Now in today's video, I'm gonna be talking to you about

what a home inspection is
[40]
and why it might be important to you,
[41]
whether you're buying or selling.

Now, what is a home inspection?
[45]
Well, a home inspection is when a home inspector comes
[47]
into the home and looks at everything from the top down.
[50]
They're going to look at, you know,
[51]
it from an objective point of view.
[53]
They have no preconceived notions on how
[55]
the sellers been living in the home.
[56]
They have no preconceived notions
[58]
on what work has or hasn't been done on the home.
[60]
They're just looking at it as an outsiders perspective.
[63]
Now, here in Washington State, inspectors do not have
[65]
to be licensed, which in my opinion, is not a good thing.
[69]
Now, a lot of other states require it,
[71]
but here, you know, here we don't,
[72]
and I think it's very important that they are.
[74]
So, you wanna confirm that the inspector you're,
[76]
you know, you're gonna hire is licensed.
[78]
Now, a licensed home inspector has all the proper training,
[81]
knowledge, and expertise, and experience
[83]
to look at many different aspect of the home.
[85]
Now, according to the American Society of Home Inspectors,
[87]
these are the key factors in a home,
[89]
that a home inspectors gonna check.
[91]
They're going to check your heating system, your furnace,
[93]
they're gonna check your central air conditioning,
[95]
if you have one, they're also going to be checking
[97]
all the interior plumbing and electrical,
[100]
the crawl space if the home has one, and the attic as well.
[102]
Now, you'll wanna keep in mind that they can't see
[104]
what's behind the walls, they're gonna be checking
[107]
what they can see visually, they're gonna check the roof,
[109]
they may even be able to estimate how old the roof is,
[111]
if the seller has not disclosed how old,
[114]
or maybe doesn't know how old the roof is.
[116]
The inspector can't give you an exact date,
[118]
but they'll sometimes give you an estimate.
[120]
This way you'll know whether or not the roof
[122]
will be expected to be replaced in a few years.
[124]
Now, they're also gonna check the walls, the ceilings,
[126]
and the floors for any obvious damages or defects.
[130]
They're gonna check the windows and the doors,
[131]
do they all open and close and function properly.
[133]
They're also gonna check the foundation make sure
[135]
it's nice and solid and that there's no cracks
[137]
that you should be concerned about.
[139]
They're also gonna go down and check everything
[140]
in the crawl space, this includes any plumbing,
[143]
electrical, finished or unfinished work, the foundation,
[146]
and if, you know, there's a basement,
[148]
whether or not there's any water intrusions.
[150]
Now as I said earlier, you know,
[151]
clearly the home inspector's not going to come
[153]
into the home and start tearing out the walls
[155]
and the flooring and all that kinda stuff.
[157]
They're just gonna go on their visual inspection.
[159]
So, a lot of times a home inspector,
[161]
if they see something that's a possible defect
[163]
that they're a little bit concerned about,
[164]
they're certainly going to alert you,
[166]
and then you can bring in somebody that's licensed
[168]
in that area, to investigate it further.
[170]
Now, you might be asking yourself,
[171]
well, who pays for the home inspection?
[174]
So, here in my local area, it is typically the buyer
[176]
who pays for the inspection.
[178]
Now, in the case where the sellers have done
[179]
the home inspection prior to listing, you know,
[181]
they can certainly offer you the report and then
[184]
they can also tell you everything that they repaired.
[186]
But I'm always gonna recommend, as a buyer,
[188]
that you have your own inspection done, you know,
[190]
you didn't vet the inspector that they used,
[192]
so you wanna be able to pick an inspector yourself.
[194]
The other good thing about having a home inspection,
[196]
is that you want to be able to walk through the home
[198]
with the inspector and ask questions,
[200]
and really get to know the home that you're buying.
[202]
A lot of times, once you go under contract, you know,
[204]
you've only visited the home, you know, once, maybe twice.
[207]
So, this is gonna give you another chance to really
[209]
dive deep into the home and spend some time in the home.
[212]
Now, another question I get asked a lot,
[214]
is how much is a home inspection?
[216]
Well, that cost really can vary
[217]
a great deal depending on a few things.
[219]
Number one, where are you located?
[221]
Now, here in Kitsap County, the average cost
[223]
of home inspection, can range anywhere
[224]
from 350 to about 750 dollars.
[227]
Now, that big range, you might be saying,
[228]
"well my goodness, it's a difference
[230]
"of 500 dollars, why is that?"
[232]
The other aspect of it, it's going to be the size
[234]
and the age of your home, and the location,
[236]
but 350 to 750 is about what you can expect
[239]
to spend on a home inspection.
[240]
So whether you're buying or selling,
[242]
I suggest calling the home inspection companies.
[243]
Vetting them, and asking them, you know,
[245]
what they're gonna charge,
[246]
and what is included in that cost.
[248]
Now, some additional cost in addition
[249]
to the main home inspection might be further investigation
[252]
into other areas or possible defects in the home.
[255]
You know, those might include, lead paint
[257]
or lead piping testing, mold testing,
[259]
or if it has an oil tank that is still being used
[261]
to heat the furnace, you might wanna have it inspected,
[264]
to make sure that there are no leaks.
[265]
And other item that's common to inspect,
[267]
both here in Washington State, and I know in other parts
[269]
of the country, is the drain field for the septic system.
[273]
If you're purchasing a home with a septic system,
[275]
you wanna bring in a company that can scope the drain field,
[277]
as those can be quite costly to repair.
[280]
Or if the home is hooked up to city sewer,
[282]
you may wanna have a sewer company to scope out
[284]
the sewer line to make sure that it's clear,
[286]
and that no repairs need to be made.
[288]
Now the last question I get asked a lot,
[289]
is how long will the home inspection take?
[292]
Now, the average is two to four hours,
[294]
and that's going to depend on several factors.
[296]
Number one, the size and age of the home.
[298]
Again, larger homes are gonna take longer.
[300]
It's also going to depend on how many questions
[302]
the buyer or the seller ask,
[304]
while they're going through the home.
[305]
Now, if you're person has a lot of questions,
[307]
which is fine, you're allowed to ask any questions
[309]
that you'd like, that's certainly going to
[311]
add time to the home inspection.
[313]
The number of defects in the home
[314]
is also going to affect how long it takes.
[316]
Now certainly, the more defects you find,
[318]
the longer it's gonna take, because a lot of times,
[320]
a home inspector will be explaining those defects to you
[323]
as you're following them through the home,
[324]
you know, through the home inspection.
[325]
And the last thing that's gonna affect the timing,
[328]
is how prepared the home is by the seller
[329]
for the home inspection.
[331]
