day we closed on it

we're probably wasting a ton of money my

first money saving tip is when was the

last time you had your homeowners
[50]
insurance checked a lot of times when we
[52]
closed on our house that we don't even
[54]
really think about how much we could
[55]
probably save if we just did a little
[57]
bit more investigating there are plenty
[59]
of homeowners insurance policies out
[61]
there that will cover you with all sorts
[63]
of things just make sure you find the
[65]
right one for you at the best cost and
[67]
you can change it yearly it doesn't
[68]
matter you don't have to stick with the
[70]
one just because you've had them for
[71]
years I know I've made that mistake too

I've kept these papers for like three

years can I throw these things away now

tip number two is when was the last time
[80]
you actually kept a receipt of something

that was done as far as a repair on your
[84]
house I always tell my clients to make

sure that they put all of their repairs
[88]
in any folder so that way when you
[90]
decide to sell your home you can show
[92]
the buyers how you've maintained it over
[94]
the a period of time some people
[95]
actually even keep a calendar of
[97]
actually when those repairs were done
[98]
that's a little overkill as far as I'm
[100]
concerned but if you want to go that
[101]
extra step that always looks really good

to future buyers you know my husband

Charles was about as dumb as a box of

rocks he told me throw away this survey

and that man wouldn't know if a Porton

paper if it gave him a thousand paper

cuts glad I kept it dummy tip number

three is this is two documents that

seemed to go to the wayside one of them

is your flood insurance policy not just

the policy it's actually the flood

elevation certificate that's certificate

for some reason seems to get lost in the

shuffle

so either you know when you get your

losing documents make sure you take that

out of the package and put that in a
[136]
separate place a lot of times your
[138]
insurance company has a copy of that but

sometimes that even gets lost at the
[142]
insurance companies the other thing that

seems to get really lost in the shuffle

is a copy of the survey of your property
[147]
so that's just a little map that shows
[149]
where you know the property lines end
[151]
and begin it's good to keep this
[153]
especially if you're gonna go ahead and
[154]
put a fence up later on and it's also
[156]
good for your future buyers so put those
[158]
off to the side maybe even a safety
[160]
deposit box over the years I've worked

with many sellers that have bought
[167]
brand-new homes and sometimes they are
[169]
under the illusion that they don't need
[171]
to do anything to maintain that house
[172]
over the builder warranty many homes
[175]
come with builder warranties - up to
[177]
five years here in Louisiana we actually
[179]
have the new home warranty act and every
[181]
state has something a little bit
[183]
different even though you've bought a
[184]
brand-new house that doesn't mean you
[185]
don't have to do certain things to
[187]
maintain it like for instance the air
[188]
conditioning unit does need to be
[190]
serviced every single year the other
[191]
thing is to make sure that your termite
[193]
contract is up to date generally you
[196]
have to renew those about every six
[197]
months sometimes it's up to a year and
[199]
then the other thing that you need to do
[201]
is start checking around the house for
[203]
things like changing out the air
[204]
conditioning filter cracks around the
[206]
windows seals that have been broken with
[209]
caulking those are all regular
[211]
maintenance things that need to be done
[212]
that are not covered in it by any home
[214]
warranty for the love of Pete Charles

just put this on your tongue and tell me

if this battery's still good such a baby

my last tip is the most important tip of

all for you and your family make sure

that you check your smoke detectors and
[226]
your carbon monoxide detectors change
[229]
out the batteries every time you change

the time so in the spring in the fall

that's when you should be changing out
[234]
your batteries for those make sure
[236]
they're nice and fresh that your
[237]
family's protected it looks like this

week and I'll be doing a lot of dumpster

dive and trying to find all them papers

because it Charles whether you've just

purchased your home or owned your home

for a while there's gonna be some things
