Do you want to know how to look up a property  owner online for free you're in luck i'm going  

to show you how to do it from anywhere in the  u.s let's do this let's get on the computer and  

i'll show you how i look up property owners online  for free the website you will use to find property  

tax records for any city in the u.s is drumroll  netronline.com this free method of looking up  

records is actually the most accurate because the  information is coming from property tax records  

these are public records by law and constantly  updated how to get them hover over public records  

online and click on the button access public  records online this gives a map of the country  

you can find the website from any state here  i'll use montgomery alabama as our test case  

today which is where all my properties are  every state's website looks a little different  

but basically similar formats property taxes are  usually done by county which is a hassle who the  

hell uses counties anymore you may need to google  which county the city you're looking for is in  

in the case of montgomery city the county is the  same name not always a case you'll see a bunch  

of different websites you could go to for county  level issues remember you're looking for property  

tax info sometimes you'll see the word assessor  or revenue and that'll be it certain counties  

and states might wear this differently and you'll  have to poke around a little but you want to get  

to property tax lookup here's revenue commission  that's probably it let's click go to data online  

again looking for property tax records here it  is under quick links it's common that you'll  

have different ways of looking properties up  parcel number which is a number you often see  

on tax bills by owner name which is not helpful  today you want to look it up by property address  

so click here enter the address of the property  owner you're looking for i'm going to blur out the  

personal info to protect people's privacy tick  tock put me in timeout for this before yes i'm  

on tick tock don't judge i love tick tock so on  this page you will see the owner's name right here  

either the name of the person who owns it or maybe  an llc name under that is the mailing address of  

the person you want to contact if they live in  the property it'll be the same address as the  

one you looked up but if they live somewhere else  that address will be here this is the address that  

you would send mail to or maybe even go knocking  on their door if you're a hustler location is the  

property address you looked up again it'll be the  same as the mailing address if the owner lives in  

the house now there's usually a lot more info than  this on a property tax website this isn't the main  

page for the property you can usually see the last  purchase price and the date as well as how much  

property taxes are let's take a deeper look we'll  click on this hyperlink again the owner name is  

here the mailing address and the location you're  looking up look over here previous sale amount and  

date if you scroll down you'll see the property  tax amount for previous years and who paid it if  

it was on blurred almost every city has an ability  to look up this info using www.netartonline.com

sad here's some bonus information about looking  at property owners sometimes the property owner  

isn't a person it's an llc you may want to look  up the owner of an llc so you can personalize a  

letter or maybe even get their number and call or  text them llcs are more common when the property  

is a two three or four plex an especially larger  multifamily let me show you how llc lookups work

straightforward i'll click here type in the name  of the llc you found again privacy blurred out  

keeping myself out of trouble you'll see names and  addresses under registered agent and organizer if  

the names between registered agent and organizer  match it's likely the owner if they are different  

one of them might be the law firm to help set it  up if you have more than one organizer there may  

be partners involved done here next let me quickly  introduce the two best ways to look up large lists

month for this service after the trial ouch i know  i'm paying right now so i can show you this crap  

let me quickly explain why prop stream is awesome  you can just look at a map something a lot like  

google maps click on a house and it'll tell you  everything that's on the property tax website  

but it has even more info it'll tell you about  mortgages it'll have prices of other sales in the  

neighborhood there's even an ability to look up  the property owner's phone number for a fee at the  

click of a button from the map you can favorite  or save properties to a different list and print  

them out in excel format which allows you to do  mass mailings you can also filter properties by  

several different criteria you can also do driving  for dollars on your phone and be punching this  

stuff in while you're driving another cheaper  paid service for looking up properties is  

www.listsource.com this is cheaper for the average  investor me and you because you only pay for the  

list you build not a recurring monthly fee you can  look up specific neighborhoods and zip codes and  

filter properties in many different ways to make  a smaller more useful list you can sort by price  

square footage bathrooms bedrooms out-of-state  owners whether or not they have a mortgage  

prop stream has a stability too but it's a little  more built out on this source for instance i like  

to select properties with no swimming pools and  prop stream doesn't have that filter don't buy a  

rental with a pool with listsource you'll pay  per address and get an excel spreadsheet that  

you can create a mass mailing from i often do mass  mailings myself at home but there are several paid
