under that, some changes have come in the definition of carpet area

Some spaces which were included earlier are no longer there

and some extra spaces have been included in it

you must have heard about such terms as carpet area, built-up area, super built-up area.

The Government of India passes Real estate regulation & development act in 2016

The main purpose of this act is to bring transparency & regulation in the real estate sector

so that builders can not do fraud in this way

you know exactly how much area you get after construction

and you will know the exact time period when you will get it

because the definition was not very clear, what is the definition of carpet area and what is built-up area

so what now in RERA is

it has been defined

carpet area has been defined as standardized term

And according to that builder will promise you to give that much carpet area whenever you go to buy a property

In this layout, I will explain, what is carpet area?

So as you see, this is a two-bedroom, hall, kitchen layout

you can see the area marked as red are the external walls of this flat

so the carpet area is

the area under the external walls

the portion marked as green is the Carpet area

so the carpet area will include all these spaces like living-dinning space

family living area, utility area

kitchen area, these two toilets

these two bedrooms

All these spaces are included in carpet area

Along with this the small change that happened under RERA

is that these internal walls were not included earlier under the carpet area

But after the coming of RERA, these will also be included in the carpet area.

And one more minor change is that

The balconies were used to be included under the carpet area as you can see the sit-out portion is the balcony

Earlier it used to be included in the carpet area but now after RERA it will not be included, which is marked with as red

Now, which more spaces are included?

These covered spaces are also included in carpet area

So to define carpet area in a single line

They are, all the rooms, living room, bed room, study room, dining room, dressing room

or any type of room is included in carpet area

Kitchen and bathroom, stores are included

along with that, we saw that internal walls are also included in the carpet area after coming of RERA

All the cupboard spaces are also included as you can see in the portion marked as green

Along with this, Internal staircase within the property unit

A staircase within a villa will also be included in the carpet area

This staircase is not external staircase, so the common staircase within a building

or multiple flats

so, let us see which all spaces are excluded

As you can see, all the external walls which are marked as red are not included

Service shaft is also not included, the two open to sky space which is crossed by red colour are not included

All the common areas, lifts, staircases, clubhouse, etc. are also not included in the carpet area

Along with this, Balcony area (sit-out space) will also not be included in carpet area

Terrace & Varanda will not be included in the carpet area

So, I think you may have broadly got the idea of which space is included in the carpet area and which space is not

Now, I will share some tips

What are the points you should remember before purchasing a property?

1. Before purchasing a property, find out what will be the exact carpet area you are going to get

How will you find this out?

Before buying a property you can ask the builder about the approved layout

As you can see, this type of approved layout is there of every property
[389]
And it is necessary for builder to submit that approved layout to the RERA authority
[395]
You can also check it online on any state website of RERA

After checking it on the website, ensure it once again that

When you take that possession (assuming 2-3 years construction)

after which you take a physical possession
[413]
than too ensure that you get the area that was promised by doing physical measurement

You can yourself do the physical measurement with the help of measurement tape

It is simple, assume

If you have to measure 9X16 from here to here you can measure this area

This will be the breadth, you can easily measure the area

By this, all your spaces add up & become equal to the area promised

Then you are good to go

Along with this remember, generally the area of internal walls is not marked

So, you can add a margin of 5-10%

You will get an idea about that, you getting carpet area that was promised or not

Whenever you compare the two or more properties then how to compare their costs

mainly compare on carpet area

Let's assume comparison of two properties for e.g.

the carpet area of A is 1000sqft. and Carpet area of B is 1200sqft.

First, you calculate per sqft. cost on carpet area

you get an idea about per sqft cost of which property is higher and on which property is lower

then you can compare in which property price is low and which one offer more facilities

let say the price is equal then we see which offer more facilities and common area

Or super built-up area calculates for the common area.

The built-up area is approx. 10% more than the carpet area

so the built-up area 1.1x carpet area can be easily calculated

The concept of built-up area is that the external walls are also included in the carpet area

This is the individual flat area i.e. built-up area

which includes external walls and all the service shaft inside the flat

Now we will talk about what is super built-up area

The super built-up area is the built-up area of individual flat + proportionate common area space

So, whenever you want to calculate the super built-up area of any flat

Let's say, If I talk about the property where the carpet area is 1000 sqft.

Lets say, built-up area 10% extra i.e. 1100 sqft.

If the common area is of 10000 sqft. and there are 100 flats in a complex

To find proportionate common area 10000/100

so we have to add 100 sqft. in the built-up area

So, the super built-up area of a flat will be 1200 sqft.

What you have done in this is..

We have added 100sqft. in 1100sqft , from which we will get the super built-up area of 1 flat

So in this way, you can compare how much super built-up area you get from different properties

If we calculate approx. super built-up area if we know carpet area

It varies from 20%-40% extra than the carpet area

So this becomes 1.2 to 1.4 times the carpet area

It depends on how much total common area space are you getting

If the common area space is more or staircases are too big, clubhouse or swimming pool are too big

So the built-up space of common area will increase, in that case it can be upto 40%

Let's assume, if you compare your two properties & let's say that the per sqft. cost of carpet area is similar

In that you can see, where you are getting more facility and where you are getting more common area

4th tip, How to calculate common area?

Note that, we only include built-up space in common area

Suppose, any swimming pool, badminton court if it is covered or built-up space, only then its area will be included otherwise not

Let's say, spaces that comes under common area are lift, lobby, common staircases, clubhouses, swimming pool

These types of areas which are covered, are included in the common area

And all the open areas like, park, garden, rooftop terrace are not included in the common area

So, whenever you buy a property you should confirm which spaces are included in common area and which are not
