series that i'm doing here on my channel

all about investing in real estate i

mentioned this in my last couple of

videos but in case you missed it yes i

am house hunting again you guys saw the

whole house hunting process when i was
[23]
looking for this house and i ended up
[25]
building this house from the ground up

and i showed you guys the whole entire

process of that and i'm actually still

currently doing a series about

furnishing and remodeling this house

that i live in but i'm starting a new

series about my investment properties

i'm not moving you know i'm not even

done with this house but i want to get

into investing real estate so i'm
[45]
planning on buying a property very very
[47]
soon and even beyond that i'm actually
[48]
planning on buying several properties in
[50]
the near future to build up my portfolio

so in this video i'm going to show you

the first six properties that i looked
[58]
at and just kind of give you guys the
[59]
rundown and my thoughts and my feedback

as someone who is new to this okay i

just want to put that disclaimer out

there i am very new to this i'm hoping

that this series will basically be a

learning experience for the both of us

i'm just taking you guys along for the

journey of me just kind of freshly

getting into this and learning as i go

and i know you guys probably have a lot

of questions about this whole process

you know what exactly am i even doing

why am i doing it what are kind of the

more technical ins and outs of the whole

entire thing and don't worry i am going

general but for now let's just get

straight into the houses because that's
[113]
the fun part so i'm working with a
[115]
realtor and he started off by showing me
[118]
a bunch of houses online sending me the
[120]
online listings i looked through
[121]
probably about 30 houses and i picked
[125]
out 12 of them that i liked that i was
[127]
interested in actually going to view in
[129]
person and then by the end of it all
[131]
only six of them were basically
[133]
available to view because the other half
[135]
of them were already spoken for if you
[137]
don't know i do live in austin texas and
[139]
i am house hunting in the austin area
[142]
and the austin market is crazy right now
[144]
things are moving fast so just in the 24
[148]
hours that it took for me to send my
[149]
favorites over to the realtor like half
[151]
of them were like already gone so we
[153]
started off with these first six houses
[156]
and these six houses are within a
[158]
certain budget that i want to stick to
[160]
certain locations that i want to stick
[162]
to and also i am specifically looking
[165]
for houses that need to be updated need
[167]
to be fixed up i specifically want a
[170]
project like that
[172]
so house number one this is the very
[174]
first house that i have looked at and i
[177]
also didn't really fully know what i
[179]
wanted this house was cute you know it
[181]
was definitely somewhat what i'm looking
[184]
for but kind of the main thing about
[186]
this house is that it really didn't need
[188]
too too much work and i felt like i
[191]
might want to take on a little bit of a
[193]
bigger project possibly this house
[195]
definitely did need some work like the
[197]
kitchen needed to be updated i would say
[200]
you know things like the backsplash tile
[202]
could be switched out for something more
[203]
modern even the countertops possibly the
[206]
cabinets could be judged up maybe just
[208]
painted i would also probably update the
[210]
bathrooms because some aspects of the
[212]
bathrooms were a little bit outdated but
[214]
the floors throughout the whole entire
[216]
home were already just freshly replaced
[219]
it had a really nice carpet really nice
[221]
flooring in the kitchen and you could
[223]
see that all of the walls were just
[225]
freshly repainted so overall there were
[227]
a few cosmetic changes that i could do
[230]
to this house but at the same time
[232]
certain things were already updated so
[234]
it just wouldn't be much of a project i
[236]
do think that the outside of the house
[238]
could use some extra curb appeal it had
[240]
kind of a weird patio and just kind of
[243]
you know updating the landscaping and
[244]
making it look nicer from the outside
[246]
could also be part of it but like i said
[248]
in general this is just the first house
[250]
that i'm looking at i'm not gonna jump
[252]
on the first house that i'm looking at
[253]
anyway i wanted to look at the other
[255]
houses and kind of compare and contrast
[257]
so then we went on to the second house
[259]
and this house was an example of a house
[261]
that had already just recently been
[264]
flipped by somebody else you can see
[266]
that someone clearly just went in there
[267]
and renovated it except they kind of did
[269]
a bad job when you first glanced at it
[272]
it looks kind of nice and updated and oh
[274]
they've added these modern finishes but
[275]
when you really look deeper at it it
[278]
just wasn't really done with quality
[280]
work and attention to detail and not
[283]
everything that needed to be updated was
[286]
updated the kitchen looks nice and
[287]
modern but the cabinets were installed
[289]
all crooked when you look closely the
[291]
knobs were all off center the walls and
[293]
the ceilings throughout the home were
[295]
clearly old and kind of like cracking or
[298]
just needed to be refinished or patched
[300]
they had done things like left the old
[303]
broken cracking doors but just repainted
[305]
over them white and switched out the
[307]
door knobs fresh doorknobs but not fresh
[310]
door and that type of rushed like
[313]
lipstick on a pig work was done
[315]
throughout the whole house there was
[316]
also a sunken living room in this house
[319]
which is just like an old outdated style
[322]
and nobody likes that anymore so that
[324]
would really need to be filled in you
[325]
would pour concrete to fill in the floor
[328]
to bring everything up to the same level
[329]
but then you would also have to adjust
[331]
all the doors and windows and everything
[333]
else to accommodate for that so that's a
[335]
pretty big renovation and then there was
[337]
also this stone wall going around the
[339]
living room which i didn't mind it i
[341]
think there's a way that you can
[342]
definitely still make that look updated
[343]
and make it look nice but it had like
[344]
this weird built-in outdated cabinet
[347]
that was just kind of weirdly off center
[349]
i would take that out and i would kind
[350]
of adjust the stone in some kind of way
[353]
to just make it look more modern overall
[355]
the living room to me felt like it
[357]
needed a good amount of work and that
[359]
seemed like too big of a project
[361]
especially for my first property and the
[364]
idea of just kind of going back and
[366]
redoing recent work that somebody just
[369]
did badly just wasn't very enticing to
[372]
me so then the third property was
[374]
actually a town home in one of those
[376]
like town home communities where they
[378]
all look the same from the outside and
[380]
probably in this specific one they
[382]
probably all look the same on the inside
[384]
as well i believe these were built in
[386]
like
[387]
2007 so the thing about this one because
[389]
it is a town home because of the type of
[391]
community that it's in it had like high
[394]
hoa fees and just like high taxes and
[397]
overall like the financial aspect of it
[399]
like the math wasn't really mathing for
[401]
what i was trying to do and also even
[404]
though it was built in the 2000s and it
[407]
definitely looked outdated it didn't
[409]
look old and run down it didn't
[411]
necessarily look like it needed to be
[414]
updated things were not broken and
[415]
cracking and falling down it just looked
[417]
a little bit like out of style but still
[420]
in good condition i think that someone
[422]
could easily move into this townhome
[424]
just as it is and be perfectly happy
[426]
with it so it just didn't really feel
[428]
like the right type of fixer-upper
[430]
project and like i said with the
[432]
financial aspect just not really making
[434]
sense it just it just didn't seem like
[436]
it would be worth it so we really didn't
[438]
spend too much time looking at this
[439]
townhome i just knew off the bat that
[441]
this type of town home in this type of
[443]
community just wasn't really the type of
[444]
project that i was looking for so we
[447]
moved on over to the fourth property and
[449]
this one was a really cute little house
[451]
i really love the neighborhood
[452]
neighborhood was super cute and inviting
[454]
and right off the bat first impressions
[456]
walking in this really looked like the
[458]
type of property and the type of project
[460]
that i am wanting to take on overall the
[463]
house looked like it was in good
[464]
condition had good bones you know
[466]
nothing you know terribly wrong with it
[469]
but just needed to be cosmetically
[471]
updated so like redoing the whole
[473]
kitchen new cabinets new countertops new
[475]
appliances new light fixtures just so
[478]
that everything looks a lot more fresh
[479]
and modern and updated little things
[481]
like ripping out the little half divider
[484]
wall but not big things like ripping out
[486]
full walls and re-doing you know the
[489]
layout of the whole house maybe things
[491]
like updating flooring and trim and of
[493]
course like repainting also the
[495]
bathrooms were kind of outdated so i
[497]
could update the cabinetry and the
[499]
bathroom fixtures and light fixtures in
[501]
there so i was really really liking this
[504]
house it felt like the perfect balance
[506]
of enough work but not too much work but
[510]
there was one weird thing about this
[511]
house it smelled like pee and i think it
[515]
was cat pee i have a cat if y'all have
[517]
cats y'all know that cat pee is
[519]
notorious for having a certain smell and
[521]
for lingering and the fact that like we
[523]
couldn't tell where it was coming from
[525]
and it was pretty strong in the area
[527]
like by the staircase that was kind of
[529]
alarming because if we can't get that
[531]
smell out then that's going to be a
[532]
problem so i don't know but i definitely
[535]
kept that one on my list and just kind
[536]
of kept it in mind as far as an example
[539]
of like what i'm trying to look for
[541]
moving on to the fifth house this one
[544]
was more similar to the second house the
[546]
badly flipped house because this house
[548]
had also obviously just been flipped in
[551]
a sense or updated in a sense except
[553]
they did do a better job on this house
[556]
that other one like it just was poor
[558]
quality this one like the quality of the
[560]
work that they did do was better there
[563]
was just some areas like in the
[564]
bathrooms where you could see that it
[566]
was either rushed or unfinished or there
[568]
was more that they should have done to
[570]
kind of match the part that they updated
[572]
to the part that they didn't update so
[574]
there wasn't as many things in this
[576]
house that would need to be re-re-done
[579]
like the kitchen for example was already
[580]
done really nicely i probably would
[582]
leave that alone but the outside of this
[585]
house definitely needed some work i felt
[587]
like the paint choices were very strange
[589]
like the color that they chose for the
[591]
trim on the house and the color that
[592]
they chose for the front door the front
[594]
door itself which was like a new door
[597]
but a old style and a really weird blue
[600]
color so i would definitely like switch
[601]
out that door switch out the colors
[603]
repaint the outside of the house just to
[605]
make it look more cohesive but one thing
[608]
that my realtor noticed and pointed out
[610]
about this house is that there might be
[611]
some bigger underlying hidden issues
[614]
like he noticed in the water heater
[616]
water tank closet thing that there was
[618]
like something weird going on with the
[620]
tank sinking into the floor and just
[622]
things like that that could end up being
[624]
big issues and i definitely don't want
[626]
to have to deal with stuff like that i
[628]
just want to do the fun cosmetic work i
[630]
know that i'm not gonna be able to
[631]
completely avoid issues like that but i
[634]
would like to try to if at all possible
[637]
and then the sixth and last house that
[639]
we looked at on this day which yes we
[641]
did look at all these houses in a row on
[644]
the same day so it was actually kind of
[645]
nice to be able to compare them back to
[647]
back but this last house was looking
[650]
very promising again it looked like the
[652]
type of project that i want to take on
[654]
the only thing that stood out
[655]
immediately about this house was the
[657]
location because it was right next to a
[660]
commercial like strip mall area and
[662]
that's really not great the other side
[664]
of it was like a nice quiet neighborhood
[666]
but like right here was a strip mall and
[668]
i know a lot of people don't like that
[671]
so this house felt like it was in decent
[673]
condition again no huge you know
[676]
structural issues or things like that
[679]
but it was just really really ugly like
[682]
really ugly i walked this house and i
[684]
was like i know i saw the pictures
[685]
online but like dang like the tile and
[688]
the colors and the paint colors and the
[690]
wallpaper and just everything i was like
[691]
oh lord i don't know who decorated this
[693]
house but it definitely needs to be
[696]
completely redone as far as the like i
[698]
said cosmetic work the aesthetic just
[700]
making it look cute doing that surface
[702]
work of completely redoing the kitchens
[704]
new cabinets new countertops possibly
[707]
new appliances redoing the flooring and
[709]
the paint and the light fixtures like in
[711]
every single room bathrooms included
[714]
switching out the fixtures you know just
[716]
redesigning the whole aesthetic of this
[719]
house even the outside of the house i
[721]
wasn't a big fan of the overall like
[723]
color scheme of the garage door and the
[725]
front door maybe even possibly switching
[727]
out the garage door entirely painting
[730]
the front door a different color of
[731]
course doing landscaping so yeah overall
[734]
this whole entire house on the inside
[736]
and outside was just very ugly and it
[738]
needed a lot of work but that's perfect
[741]
because that is what i am looking to do
[743]
i was almost wanting to move forward
[745]
with this house and like work towards
[747]
making an offer and everything because
[749]
it just really seemed like the right
[750]
kind of project but my realtor stopped
[752]
me because he was like hey this location
[755]
with it being right here by the strip
[756]
mall and the price and everything and
[758]
the amount of money you would have to
[759]
put into it to remodel it he started
[761]
crunching the numbers he started
[763]
comparing to you know the surrounding
[765]
neighborhood and he just was like i just
[767]
wouldn't recommend it the numbers like
[770]
again the math is not matching and i
[771]
think this location is going to be a
[773]
problem and the realtor that i'm working
[775]
with is very experienced he has done
[777]
what i'm currently trying to do several
[780]
times before so i definitely trust his
[782]
advice so i was like you know what
[783]
you're right let me you know slow my
[785]
roll these are just the first six houses
[787]
day one of looking at houses so let me
[789]
just calm down i don't need to make an
[791]
offer on anything today so i did not
[794]
find the perfect house but like i just
[796]
said that was just day one of looking i
[798]
already actually have a whole list of
[800]
houses that i need to go look at and i
[802]
am going to be looking at who knows how
[804]
many houses before i find my perfect one
[806]
to start off with and luckily i have
[808]
built up a whole team of people
[810]
basically experts in this field who are
[812]
going to be able to help me make the
[813]
right decisions when it comes to
[815]
choosing the right house and doing the
[816]
remodeling and everything like that but
[818]
i will go into more of those details in
[821]
my next video like i said i'm going to

be doing another video just breaking

everything down going into a lot more

detail about this actual process what it

means to be investing in real estate how
