And in this video, I wanna talk about ways in which

you can get paid by the Federal Government
[7]
when your tenants aren't paying their rent.

Okay, let's get started.

Okay, so here's the deal.

As you know, we've been going through COVID
[23]
and there's been a lot of moratoriums out there
[25]
where tenants have been told
[27]
they don't need to pay rent to landlords.
[29]
And that may be great for tenants
[31]
but if you're a landlord, that just plain old sucks.
[34]
Because you still have mortgages that you have to pay,
[37]
you still have utility expenses that are going out the door,
[40]
and you don't have the income coming in from your tenants
[44]
and on top of that, you can't evict them.
[47]
So where does that leave you?
[49]
Well, the government has stepped up.
[51]
If you haven't been following the law back in December,
[53]
at the end of December
[55]
they passed the Emergency Rental Assistance program.
[59]
Now, what did this do for you as a landlord?
[61]
Well, basically threw out $25 billion to the states
[66]
to allow there to be funds made available
[69]
to help landlords cover the rent.
[72]
Now, this program is a fabulous way for you
[75]
if you haven't been getting paid to go in,
[77]
and I'm gonna walk you through how to how to apply for it,
[80]
to get some funds.
[82]
Because not only does it count going forwards,
[85]
you can also go back up to a year.
[88]
Now, not only do we have federal programs
[89]
there's many state programs as well
[91]
and I'm gonna show you a website where you can go to
[94]
and you can find all of the
[98]
places within your state that you can apply to
[101]
to get assistance as a landlord to help cover the rent
[104]
that's not coming in right now.
[106]
So the money's out there,
[107]
you just need to know where to look in order to find it.
[111]
So thankfully, we have that available to us.
[113]
You just need to know some of the background
[115]
in order to apply and it's really not that difficult.
[118]
So there's really three different criteria
[121]
in which you would need to
[123]
or a tenant would need to be eligible
[125]
in order to apply for this assistance.
[127]
Now, the assistance itself will go directly to the landlord.
[130]
It'll cover rent as I stated, could go back 12 months
[133]
and actually it can go forward three months.
[135]
So there's a total of potentially 15 months here
[139]
of which you can receive compensation.
[141]
Now, in order to do that
[144]
your tenants have to meet one of three criteria.
[147]
They either have to be unemployed
[149]
or they have to experience a reduction in income
[151]
within their household or significant costs
[154]
or hardship due to COVID-19.
[156]
This is the first requirement, one of three.
[159]
And I think this is the easiest one
[161]
for every tenant to apply under
[163]
because everyone has been affected as a result of COVID.
[167]
Now, if they can't meet that test,
[169]
you have the second test which they must demonstrate
[171]
a risk of experiencing homelessness or housing instability.
[175]
Who knows what that means?
[176]
Maybe if you were to say that
[178]
once moratorium's over on evictions,
[181]
you plan to evict them.
[182]
So that would be an opportunity for them to apply for this.

And the third one is
[189]
you have to have a household income
[191]
at or below 80% of the median for that particular area.
[196]
So one or three would typically qualify most everyone
[201]
that wants to participate in this program.
[204]
Now, if you wanna go and do that
[206]
you're gonna have to go to a website first off
[208]
and I'm gonna to bring that up in a moment
[210]
to show you where to apply.
[212]
And you're gonna actually apply with the tenant
[215]
or you can apply for the tenant in many cases.
[218]
Now, in order to do this,
[219]
if you wanna apply for your tenant
[221]
because maybe your tenant doesn't have a computer
[222]
or they're just not motivated to apply
[225]
because they're maybe too busy spending money
[227]
that they've received from the government stimulus
[229]
that hasn't been going to pay rent.
[232]
Well, all you can do is
[233]
for them is you can actually fill out the application.
[236]
And you must have them sign the application,
[239]
it can be an electronic signature
[241]
or it can be a wet signature.
[244]
On top of that, you have to provide the tenant
[246]
with a copy of the application.
[247]
So of course they have to see this.
[248]
You just can't go out there and start applying for tenants
[252]
without having their information of course,
[254]
you have to collect information from them.
[256]
And there are some rules about making sure that
[258]
that information you collect is protected
[261]
so that it wouldn't be disseminated to the general public.

So watch where you store this information.
[267]
Don't leave it laying around on a laptop
[269]
that possibly you take into a repair shop.
[273]
And a third on that,
[275]
you can apply for rental assistance payments
[278]
that are awarded from the state or the Federal Government
[282]
to the rental obligation of the tenant.
[284]
So what it means here is that any money you receive,
[287]
you have to take those funds and it has to be used
[289]
to cover their rent obligations and their utilities.
[293]
And depending on the program that you apply for,
[294]
you'll find that some don't apply for utilities, just rent
[298]
I found and others will cover both.

But they're great opportunities for you
[303]
if you're a landlord to go in and take advantage of this.
[307]
And so also wanna say is that
[309]
if when you're making these applications
[310]
there is a priority that's given to individuals,
[313]
if there's more than one person in the household
[316]
that's been unemployed.
[317]
So if you have people or tenants
[319]
where there is an unemployed person there,
[321]
of course, you wanna make note of that on the application
[323]
so you get priority status.
[325]
Because again, there's 25 billion but that can go quickly
[329]
is depending on how many people are applying for this money.
[333]
Now, you're probably wondering
[334]
where do I go to find out in my state,

how I can take advantage of these programs?
[340]
Well, thankfully the National Low Income Housing Coalition

has put together a very extensive Google Doc sheet.

And guys, you can find this in the actual show notes.

as you can see you can look for your state here.

so you can delve in here.

You can see what the funding amount is

they've been allotted

and you can just walk your way through this spreadsheet

and it's gonna answer many, many

if not all of your questions.

And I would highly encourage you

that if you want to take advantage of this program,

you utilize this as your first tool

to start doing the research.

It makes your job so much easier

when it comes to finding assistance,

not only for your tenants but also for yourself.

So you can make sure that all those costs that you have

that have been accumulating,

the utilities and the unpaid rent

you can finally get paid on that.

So hey, the money's out there.

Don't sit there and fret about it.

You can get paid.

You just have to take advantage of it
[424]
and go out there and make the applications.

And so that means having a good rapport with your tenants
[430]
and explaining to them the benefits of it.

That by doing this,

it's not only make sure that they're covered
[435]
'cause as you know that many of these instances
[437]
the tenants are still responsible for the rent
[439]
even though they haven't had to pay it.

And this way,
[443]
they're gonna have that cover.

They won't have that ongoing obligation
[447]
and as I've stated at the end of the day, you get paid.
