Welcome back, I'm Ted Thomas. And on this video聽
we're going to answer the question "how do you buy聽聽
[5]
a tax lien property in Texas?" So, I'll explain that聽
on the video, but I'll do a few other things too.聽聽

First of all, we'll talk a little bit about聽
some steps to make money. I know you want to聽聽
[15]
do that, and we'll also talk about a few mistakes聽
that I want you to avoid. So, I'll be right back.

Okay so, the question I'm answering today is "how聽
do you buy a tax lien property in Texas?" Well folks,聽聽
[32]
you don't buy any tax liens in Texas. In Texas, the聽
legislature passed the law and it says, "We're going聽聽
[39]
to sell tax deeds and it's a redeemable tax deed."聽
So, what the heck is that? Well, we learned that a聽聽
[46]
tax lien, simply as someone didn't pay their tax聽
and they issue a piece of paper, that's a tax lien.聽聽
[52]
But a tax deed means that the local government, if聽
you don't pay the tax, they're going to foreclose聽聽
[58]
on that property. They're going to take聽
the property, confiscate, seize the property,聽聽
[62]
and then they're going to resell it at auction.聽
Now, Texas takes it another step. The next step is聽聽
[67]
they sell a tax deed but it's redeemable. That聽
simply means the property owner can come back,聽聽
[73]
pay you whatever you paid, plus 25 percent and they get聽
their property back. So, Texas is a very popular聽聽
[81]
state. Why? Because you can make 25 percent of your聽
money in 180 day period. So, 25 percent in 180 days聽聽
[89]
is one chunk of money. So, if they come in in聽
10 days, you get 25 percent. They come in 179 days, 25聽percent.

But in 181 days, you own the property. So, let's聽
go through this and learn a little bit about it.聽聽

So, tax deeds, tax liens, this is a business that聽
everybody wants to do but it's going to take a聽聽
[106]
little study. Now, do you have to study for 6聽
weeks? No. 3 or 4 weeks you could learn聽聽
[111]
this business. If you want to become an expert, you聽
can easily become an expert in 1 year. Do people聽聽
[116]
make a lot of money? Well if they don't come in聽
and redeem the deed, you're not only going to make聽聽
[120]
your 25 percent, you're probably going to make 50 or 100聽percent
on that property. Now, is it unusual? No. There's聽聽
[126]
going to be 250 auctions in Texas every month. At聽
least that's how many are authorized. Texas has聽聽
[133]
254 counties and they're all authorized to have an聽
auction. So, I talked about Harris county, you could聽聽
[138]
decide to go over to Dallas county or go down and聽
go to Bear county, right, which is right next to it聽聽
[143]
to San Antonio, but the point is there's plenty of聽
auctions to go to. 250 of them every single month.聽聽
[150]
So, you know on the first Tuesday of the month, you聽
could go to Texas and you could be buying yourself聽聽
[155]
a deed that would make you a lot of聽
money because it's redeemable, make 25聽percent,聽
[159]
or you could end up with the property. So, what you聽
need to really know about this whole business is聽聽
[164]
97, 98 percent of all the people will come in and pay their聽
taxes. So, what a nice deal that is for you. So, you聽聽
[172]
invest your money, you know you're going to make a聽
nice profit, whether it's on tax lien certificate聽聽
[176]
or on a tax deed. Now, anybody can buy one of these.聽
They're going to have some for a thousand or 2聽聽
[181]
thousand dollars. They're going to have some that are聽
going to cost 50 and 100,000 dollars. So, it doesn't matter聽聽
[186]
where you are in the spectrum, if you want to make聽
money and you're an investor, this is the perfect聽聽
[191]
business for you. Just take your 3 or 4聽
weeks to learn it, become an expert in a year but聽聽
[195]
you can buy properties your 1st year and make 25,聽
50 and 100 thousand dollars. Now, these sound聽聽
[201]
like big numbers but they're true numbers. But, you聽
don't want to be doing it, teach yourself how to聽聽
[206]
do it. If you want to teach yourself, it's going to聽
take you about 2 years to learn all the nuances.聽聽
[209]
On these videos, we're going to teach you a lot.聽
But, the videos are only 8 or 10 minutes.聽聽

Can I teach you everything I know in 8 or ten聽
10 minutes?
I don't think so. So, I've been doing this聽聽
[217]
for about 30 years. I got myself to the expert in聽
authority status by doing it, doing it, doing it.聽聽

And I started as an investor, just like you want to聽
do, then I became a teacher and I still do it. I'm聽聽
[229]
still an investor so, I'm a practitioner. So, I'm聽
not going to tell you a big bs story how you're聽聽
[233]
going to make money, I'll tell you if you do that聽
you're going to get your butt kicked. And I don't聽聽
[236]
mind telling you that because I'll save you a lot聽
and you'll be happy that you'll learn that, but聽聽
[240]
it's not going to all get to you in a couple of聽
weeks. So, you need to subscribe to a lot of videos.聽聽

All right, where are you going to make 25 percent on聽
your money? You're not going to make it anywhere,聽聽
[248]
at least that it's legal. But you can in Texas if聽
you buy a tax deed, know it's redeemable and people聽聽
[253]
can come in and pay you. Now, how big are they? Some聽
of these tax deeds are 100 thousand dollars,聽聽
[260]
some of them are 50 thousand dollars but if聽
you're just getting started, start out at 3聽聽
[264]
or 4 thousand dollars, buy whatever you can聽
buy, watch it either get redeemed or get paid, you can聽聽
[269]
always go back to another auction. There's another聽
auction every month. So, they will sell thousands of聽聽
[273]
properties this year in the state of Texas. Now, the聽
best way to do this is learn how from someone that聽聽
[278]
knows how to do it. So, I have coaches that help聽
me. All of my coaches are 60 years old or over. And聽聽
[284]
so, I've got 4 coaches and those 4 coaches聽
have purchased and resold over 200 tax defaulted聽聽
[291]
properties. I said 200. No other group in the world聽
has done 200. These are 4 individuals that work聽聽
[296]
for me for the past 10 years. They can teach you聽
every step of the way. We can teach in California,聽聽

we teach in New York and Florida tech. It doesn't聽
matter where you are. Now, how big do you want to go?聽聽
[306]
It's going to be up to you. If you want to go on聽
a regular basis with us and do classes every week,聽聽

you certainly can do that. If you just want to go聽
once in a while, you can do that too. Let's talk聽聽

about money. Where are you going to make this kind聽
of money? Whenever the government doesn't get paid,聽聽
[319]
they do something about it. So, it's not going to聽
matter what state I talk about. So, I started out聽聽
[323]
talking about Texas, but if you want to talk about聽
Washington, you want to talk about Oregon, all of聽聽
[328]
those states are tax deed states. And what they聽
will do is they will auction properties when the聽聽
[333]
people haven't paid the tax. So, it doesn't matter聽
whether it's an apple orchard out in the middle聽聽
[338]
of Washington, or whether it's a city property in聽
Portland, Oregon. It's not going to matter. Those聽聽
[343]
people will pay the tax. The government's always聽
going to get paid. So, a little bit more than half聽聽
[348]
of the states sell tax deeds. That simply means聽
they have confiscated the property, they've seized聽聽
[355]
it. They've more than likely thrown the people聽
out of the property, they're in the process of聽聽
[359]
reselling. Why do they want to resell? Because they聽
want the tax money, they need the tax money. Now,聽聽
[364]
the other states that sell tax lien certificates,聽
they're very benevolent they're not trying to kick聽聽
[368]
the people out. They're very nice to them. They give聽
them 1 or 2 years to get their taxes made. So,聽聽
[372]
you can do either one. So, if you want to earn small聽
amounts of money like you could in Arizona or聽聽
[378]
whether you're in Alabama or Mississippi, you can聽
earn money on tax lien certificate. Safe, secure聽聽
[384]
investment. Start a thousand dollars, do as much聽
as you want. If you want to make the big money,聽聽
[387]
you want to look at the counties that are big.聽
Later on when I tell you about places like Los聽聽
[391]
Angeles, you'll just go into shock. But Texas is a聽
good place to do this. 180 days, minimum payment 25聽percent.
[399]
So, you're kind of getting what I'm talking聽
about here. Is Texas my favorite state? Folks,聽聽
[403]
they're all your favorite. Let me tell you why.聽
Texas will give you a huge return, I mean a huge,聽聽
[409]
25 percent. Now, I've had people going聽
to auction in Harris county, that's聽聽
[413]
Houston, they go to the auction, they buy a聽
certificate, they get paid off. The next day聽聽
[417]
they make 25 percent. Where are you going to do that? Well, in聽
Georgia you could make 20 percent but you're getting the聽聽
[421]
idea. So, those states are called penalty states but聽
there's so much abundance, I'm looking for the deal,聽聽
[428]
okay. Now, if you'll stay as a subscriber, when I get聽
to talking about Los Angeles, you're going to shock.聽聽
[433]
They'll have 2,500 properties in Los Angeles that聽
will come up for auction, and there's no way, even聽聽
[441]
if you can snap your fingers as fast as that,聽
that they can sell 2,500 properties in a day聽聽
[446]
and then I'll tell you what happens at the second聽
auction in Los Angeles which might be the next day.聽聽
[451]
So, no Texas is not my favorite but, I'll tell you聽
the ones that are. The beauty of this business is聽聽
[456]
you can do it all online if you want, and even聽
if you don't do it online, you're not going to聽聽
[460]
do business with property owners. What you're going聽
to do business with is your local county. These are聽聽
[465]
sold at the county level. Now, there are exceptions聽
like in Georgia, where they allow the people to聽聽
[470]
talk back and forth if they want to. But generally聽
speaking, what happens with tax liens and tax deeds,聽聽
[475]
the county either is selling you a certificate of聽
paper called a tax lien or they're selling you the聽聽
[480]
deed to the property. So, you're doing business聽
with the government and you're not gonna have聽聽
[484]
to talk to them. You can buy them online, they come聽
from lists and you just have to learn how to check聽聽
[488]
them out. So, you don't have to do business with the聽
homeowner, so you don't have to worry about being聽聽
[492]
embarrassed about it. Let me kind of switch gears聽
a little and tell you a little bit about what's聽聽
[496]
going to happen if you don't do things right.聽
Newcomers make big mistakes. Here's the 2 big聽聽
[501]
mistakes that you want to avoid. Avoid mistake聽
number 1 and that is don't just buy online.聽聽
[507]
Make sure someone has looked at the property.聽
We can teach you online, we'll do that. I have聽聽
[511]
clients in Europe doing it. I have clients in the聽
Pacific doing it. They're able to do it online but聽聽
[516]
they always have someone check the property. So,聽
you're going to have to have someone look at the聽聽
[520]
property. Big mistake not to look. If it's next to聽
an oil refinery, don't plan on selling it. People聽聽
[526]
don't want those kind of properties. 2nd big聽
mistake is think
about what I'm going to say now,聽聽
[531]
don't get into bidding war. Know what the聽
property's worth and what it's going to sell for.聽聽
[535]
How would you do that? Well, you're going to have聽
an exit strategy. If you don't figure out an exit聽聽
[540]
strategy before you start, you're going to get聽
your butt kicked. I can tell you that right now聽聽
[544]
because you'll keep bidding because you want to聽
win. You're aggressive, you're assertive, you want聽聽
[548]
to win. Forget about winning. The low bidder is the聽
one that comes out of the auction making the most聽聽
[552]
money. So, what you want to do is know what you're聽
going to sell it for. If you know what you're going聽聽
[555]
to sell for, you won't bid too high. Okay so, I聽
