how to find market rents for your
[8]
property investments in warrington so

this is going to be a good video for you

if you may be looking to buy a property
[14]
in the warrington area and you wanted to
[17]
see
[17]
what rents you may be able to achieve
[19]
whether that's to professional tenants
[21]
or maybe it's to local housing benefit
[23]
tenants and so we use two websites for
[25]
this and i'll show you both of those in
[27]
a second but
[28]
the reason why we use two websites is
[30]
because uh rightmove.cod uk is one of
[33]
them and that will give you a good uh
[35]
understanding of what maybe competitors
[38]
uh or other properties are maybe being
[39]
rented out for at the moment and what
[41]
professional tenants might look to pay
[43]
and the other website that we use is the
[45]
lha direct local housing allowance
[47]
website and that will tell you what
[49]
entitlement housing benefit tenants may
[51]
be able to achieve um for that area so
[54]
two good websites give you a combination
[56]
of data and helps us to know what rents
[58]
we might be able to achieve for our
[60]
properties so let's get straight into it
[62]
and this will be a quick video probably
[64]
take around sort of five to seven
[65]
minutes for me to show you the search
[66]
tools on these and so not too long but
[68]
hopefully i'll give you some great info
[70]
and stuff to take away with you so let's
[73]
click on to rent here
[75]
and start the search so we're going to
[76]
be focusing on the warrington area today
[78]
and a section within warrington which is
[80]
called latchford and so if we type in
[82]
latchford here it should come up with
[84]
this combination there so latchford
[86]
warrington cheshire that's the one so
[87]
start search
[89]
now the reason why we're choosing
[90]
latchford is because there's a good
[93]
section of latchford which has um
[95]
there's a mix of properties really
[96]
you've got some terraced properties and
[97]
you've also got some x council style
[99]
properties but
[101]
if we use the x council style properties
[102]
as a comparison and then we can see
[104]
really what the market rate is for it
[107]
with rightmove and then we can see what
[109]
the local housing allowances as well and
[110]
we can compare the two because that will
[112]
give us the
[113]
uh closest
[114]
match really
[116]
okay so we're on the search tool here
[118]
now with rightmove and looking at
[119]
latchford as the area so it gives us a
[122]
couple of different search options or
[123]
search criteria which we're going to
[125]
look to narrow down because typically we
[127]
we'd like to try and do like for likes
[130]
really um so if you've got a three
[131]
bedroom property that we've brought and
[133]
we're looking to
[134]
to rent out in the latchford area and
[136]
then we'd want to see what other three
[138]
bedroom properties are maybe being
[139]
rented out for in that same area as well
[142]
so let's use this search tool to narrow
[144]
that criteria down so if we choose
[146]
houses
[149]
and then three bedroom properties
[151]
and price range will narrow it down to a
[153]
maximum of a thousand pound it probably
[155]
won't go near that figure but it just
[157]
gives us um or it definitely won't go
[158]
near that figure but it just gives us an
[160]
idea of um
[162]
reducing some of the i suppose the the
[164]
odd property that might fall outside of
[167]
that
[168]
and then if we choose non-retirement
[170]
only properties and click include letter
[173]
greed properties this will show us
[175]
properties that have maybe recently been
[177]
let and that's a really good example of
[178]
comparisons and we can see what what
[181]
other properties have just gone in that
[183]
area
[184]
so okay let's choose find properties now
[187]
and what this does is brings us up the
[188]
search tool on rightmove so it tells us
[191]
at the top here there's ten three
[192]
bedroom houses to rent um in this
[195]
particular area based on the criteria
[196]
that we set now there's two ways that
[199]
you can use this search tool you can
[200]
show it on a list so you can scroll down
[203]
there
[204]
and see what properties are available
[205]
well the best way that i found actually
[207]
is using the top section here which says
[208]
properties on map if we click on that
[211]
then what that will do is bring up a map
[213]
of the area and which is an easier way
[215]
to see
[217]
the types of properties that are
[218]
currently on the market and where they
[219]
actually are so for instance if you've
[221]
got a property on a particular street
[222]
that you're looking at letting looking
[224]
to let out let's say it was this street
[225]
here
[227]
then the nearest comparisons really to
[228]
you are these properties here so they'd
[230]
be better comparisons to consider than
[233]
the properties in this section
[234]
over in the corner so
[236]
the map tool allows us to to do that
[238]
quite simply but let's have a look at
[240]
some of the comparisons in this area so
[242]
here we've got a three bedroom for 600
[245]
another one for 560
[248]
another one there probably the same
[249]
looks like the same property for 560
[251]
again
[253]
five fifty
[255]
five fifty
[257]
five nine five
[259]
six hundred
[261]
and five hundred and then two over here
[263]
what we've got here 550 for terrace and
[266]
four seven for a terrace so a bit of a
[268]
mix in terms of property values and the
[270]
semi detached are looking at around sort
[272]
of 500 up to sort of 600 and the terrace
[275]
is looking at 475 up to say 550 i think
[278]
was it
[279]
yeah 550. so you got a mix of property
[281]
types and a mix of values there so that
[283]
gives you a good starting point to see
[286]
what similar properties are maybe on the
[287]
market for and what you might be able to
[289]
achieve for your property if you had a
[290]
three bedroom in this particular area
[292]
now once we know the market rent for
[294]
potentially professional tenants what we
[297]
need to do is see what lha would pay if
[300]
we were to accept a local housing
[301]
allowance tenant and see what their
[303]
entitlement might be so we use a
[304]
separate website for that which is this
[306]
website here which is the evaluation
[309]
office agency website so it's voa.gov.uk
[314]
now some extra information here at the
[316]
top that you may want to read through if
[317]
you're considering housing benefit
[319]
tenants it's worthwhile understanding
[322]
how the housing benefits system works
[323]
and what the entitlements are and but
[326]
we're just going to go simply into the
[327]
search tool here which is find lha rates
[330]
if we click on that that'll take us to
[332]
the search boxes that we're now looking
[334]
for
[335]
okay so on here let's choose three
[337]
bedrooms
[339]
type in the postcode for the area so for
[340]
instance the latchford area of
[342]
warrington is wa41
[345]
and you can choose if you want to the
[346]
local housing or the local authority and
[348]
also the date in which you do the search
[350]
or which the housing benefit claim
[352]
starts because it may have may have
[354]
changed slightly
[355]
so input the data that you want there
[357]
and if we click submit
[359]
and then that should bring us the
[360]
information that we're looking for so
[361]
this will give us now as you can see
[363]
here
[364]
three bedroom rate for house for
[368]
a
[369]
property within this region
[371]
and would be 126 pound 92 per week so
[374]
somebody that's entitled to the three
[375]
bedroom rake that's what they would be
[377]
able to achieve so we need to do a
[378]
little bit of maths here to figure out
[379]
what that might be on a monthly basis so
[382]
it's 126.92
[385]
let's times that by 52 weeks
[388]
that gives us the year total and let's
[389]
divide that by 12 months and that'll
[391]
give us the monthly total now of what um
[393]
the rate will be so on a monthly basis
[395]
it's 549 pound and 98 pence
[399]
and if we round that up to 550 that
[402]
makes more sense and it's easier to work
[404]
with so it's 550 is the entitlement for
[406]
a three-bedroom property for housing
[409]
allowance in that area
[410]
okay now if we compare this again to the
[412]
properties that we spotted on rightmoves
[414]
you've got 600 pound property here
[416]
a 560
[418]
550
[420]
550. so
[422]
if we had a property around this these
[424]
these streets here there was three
[426]
bedrooms you're probably looking for a
[428]
similar rate of what you might get from
[430]
a housing benefit tenant is what you
[431]
might get from a working tenant and so
[433]
the rates are very comparable and
[435]
whereas here you've got a property
[436]
that's only available i'm not sorry not
[438]
that one this one here it's available
[440]
for 500 per month so if you had this
[442]
three bedroom property if you were to
[443]
rent it out to working tenants obviously
[444]
they're looking to achieve 500 per month
[446]
but you can actually achieve 550 if you
[448]
were considering housing benefit tenants
[450]
so you might have a better income there
[452]
if you you were to consider housing
[453]
benefit tenants now that doesn't happen
[455]
in every area some areas are different
[457]
and some areas the housing benefit
[458]
allowance is quite a bit below what the
[460]
market rate is
[461]
but that just shows you a snapshot how
[463]
to find and the market rents for
[466]
properties in in your area and the area
[469]
that we've chosen here is latchfield and
[471]
warrington so hopefully that video has

of how you can find those market rents

both for professional tenants and local
[477]
