so you currently considering selling

and you just don't know whether you

should do it now or you should wait we

want to talk about that today in the

market that i'm in in calgary
[11]
the values have really increased quite
[14]
quickly in the last number of months and
[16]
in our last video we shot we talked
[18]
about how
[19]
the every hour over the last 12 months a
[23]
detached home was making just over 10
[26]
dollars per hour
[27]
which is insane and so for calgary
[30]
anyways for where we are i want to run
[32]
through just a couple scenarios to help
[34]
maybe
[35]
uh give some clarity on what you should
[38]
be doing because honestly it comes down
[41]
to it being a personal decision in your
[44]
personal
[46]
situation just because you
[48]
have a property and it's gone up in
[50]
value doesn't mean you should just sell
[52]
it right away
[53]
and the thing here is you can only ever
[56]
time the bottom or the top by looking
[59]
backwards right that's the only way you
[61]
ever know that it was the top or it was
[64]
the bottom you can never time it
[66]
perfectly you'll never know unless
[68]
you're looking backwards so

in calgary where we are the market is
[72]
increasing things are happening and the
[75]
market is hot there's a lot of talk
[77]
about pricing there's a lot of talk
[78]
about multiple offers there's a lot of
[80]
things that are happening in our market
[82]
so

let's jump in so why would you do it now
[87]
that's we're going to talk about first
[88]
all right
[90]
and there are two things
[91]
two main factors that i want to talk
[93]
about
[94]
the first one is if you have
[98]
a rental property okay
[100]
so if you have a rental property and
[102]
your lease is in a good situation where
[104]
you could sell it
[105]
this could be a good time you could
[107]
probably pull the trigger whenever you
[109]
chose
[110]
i know
[111]
and again you only can time the market
[114]
properly looking backwards and i am
[116]
looking backwards and going oops we sold
[119]
our rental property we had four plaques
[122]
we sold that rental property last spring
[125]
yeah well
[127]
maybe not the best decision if we were
[129]
trying to get the most out of it but it
[131]
was the right time we needed to do it it
[133]
was the right thing to do at the time
[135]
and and i don't kick myself at all
[137]
because it was the right thing at that
[139]
time and so if you have a rental this is
[142]
a fantastic time to have that home put
[146]
on the market
[147]
to get more than what you've probably in
[150]
a long time been able to say that it was
[153]
worth so so that's that's the number one
[155]
number two
[157]
is if you have
[159]
a place
[161]
to
[162]
go so what i mean by that a lot of times
[165]
when you're making these transact
[166]
transitions and you've got a place that
[169]
you're going to buy you're going to sell
[171]
if you have your family or if just you
[173]
as a couple or you as a single
[175]
and
[176]
we've actually had a lot of people call
[177]
us up who've
[179]
singles right single guys that bought
[181]
something maybe a year or two or three
[182]
ago and they're looking at going well
[184]
maybe i'll just cash in and move back
[186]
home with mom and that's what i mean if
[188]
you have a place to go that you don't
[191]
have to require um you know buying that
[194]
second place well you're kind of not
[196]
tied to anything
[197]
pull the money sell the property see
[200]
what happens and kind of go from there
[202]
right so those are probably two
[205]
very simple situations uh when it could
[208]
be a good time to do it now
[211]
however
[212]
when should you wait should you do it
[214]
now or should you wait till the spring
[216]
and again it depends on your situation
[219]
but here are the two things that
[222]
that i want to talk about the one is is
[225]
well it's the opposite of the last one
[226]
you don't
[228]
have a place to go
[230]
um right now in our market uh we are
[234]
seeing
[235]
um just it is just a crazy market i had
[238]
one client here's a story i had one
[241]
someone on the phone asked me can we
[244]
put a sale of a condition of our home
[247]
on an offer to purchase on a next one
[250]
and yeah no
[252]
no seller is going to take that
[255]
because how the condition is written
[257]
anyways in alberta here is if if you do
[260]
that
[261]
another offer can come in and kick you
[263]
out essentially so there's going to be
[266]
another offer that's gonna come in there
[267]
could have been you like especially if
[269]
you're trying to compete you're not
[270]
gonna have that so you don't have that
[272]
security of a condition of selling your
[275]
property in order to buy another one so
[278]
if you need another place to move to
[281]
you might have to wait and you might
[283]
actually need to be looking to buy a
[285]
home first instead of just thinking of
[287]
selling your property okay now here's
[290]
the silver lining of that
[292]
is you have a home currently and it is
[295]
increasing in value um like but the
[299]
other ones that you're buying are also
[300]
increasing in value so you kind of have
[301]
this situation so if you're moving from
[303]
here to here um the values are going up
[306]
right and again it's this is not perfect
[309]
it's a little bit disproportional of
[310]
that
[311]
but you get what i mean so uh so that is
[314]
a good thing and if you have a place to
[316]
go you might need to wait you i wouldn't
[318]
say just put your home on first
[321]
wait or try to get a longer possession
[322]
date on it and then find something
[325]
before
[326]
because
[327]
that is stressful very very stressful
[330]
all right the second one
[333]
is
[334]
if you like to gamble so what i mean by
[337]
that is maybe you have
[340]
uh like this situation you have a rental
[342]
right you got a rental
[344]
and
[345]
you are okay
[347]
with
[348]
gambling you're like you know what
[350]
i'm just gonna see if prices go higher
[352]
i'm just gonna see what happens i i i
[355]
personally looking at this market having
[358]
nearly two decades of of real estating
[361]
under my belt
[362]
this has not happened before this type
[364]
of market that calgary is seeing and now
[367]
it's starting to see it in edmonton and
[369]
other cities we haven't seen something
[371]
like this and it really is um
[373]
it's a it's a transfer of money is what
[376]
i'm calling it right it's a transfer of
[377]
money from the other major cities coming
[380]
to calgary and alberta and in parts of
[383]
edmonton too and so it's really really
[385]
interesting to see this happening and so
[388]
if you want to just kind of hold out see
[391]
what happens
[393]
now what what could happen with that if
[395]
you're gambling
[396]
you could have
[397]
more inventory
[399]
coming on the market
[401]
uh at the same time because spring
[404]
markets usually just generate more
[406]
listings right so you could end up
[407]
having more inventory coming on the
[409]
market which means more competition you
[412]
know
[413]
but that's not a bad thing
[415]
is the demand
[417]
going to decrease or eat up that
[419]
inventory fast enough
[421]
so that you aren't able to
[424]
like you're not going to be able to get
[426]
the most that you can i don't think so
[429]
there's a lot of people that we talk to
[430]
who are moving here who are making plans
[433]
in buying and selling and they still are
[435]
thinking you know what i'm going to do
[436]
it in may june
[437]
i don't know why that is but a lot of
[439]
people do that june is typically one of
[442]
the june 30th actually is typically the
[445]
busiest day in real estate like the most
[448]
amount of transactions
[450]
that we've been told from lawyers over
[452]
the years today that is like the busiest
[454]
day they have
[456]
in real estate is the end of june and so
[458]
um yeah so there are some some things
[460]
that you kind of are risking when you're
[462]
looking at that but at the end of the
[464]
day it comes down to your personal
[465]
situation
[467]
and you have to be able to know what to
[469]
do so in the description if you want to
