So you found yourself a mobile home that you want  a wholesale and you can get some sweet cash out of  

it but there's only one problem it's sitting  on some land and the home has been de-titled  

what do you do in this sentence that's what  we're going to talk about today in this episode  

sometimes you'll come across mobile homes that no  longer have the title to the home why would people  

do something like this well nine times out of ten  if you own some property you're already going to  

be paying property tax on that mobile home each  year but also because mobile homes are just like  

vehicles they also require a sticker and this is  kind of likened to the tag on the back of your car  

and you have to renew that every year so why would  the owner of the land pay property tax and also  

turn around and have to deal with the fee that's  required to renew their mobile home tag each year  

so they might actually get the home detailed or  homesteaded it really does depend on what they  

call it in your state but it's basically all the  same thing so if you want to sell the mobile home  

and the people who are asking you hey i'd like to  buy this mobile home does it come with the title  

well you don't want to be sitting there with your  you know tail call between your legs and say no  

how do you go about getting another title well  it may or may not be necessary so in my state  

the mandate is if the mobile home is older than 20  years old and the title has been lost a new title  

will not be reissued to the mobile home so that  basically means that if you don't have a title  

to the mobile home you can only go off the bill of  sale which is why i tell you guys you need to go  

on ahead and check the vin number first for the  home and that way you can make sure that there  

are no liens or anything on the home otherwise  that stuff is going to fall up under the whole  

property set up on the land so how do you go about  getting a new title it's simple what you want to  

do is you want to make sure that you have some  documentation proving that the previous owner or  

the last person on record is actually selling  that mobile home to you or to somebody who's  

going to be buying it from you as a wholesale  deal so in that instance what you'll need  

is like an old bill of sale or even a tag receipt  proving that that person is the owner of that home  

so what you'll want to do is you'll want to take  those documents down to either your dmv or your  

local tax assessor's office where they can get  you laced up checking the vin number is actually  

pretty simple the only thing that you'll need to  do is take a picture of the vin number or record  

it for yourself and then just call into the office  and ask them hey do you have any information um on  

a mobile home and here's the vin number a lot of  the times you'll usually just hear some clickety  

clack and stuff going on in the background and  then they'll bring up the information and tell  

you all they need to know about it they'll still  keep this stuff on record even if the title is no  

longer there now if you're the one who's buying  the mobile home then your name is going to need  

to be on the bill of sale for the person who's  purchasing a mobile home but if you're not then  

the last person who is actually on record  as being the owner of the mobile home will  

need to sign that bill of sale in which case the  person who's actually buying the mobile home the  

one who is being assigned the ownership is going  to need to sign that bill of sale your name does  

not need to appear anywhere on that bill of sale  at all now there will usually be a small fee in  

getting a title reinstated somewhere around about  to the tune of a hundred to two hundred dollars  

and if you ain't got that then you probably don't  need to be investing in mobile homes what you'll  

need to do is pick up a few extra ships at olive  garden and also one of my top-notch students lamar  

who you will recall from this video right here  asked me this question about this because he  

came across a plot of land and it was a mobile  home on it and it didn't have a title anymore  

so he had a buyer for this place they were  going to be buying the land and the mobile home  

only problem was that this particular buyer had  experience with mobile homes in the past and they  

wanted that title they were not accepting the fact  that the mobile home had been merged with the land  

and they wanted to buy it but they  did not want to buy it without a title  

don't let these little snags stop you from making  your deal i also wanted to bring up the fact that
