best neighborhoods here well I'm gonna give you 17 of the best neighborhoods to

live in Boca Raton so stay tuned what's up everyone its tanner and it's so good

probably already know that there are a lot of gated and Golf communities here
[47]
and yes it is a wonderful thing but what typically comes along with that our HOA
[51]
fees and for those of you that aren't familiar with them HOA stands for
[55]
homeowners association so everyone inside these communities are required to
[59]
pay a fee to help them maintain the common areas or the amenities of the
[63]
neighborhood which could include anything from lawn care and landscaping
[66]
to the swimming pool clubhouse Golf Course tennis courts playgrounds you get
[71]
the idea now as great as all these amenities are you have to decide if it's
[75]
worth hundreds or even thousands of dollars in extra charges every month and
[79]
to some people it's well worth spending that extra money but I do have people
[83]
reaching out to me every day with questions about moving to Boca Raton and
[87]
a lot of them are just looking for a nice community that's safe with good
[91]
schools and would rather not have to pay those expensive HOAs every month and
[96]
that's exactly why I put together this list of 17 of the best neighborhoods in
[100]
Boca that don't have HOA fees and speaking of people reaching out all my

important to note that this list is in no particular order and I'll be

including neighborhoods with homes that range from affordable price points all
[119]
the way to ones where the home prices can exceed several million dollars so

make sure you stick around for all 17 because your perfect neighborhood just

might be on this list number one on our list is Boca Raton square located in
[131]
East Boca it's one of the pioneer in communities here and the neighborhood
[134]
was developed in the 1960s and 70s homes in Boca ratone square are gonna be
[139]
mostly three and four-bedroom ranch style houses on quarter acre lots and
[143]
it's located about ten minutes from the beach so a lot of these homes also have
[147]
pools and if you have children or maybe you're planning on having some in the
[151]
future the neighborhood is zoned for some of the best public schools in South
[154]
Florida including Addison Meisner Elementary which has a 10 out of 10
[158]
rating so the big question is what's all this gonna cost well Boca Raton square
[162]
is surprisingly affordable with current home prices starting at $400,000 moving
[167]
on our next neighborhood with no HOA is Palm Beach farms also located in East
[172]
Boca just south of Boca square Palm Beach Farms is a beautiful neighborhood
[175]
with tree-lined streets and for the most part the homes are gonna be larger than
[179]
those in Boca ratone Square and it's perceived as being a little bit more
[183]
upscale than its neighbor so most homes for sale are gonna be in the price range
[187]
of the mid 500 thousands to just over $800,000 but there are some waterfront
[192]
homes in Palm Beach farms as well and they're situated right along the
[195]
Hillsborough canal which will offer you ocean access right from your backyard
[198]
and the homes along that street are going to be priced accordingly many of
[202]
them into the multi-millions of dollars so our next neighborhood is Royal Oak
[207]
Hills located adjacent to Boca raton square in East Boca the homes here are
[211]
built around the same time frame as Boca raton Square but sit on larger Lots and
[216]
this community is also perceived to be slightly more upscale and also several
[220]
homes in Royal Oak Hills are on smaller canals right off of the more well-known
[224]
Hillsborough Canal but they do have ocean access but with fixed bridges so
[228]
as long as you don't have a very large boat yacht or a sailboat you should be
[232]
able to get out to the Atlantic with no problems number four on the list is Boca
[236]
Harbour a waterfront community in Northeast Boca Raton this neighborhood
[240]
is located just north of Yamato road in between federal highway and Ocean
[244]
Boulevard Boca Harbour was established in the 1950s and 60s but a lot of the
[249]
original homes have been torn down and replaced with luxury waterfront mansions
[252]
but if you like boating this might be the perfect location for you because
[256]
homes in both a harbour typically have between 70 and 90 feet of dock space
[261]
on deepwater canals with no fixed bridges to the intercostal waterway all
[265]
the way out to the Atlantic and Boca Harbour homes are gonna range
[269]
from 900,000 to over five million dollars all right the neighborhood of
[273]
Bel Marra is located adjacent to Boca Harbor in Northeast Boca Raton and it's
[277]
comprised of luxury waterfront homes as well and Bel Marra offers similar sized
[281]
waterfront Lots as Boca Harbour and the homes are just as beautiful as its
[285]
counterpart conference ridge number six and sticking with what seems to be the
[289]
trend here it's also located in East Boca Raton and this community was
[293]
established also in the 1950s and 60s conference Ridge along with Conference
[298]
Lake estates have single level ranch-style homes many of which include
[302]
swimming pools and fenced in backyards next we have old Floresta and it's
[307]
actually one of the first neighborhoods to be developed by Addison Mizner and
[310]
East Boca and now it's designated a historic district and the old Floresta
[314]
homes offer lush landscaping with canopy trees and old spanish-style architecture
[318]
and you're gonna find these homes to be on large lots that are typically over a
[322]
half acre in size and offer privacy and plenty of room to roam and it's no
[326]
surprise that these homes in old Foresta are highly sought after and they tend to
[330]
sell quickly when they do become available in these luxury homes range in
[333]
prices from eight hundred thousand to two million dollar price point number
[337]
eight is Paradise Palms a single-family home community located in central Boca
[341]
near the upscale Boca Town Center Mall now Paradise Palms was developed in the
[345]
1960s and consists of quaint ranch-style homes many of which have private
[349]
swimming pools and beautiful tropical landscape yards the homes for sale in
[353]
Paradise Palms range from price in the mid 400 thousands to 600 thousands and
[358]
typically between 1500 and 2500 square feet in size next is Golden Harbour and
[363]
it's a waterfront community consisting of a little less than 200 single-family
[367]
homes and this waterfront neighborhood is so desirable because of its close
[371]
proximity to the Boca Inlet and all the activities available in downtown Boca
[375]
which are just about five minutes away so the homes in Golden Harbour are super
[379]
spacious many of which exceed five thousand square feet and sit on
[383]
deepwater Lots with direct ocean access so it's no surprise that Golden Harbour
[387]
attracts avid boaters number 10 Lake Rogers Isle is a highly desirable
[392]
waterfront community located within walking distance of the beach and many
[396]
of the residents take advantage of the location by taking a short walk
[399]
down Spanish River Boulevard right to the beach and Lake Rogers is located in
[403]
East Boca at the corner of federal highway and Spanish River Boulevard and
[407]
the homes here are on larger Lots with amazing water views of the intercostal
[411]
waterway and since the streets aren't very long Lake Rogers homeowners can
[415]
take advantage of these views right from their own backyards so what's the cost
[419]
of a single-family home within walking distance to the beach well homes in Lake
[423]
Rogers range in price from around 1.5 million dollars and exceed the five
[428]
million dollar mark number eleven is a neighborhood called Spanish River land
[432]
and it's a desirable beachside community located in East Boca just east of the
[437]
intercostal waterway near the Boca Raton Resort and it's just steps away from the
[441]
beach so several homes in the estates section are situated directly on the
[445]
intercostal waterway offering magnificent water views number 12 Mill
[449]
Pond is a single-family home community located off of st. Andrews Boulevard and
[453]
central Boca and Millpond has its own private park sidewalks tree-lined
[457]
streets and northern style homes with brick and wood accents so Millpond
[462]
homes that are gonna be for sale they're gonna be in the price range of the mid
[465]
500s to just under $800,000 TimberCreek is number 13 and it's located adjacent
[471]
to Millpond off of st. Andrews Boulevard and TimberCreek and Millpond
[475]
are both in excellent locations just a minutes drive to the Boca Town Center
[479]
Mall Timber Creek homes are slightly less expensive than Millpond ranging
[484]
from the high 400 thousands into the $600,000 price range number 14 Boca
[489]
Riviera is a beachside community comprised of single-family homes in
[492]
southeast Boca and Boca Riviera has both waterfront homes as well as dry lot
[497]
homes both of which are gonna be within walking distance to the beach and most
[501]
of these properties are gonna be the over the 1 million dollar price point
[505]
Boca Madera is number 15 and it's located across the street from timber
[509]
Creek and Mill Pond off of st. Andrews Boulevard in central Boca and Boca
[513]
Madera is the most affordable community on the prestigious st. Andrew's
[517]
Boulevard with homes ranging in price from the high 300 thousands into the low
[521]
$500,000 price range 16 is Walker's K and these luxury waterfront homes are
[526]
situated on wide canals with no fixed bridges all the way out to the Atlantic
[530]
Ocean and it's a super desirable neighborhood
[532]
so you typically won't find a lot for sale but when they do come on the market
[536]
you can expect to pay at least a million dollars all right number 17 Sun and surf
[540]
located east of the intercostal waterway in South Boca ratone
[543]
Sun and surf is also located within walking distance from the beach at the
[547]
time of this video there's only one home for sale in the area and it's listed for
[551]
