Everytime we talk about the construction of a house... the first thing they would ask is do you have a plan?

Do you have a plan or design of your dream home sweet home?

Just like in life... if you don't have a plan? How will you reach it?

So if you don't have a plan or design of the house you wanted...

The first thing you need to do is to talk to someone who's job is to plan and design houses.

...and that is no other than the ARCHITECT.

...the Architect is the first step in the design process of a house or any human dwelling for that matter.

Step 1: Get an Architect

"Architect! Not all people know an architect? How's it gonna be?

I suggest, you ask family and friends first for referrals.

If none, the next option is you join a facebook group that includes Architects.

...and put a shout out there. It's Just put, "Looking for" or "LF" for those milleneals.

It's that simple, and I'm sure a lot of people will flood your comment box.

There are a lot of architects around... but how will you choose one?

Well, to choose an architect it's entirely up to you.

I suggest that you go with someone that you really feel good about.

...that feeling of "legit" and you feel like they won't fool you.

Because, it's just like your love life, you you wouldn't want to be hurt in the end.

It's better to check out their credentials if they're the right fit or really fit for the plans for your house.

My tip would be if you can do a background check of the architect just to be sure.

I mean it won't hurt if you ask for proper identification right?

I just want you to be secured before transacting with that person.

Remember, having an architect will mean that you will be having an interpersonal "professional" relationship with that person.

They will be like your doctor, or your lawyer... they are professionals as well.

Architects are consultants. He or she will be your personal consultant through out this whole process so choose wisely.

STEP聽2 : Plan聽with your Architect

So you have chosen an Architect to design your house.

This聽is the start of your consultation phase or with architects, this is what you call the "Pre-Design Stage."

At this stage, you can start collaborating and ask questions regarding聽the house聽you want to build.

If you have yet to get some ideas for your house...

Your architect can help you with that.

The idea is, your architect will check what you wanted for your house.

Just like the "getting to know each other" stage of a relationship.

Without the romance.

At this point you may tell your architect what you want to happen in your house.

...or in other words, you get to make a wish list.

Wait! Isn't it that the architect should be in charge of the design of my house?

Why is it that I am the one who needs to think for him?

My question to you is: Who will be living in your house?... isn't it yourself?

So I think that you should be involved in the design process of your house.

Also there are other things to consider when planning a house like...

The size of your lot area.

...or how huge is your property?

If all your room requirements will fit in the limited space you have.

...and also, the budget.

...or how much are you willing to spend for the construction of your house.

All this information will be collected by the Architect for his design proposal or the plans for your house.

Step three: you have the plan laid out.

So let's say that your architect already made a plan for your house...

...and you already approved the final plan and design.

At this stage it is now up to the architect to finalize those drawings.

...and produce complete architectural plans.

At this point, it is not only your Architect whom you will need.

Step four: getting engineers or allied services.

By this time, the architect will need other allied services.

...just like the structural engineer, electrical engineer, mechanical engineer, master plumber or sanitary engineer.

These allied trades will also be considered as your design consultants.

...and they would also help contribute to the designs of your house.

So just to give you a briefing of what the other allied services does...

The structural engineer will provide the structural design of the house.

He/She will be in-charge of making your house strong and sturdy.

In short, structural engineers make sure that your house will not break

or collapse at any given time during and after construction.

And then we have the electrical engineers.

which is also another vital component in designing your house.

Electrical engineers are in-charge of powering your house.

It's up to them how to power the lights of your house

And how you will have power in your outlets for your appliances.

The master plumber is in charge of the plumbing works of your house.

This involves water pipes for the faucets of your house...

How will water flow in your sink...

Also for the waste materials that will come from the toilet and sink

...which proceeds to the septic tank

So basically that's all that you will need for the聽entire design of聽your house.

In some case where you have heavy equipment and machineries in your house...

...you will be hiring a mechanical engineer.

That's if you want to put or install escalators, elevators or other machineries that you will need in your house.

Other trades may include a landscape architect.

If you want to put landscaping in your entire garden.

An interior designer if you want a more intricate design of your interiors.

But if you require only the basic house...

...then the other consultants I have initially mentioned are enough.

Step five: Hire a contractor!

So we finished the complete design of your house.

...from the architectural design up to its structure.

Those designs can be cost estimated by your prefered contractor.

The job of the contractor is to erect your house.

So that it becomes a reality.

General contractor is the term used so that you are sure that this is an all-around contractor

Because there are specialized contractors who offer specific services only.

So just to be sure, get a general contractor to do your house...

To lessen the things you need to think about.

After your house design has been estimated by the contractor...

...the contractor will then give you a quotation.

Now a good contractor would often discuss to you in detail the things that are included in his quotation.

Remember that the cost of constructing your house is no joke.

So make sure that you understand very the costings included in the quotation of your house.

Once you've agreed to the final price...

Is this your last and final price?

Then we go to the next step.

Step six: processing the building permits.

Remember the drawings done by your design consultants?

They will then be printed out into blueprints.

These blueprints and other documents will be signed and sealed or signed and stamped individually by...

...your Architect, Structural Engineer, Electrical Engineer and your Master Plumber individually.

Normally, the processing of building permits are included in the quotation of the General Contractor.

The contractor can also be in-charge of collecting certain documents...

Now all of these documents will be collected and submitted for the application of building permits.

These documents will be submitted to your local cityhall for building permit application.

There are other paperworks involved in processing building permits.

Step seven: construction!

Once your building permits have been approved from the City Hall

You can start building your house.
