performance of those windows not just
[471]
environment as far as how tight the
[474]
house may be sealed up but certainly
[478]
just the function of them and so we've
[480]
the main thing again moisture intrusion
[482]
you want to make sure that's not
[483]
happening at the windows make sure
[485]
they're sealed up if you see foggy
[487]
windows and things like that you may
[488]
have a broken seal just indicators where
[490]
you perhaps could get away with
[492]
repairing may have to replace it though
[494]
okay and that's a big thing if you're
[496]
gonna have to replace windows it's just
[497]
important I know that doesn't mean
[498]
necessarily you're not gonna buy the
[499]
house you know but maybe it affects the
[502]
price that you're thinking about paying
[503]
or the investment you know you're gonna
[505]
have to make after the purchase and all
[507]
those numbers add up so having your
[509]
inspector point out something like
[510]
windows there's a key piece of your
[512]
decision making process absolutely a
[514]
great way to summon that up
[515]
okay so the fifth red flag kind of final
[518]
one's gonna be a group of things it
[520]
sounds like yes these are what I would
[521]
consider big-ticket items so you're
[523]
dealing with HVAC system whether that's
[525]
the furnace or the outside air
[527]
conditioning
[528]
it they'll make up a one system if you
[530]
will you have septic systems perhaps if
[534]
you're dealing with foundation issues
[536]
that's another one structure type issues
[538]
and the roof you know all those are
[540]
big-ticket items that we have to look at
[542]
of course those are things are gonna
[545]
cost a lot of money they're gonna really
[547]
be a big expense if you have to deal
[549]
with that and so we're hopefully going
[552]
to be able to identify for you the age
[554]
of those systems some things like septic
[557]
system we can't necessarily inspect but
[560]
you can have a company come out and pump
[561]
that system and we encourage that if
[563]
it's not been done within the last three
[565]
to five years we certainly encourage to
[567]
have that done before you buy the home
[569]
they can give you at least a visual
[571]
inspection like we went on a home and
[572]
tell you how the septic is performing
[574]
but that's a big one that will call out
[577]
and make sure it's done we can't really
[578]
tell you much more than it's there it's
[580]
in the waters flowing out so have that
[582]
done HVAC system again is one of those
[584]
things where you just don't know when
[587]
it's gonna fail if it's over 20 years
[589]
old though you know you just want to be
[591]
sure that we can identify that for you
[593]
and help you understand you're gonna
[594]
need to budget for replacement sooner
[597]
than later and so hopefully that helps
[599]
with the buying process as well
[600]
roof system is another huge one so we're
[603]
looking for issues with with the roof
[605]
whether it's it's deteriorating faster
[607]
than it should perhaps but certainly
[610]
there are visual cues as well that will
[611]
tell us how old that system is okay cool
[615]
so five red flags let's go through them
[617]
real quickly moisture intrusion in all
[619]
different parts of the house you can
[620]
experience mold or mildew you're not
[623]
necessarily going to verify whether
[625]
there's mold or mildew in the house but
[627]
you can point out if you feel there is
[629]
and then an additional inspection could
[631]
happen to give more detail to a buyer
[633]
about that the third one was electrical
[635]
and plumbing making sure that those
[636]
systems are working are in good shape
[638]
and giving the buyer an idea of maybe
[641]
how old they are and how useful they are
[644]
well electrical and plumbing is useful
[646]
no matter what but how old they are I
[648]
guess and then windows you know giving
[651]
you a sense of the age how well they
[652]
keep the house tight again whether
[654]
there's any moisture that comes in and
[655]
then finally big ticket items like
[659]
HVAC systems roof different stuff like
[662]
that you're gonna give the buyer a sense
[663]
of what what the scenario is with those
[666]
how old they are whether they need to be
[667]
replaced sooner than later right
[669]
absolutely and whether they need to be
[671]
checked before they buy perhaps is
[674]
another comment I'll throw in a lot
[675]
especially with HVAC make sure you have
[677]
it reviewed and serviced especially if
[679]
we don't have a good log on that system
[681]
to show it's been maintained over the
[683]
years right and so a lot of times people
[685]
will have the same person come in and
[687]
maintain the system often the same
[689]
people who installed it and so then you
[691]
would have a good log on your HVAC
[693]
system in that scenario unfortunately
[694]
that isn't always the case though right
[696]
that's correct
[697]
now I know we said five things but then
[699]
we're gonna throw in a bonus here at the
[701]
end something that is maybe almost more
[703]
important than any of the rest of them
[705]
and really definitely need it to be
[707]
pointed out as a potential red flag if
[709]
there was something wrong with it and
[710]
what is that really yeah that's that's
[713]
dealing with the foundation so
[716]
foundation itself is really the biggest
[718]
thing aside from moisture intrusion
[721]
because if that foundation is struggling
[723]
there's issues with cracking or or
[726]
shifting it could really be a whole
[728]
different ballgame as far as what you're
[729]
dealing with on that house even if
[731]
you're dealing with issues with pests in
[733]
a basement or crawl that will certainly
[735]
affect your foundation as they can eat
[737]
away at other things but we're gonna
[739]
look at that and we're gonna be looking
[740]
out for things like that crack moisture
[742]
intrusion in cracking moisture intrusion
[746]
locations but just overall it's it's a
[750]
huge thing you just can't go without
[751]
looking at and that's something that has
[753]
to be done it it is with any inspection
[755]
but certainly anything can be fixed it's
[758]
just a matter of us trying to help
[760]
identify anything that we see whether it
[762]
be perhaps sagging or floors that are
[765]
sloping a certain way there may be times
[767]
we'll call out for a structural engineer
[770]
to review the house based on that okay
[772]
so what are some of the common issues
[773]
you see with foundations well with the
[776]
foundations the common issues are just
[778]
floors that may slope or you may have
[780]
some sagging in a room doors that that
[784]
closed on their own anytime you come in
[786]
and have a doorstop at
[788]
our vendor roommate kind of throws a red
[789]
flag and maybe something's going on with
[791]
that foundation sometimes you might use
[793]
a golf ball and just roll it down sit it
[796]
in the floor and see if it rolls a
[797]
certain way and then getting under the
[799]
house whether it be a crawl or into the
[801]
basement and looking at the support
[803]
structure of that if it's you know
[805]
concrete pier block pier the beam
[809]
structure and all these things are
[811]
handled during construction and checked
[813]
off but certainly there are times when
[814]
when those things will fail and you have
[816]
to review it we won't necessarily tell
[819]
you that these are things that have to
[820]
be done we'll call out a structural
[821]
engineer to review that if we do see it
[823]
but more often than not any foundation
[826]
issues we're dealing with the actual
[829]
floors we'll notice that our sloping or
[831]
other things that that want to lead us
[834]
