you're just starting out and if you are

gonna buy from auction then definitely

so the pros the first pro to buy for
[26]
auction is usually if someone's selling
[28]
their house on an auction then normally
[30]
pretty motivated and we know that the
[32]
best deals are from motivated sellers so
[35]
just put your house on an auction you're
[36]
probably quite motivated so it is
[38]
possible to pick up bargain properties
[40]
from auctions because you're doing with
[42]
motivated sellers second pros there's no
[44]
messing around you're not gonna get into
[46]
a bidding war the drags on later you're
[50]
gonna go down to the auction you're
[51]
going to put your best offer forward if
[53]
it's not accepted fine if it's accepted
[55]
then you've got a certain short time
[57]
period complete to complete you're not

gonna get gazhams no messing around
[60]
straight to the point which you know

it's quite an attractive aspect of

buying from auction and then thirdly is

it's quite fun you know going down to an
[68]
auction there's a lot of excitement it's

quite satisfying when you win in auction

that there's are three pros the cons are

in auction it's usually flooded with

properties not always but properties

that have got something wrong with them

now that's okay if you're experienced

and you can figure out what's wrong with

the property and you can then add value

but if you're just starting out and

you're not that wise to property you can

get burned by buying your property you

can't just pull out you can't go
[95]
actually the property's got something
[97]
wrong with it I want to pull out if you

do you're gonna get fined badly so

problem properties is definitely a con

if you don't know what you're doing
[104]
second con is even if you win at the
[107]
auction you're still the loser in fact

the winner of an auction is usually the

biggest loser of them all because

imagine who here is the loser who's

prepared to pay the most money for this

pillow you know there could be if

there's 200 people in the room and

you're the person that's prepared to pay

the most then you're the loser so the

winners of the loser

the losers of the winners in away from

auction so that that's another corner

you're the person for vet to pay the

so again unless you're really wise and

you know that you're gonna pay that

amount because you're going about to add

serious value that's another con third

con and possibly the biggest con and the

reason why I advise against auctions the

most people that are starting out the

whole purpose of an auction and the way

it's wired is it's all about emotions

and what they'll do is they'll tap into

your emotions
[152]
they'll play you off against other
[154]
people to try and manipulate you into
[156]
paying the absolute maximum price you
[158]
will for that property
[159]
I really believe that when emotions are
[162]
high and you're excited and emotions are
[164]
high intelligence is low and that's
[167]
exactly what they want to happen I mean
[169]
yeah you've probably heard in my videos
[171]
before I say by with formulas not
[173]
feelings auctions often all about
[175]
feelings they trap because what happens
[177]
is because on the day if you buy it
[178]
you've got to go ahead then what happens
[181]
is before you go you're gonna do your
[182]
research you're gonna do a survey on the
[184]
property you're gonna probably invest
[185]
time and money researching the property
[188]
which means that you're now invested so
[190]
when you go to the auction you're now
[192]
invested your energy and your money's
[194]
invested and you really want that house
[196]
your end up paying over the odds for it
[198]
because you're already emotionally
[200]
attached what happens in auction is a
[201]
lot of people break the rules of not
[203]
being emotionally attached using
[205]
formulas not feelings so that the key is
[207]
be very very careful if you're buying
[208]
from auction often people think you know
[210]
oh yeah you Bible hogging properties do
[213]
you buy from auction then which is a bit
[214]
of a myth a bit of a misconception

I've actually got friends and what they
[218]
do is they buy properties that I'll run
[221]
down and need a lot of work doing and
[222]
they buy them straight up from high
[224]
street agents or from Rightmove they do
[226]
nothing to them at all they've run down
[228]
houses apart from board up the windows
[230]
and money them up a bit and make that
[231]
even worse they then put them on an
[233]
auction and they sell them for more on
[236]
an auction than they paid for them from
[238]
the high street so getting the bargains
[241]
from auctions is actually a little bit
[242]
can be a little bit of a myth so I'm
[243]
gonna give you a few tips if you are
[245]
buying from auction in how to doing what
[247]
to do firstly the castle that we owned
[249]
we bought from an auction if you're
[251]
going to go to an auction have the
[253]
maximum price that you're - you're
[255]
prepared to pay for that
[256]
prophecy in mind before you go and do
[259]
not go a pound above that price that
[263]
you've said do not go a pound of it
[264]
decide in the cold light of day what
[267]
you're gonna pay and then do not go up
[268]
and above it and that way you've got to
[270]
be super disciplined that's the first
[272]
tip or piece of advice second which is
[273]
really important is buy pre or post
[276]
auction not actually in the room and why
[279]
would you do that well if there's a
[280]
property that's going to auction work
[282]
out what you've been prepared to offer
[284]
it and then just put that forward to the
[285]
veer to the agent just say I'm happy to
[287]
buy this before it goes to auction this
[289]
is what I'm prepared to pay for it
[290]
that's a very good way to pick up
[292]
properties host auction is even better

because if you imagine how someone would
[297]
feel if they put that property on
[299]
auction and they're just desperate to
[300]
just get rid of it in one fell swoop

there was 200 people in the room let's

say and it didn't sell it didn't even
[307]
hit the reserve price that seller is
[309]
gonna have gone from motivated to almost
[311]
desperate very very motivated which is a
[314]
good time to then come in following
[316]
properties that have not sold at the
[318]
auction and then come in post auction
[320]
that's so another really good way to buy
[321]
properties and then a final little tip
[323]
around auctions that I've got is if
[325]
you're not looking to buy properties but
[327]
you're looking to package and sell
[329]
properties because maybe you've got no
[330]
money no tip that came from my friend
[332]
Kenneth Hahn he said that if you're
[334]
looking for people to sell properties to
[336]
the best place to find them is from an
[339]
auction because if you go to an auction
[341]
everyone went to an auction because
[343]
they've got money because they are
[344]
wanting to invest in orbit to buy a
[346]
property there's only one winner per
[347]
property obviously but there's others
[349]
that most people at the end of the
[351]
auction have not bought anything and
[352]
they're probably feeling very
[354]
disappointed but they didn't buy
[356]
anything that they missed out so give
[357]
her in a room filled with people who
[359]
want to buy property who are really keen
[362]
have the money people are now really
[363]
disappointed because they weren't able
[365]
to because they got kazaaam by someone
[367]
else what a perfect opportunity to go up
[369]
to them and say hey sorry you missed out
[371]
