going to go over the definitions i'm

going to explain the process

but most importantly i'm going to give

you a step by step so that after you

you can pull your own lists and you can

start getting on those phones so there's

no excuses

in order to start making these calls so

first and foremost what a

pre-foreclosure is so if you're new to

the channel and you don't know
[75]
really what that is or what type of list

that is

someone that is in pre-foreclosure it
[81]
means that they are
[82]
in default which means they have not
[84]
paid their mortgage right
[86]
but even though the foreclosure
[88]
proceedings have started
[90]
they don't currently have an auction
[93]
date which is a foreclosure date
[94]
so someone can be in foreclosure but not
[98]
be foreclosed on yet which means that
[100]
this gives you a window of time and
[102]
opportunity to be able to step
[104]
in and still help them now with this
[107]
list
[108]
you do have motivated sellers because
[110]
they know
[111]
that they are facing foreclosure and
[113]
that they need help
[114]
but you have people that don't want to
[116]
sell so they're motivated but they're
[119]
only motivated out of desperation
[121]
not because they actually want to sell
[123]
so if you are a real estate investor

or you are a real estate agent remember
[128]
that going into it
[129]
that these are a different kind of
[131]
client and it's a different type of
[132]
motivation

so before you can even cold call you

need to know how to find these people

right

these look at all these comments where

do i get pre-foreclosures where do i get

them so

that's what we're going to do today on

the channel okay so

in order to understand where they are
[174]
in the process you have to understand
[177]
the state that you live in
[178]
okay and what i mean by that is do you
[180]
live in a state that has a judicial
[182]
foreclosure system
[183]
or a non-judicial a judicial foreclosure
[185]
system in order to be able to foreclose
[188]
on a homeowner
[189]
they have to go through the courts which
[191]
takes a lot longer
[193]
and the dates are unpredictable they
[196]
could set a date in the middle of the
[197]
month
[198]
the end of the month or the beginning of
[199]
the month but the process is a lot
[202]
longer in order to get the house back if
[204]
you live in a non-judicial state like
[206]
texas
[206]
that's where we're at the foreclosure
[208]
process is very quick
[210]
it could easily take as quick as four to
[212]
five months
[213]
to for the entire process to be able to
[216]
foreclose on someone
[217]
they have to send a notice of default
[219]
and then once they send that
[221]
acceleration notice
[223]
asking for the full amount of everything
[226]
that's been passed due
[227]
then they can move forward and set a
[229]
sale date now the reason why i say that
[231]
is because that way you know going into
[233]
it when you're pulling these leads
[235]
what your timelines look look like
[238]
so that you know how much time you have
[240]
to be able to follow up with these
[242]
homeowners
[243]
as well as what your strategy is going
[245]
to be to be able to either sell
[247]
or buy the property okay so find out
[251]
whether you're in a non-judicial or
[253]
judicial state
[254]
and then understand the timelines going
[256]
into this because this is also going to
[258]
help you
[258]
make better calls all right so the
[262]
system that i have pulled up

is vortex which is used through red x um

this and this for this system

particularly i'm going to

uh put it in the notes of the video

um so that you guys have the link that

you guys can go if you guys want to use

i think that this is one of the easiest

systems and when i was cold calling

this is what i was using so that's why

i'm showing this to you because

i feel like this is one of the easiest

in order to get data

especially if you're a real estate agent

if you're a real estate investor and

you're looking to stack lists

like vacant properties and things like

that i have a completely different

um system that you would use i

am all about simplicity right guys

i'm a salesperson but that also means

i'm adhd so

i need something that's going to be
[310]
extremely simple
[312]
user friendly and something that i can
[314]
just start making my calls

right okay and i know that everyone's
[318]
going to have their own but like i'm
[319]
going to show you the most important
[321]
things okay
[322]
so on the left-hand side you're gonna
[324]
see

um the filters right so you're gonna see
[328]
whatever leads that you've purchased
[330]
in and for you for pre-foreclosure
[333]
when you sign up you're gonna wherever
[335]
you go whether it's red x or something
[337]
else

foreclosure and auction leads okay

so pre-foreclosure and auction leads the
[344]
reason why you want to do both
[346]
is because you want to be able to get
[347]
the people that don't have the auction
[349]
date yet
[350]
but you also want people that do have
[352]
the auction date because
[354]
you know that they're they're going to
[355]
need to move quick okay
[357]
so click if you click on the actual
[360]
person so you're going to be able to see
[361]
the information you're going to get the
[363]
names
[364]
the address and then what i really like
[367]
about this system

is if it's been listed or if it's
[370]
currently listed with an agent
[372]
like online you'll see all of the
[374]
information here
[375]
and on here you'll see that this has an
[377]
auction date of
[378]
september 7th so when i'm calling i know
[382]
automatically all of this information
[384]
this will also help me when i
[387]
if i'm prospecting if it's already
[388]
listed then i know they're already
[390]
represented by an agent so i can just
[392]
trash the lead
[393]
right the cool thing the other cool
[395]
thing too about this system
[396]
is that they have um pre-foreclosure
[399]
scripts
[400]
now remember scripts are just a guide
[404]
right but if you've never made calls
[406]
before it's a great resource
[408]
okay so the other cool thing is that

they do already have like
[412]
a pre-foreclosure script now disclaimer

and i've said this in my other videos be

careful with scripts

it's a great guide if you are just
[420]
making your calls for the first time
[422]
and you're nervous and you don't know
[424]
what to say but

i highly recommend you know
[428]
memorizing the script first before you
[430]
start making the calls

so that way you have a flow of the

conversation but you don't want to sound
[436]
like a robot
[436]
right so remember going back to that

other video that i told you guys

that you need to watch um i talk about

that a lot in building rapport

but this is a cool resource especially

if you've

never made calls before so like here you

the property owner um so anyway so they

have a bunch of scripts and then they

also have

um a lot of resources so i think that's

cool especially if you're a new agent

um here you have already pulled up the

tax rolls

so instead of having to go to several
[466]
different
[467]
um systems you have everything right

here

um so here you have who who whenever in

the county wherever it's filed the
[475]
lender
[476]
if the property is in foreclosure it
[478]
tells you the auction date where it's at
[481]
um you can even get market insights
[483]
which i'm not
[484]
subscribed to it but you can get market
[486]
insights to give you an idea
[488]
of like the median list price days on
[490]
market things like that and then
[492]
when you're making when you're actually
[494]
making the call so i'm gonna go back to
[495]
the main
[496]
you have a dialer and you load the list
[500]
into the dialer and then that way when
[501]
you're
[502]
actively making the calls you can make
[504]
notes and be able to
[506]
categorize all of the leads so it's
[509]
super simple
[510]
you can make a filter or a folder of
[513]
people to call back
[514]
if you actually you know made contact
[518]
you know or if you've emailed them or
[520]
whatever and then you can put your notes
[521]
at the bottom
[522]
so it's super simple everything is
[525]
already here for you
[526]
if you look on the right hand side these
[528]
are all the leads the contact
[530]
information and then
[531]
roughly the price so it really does a
[534]
lot of the work for you
[535]
and the biggest thing for me is again

having it all in one place
[540]
um the vortex um uses
[544]
uh spokeo so spokeo is a
[547]
skip tracing company just like you can
[550]
individually skip trace but it's already
[553]
integrated so spokeo uses one of the
[555]
best
[556]
um is one of the best places to get data
[558]
because they pull it from like social
[560]
media profiles and
[562]
you know google and all that so i've had
[564]
a really
[565]
i've had really good luck on getting
[567]
accurate information
[569]
the other thing too is being able to
[572]
have
[572]
you know emails and like i said social
[574]
media profile so that you can
[576]
really target and hone in on these leads

um

another question that i get asked a lot

you know what do you recommend as far as

right now like so when i'm making this

we're in what month is it august of 2021

right now we have foreclosures that are
[593]
going to start hitting the market right
[595]
so

the next sale date is september 7th and

and this is for non-judicial like texas
[601]
so we already have a bunch of sale dates
[603]
um so now we have a bunch of sale dates
[605]
coming up so when are we going to be
[606]
able to see that data so if
[608]
as i just showed you now we're starting
[610]
to see all the new postings
[612]
so right now more than ever we have more
[615]
accurate data and more people in
[616]
pre-foreclosure than we
[618]
have had in the last two years um if
[621]
in your state you're in a judicial state
[623]
i highly recommend
[624]
going back to march of last year of 2020
[629]
because if they haven't if they've been
[631]
in default
[632]
or if they've been in forbearance and
[634]
they haven't you know
[636]
had time because they stopped to go
[637]
through the process since it's so new
[639]
with the moratorium getting
[640]
being expired um it might not be public
[643]
posting
[644]
but they weren't default before the
[647]
foreclosure moratorium so
[648]
you'll be able to get that data so
[651]
hopefully that was helpful

um i i highly recommend that system

especially when you're just starting out

if you are looking to stack

information i highly recommend batch

leads

which we'll also put in there batch

leads gives you the opportunity to be

able to stack lists

so this is specifically for real estate

investors if you're looking for

um you know people in probate if you're

looking for

um properties that are also vacant you

can be very specific with the data

but it is a little bit more complicated

because you have to

also you know get the you have to also
[687]
skip trace them or whatever
[688]
and so that's why i always stick to

vortex and the other cool thing too

is i'm a paper to pen person so i would

um

export all of them into a pdf and print
[697]
them out so that when i'm making the
[698]
calls too
[699]
i can make physical notes so however you

do it

it doesn't matter just make sure that

you are getting
[706]
pre-foreclosure and auction to start out
[708]
with
[709]
um and then going to watching that video
[712]
so that you can learn how to speak to
[713]
them

remember it doesn't matter about being
[716]
perfect it just matters that you take
[718]
action so start making the calls don't

be someone that's just consuming the
[723]
information

actually do it you the best

teacher is experience i built my entire

business

starting out cold calling and i help

and really you know be able to con to

be amazing overnight i don't care if

you're in sales

and you are you feel confident that you

if you don't know what you're talking

about it's going to come through

want to be closed

they want to know that you care so
