areas of maryland let's talk about the role聽 of appraisers when a house is being sold聽聽

when a buyer is getting a loan to buy a house聽 the lender will require an appraisal to be done聽聽

after going under contract and officially applying聽 for a loan the appraisal will be ordered buyers聽聽

pay for this upfront it's not included in the聽 closing costs the appraiser becomes the eyes聽聽

and ears for the lender because no one from聽 the bank ever goes to see the house in person聽聽

neither the buyer nor the lender picks who the聽 actual appraiser will be to keep things fair the聽聽

appraiser is always an independent third party聽 it's someone who is required to remain neutral聽聽

after an appraiser is assigned to the house he聽 or she will make an appointment to go see the聽聽

house in person in order to remain neutral they聽 don't want a lot of people there either sometimes聽聽

the homeowner is there to let the appraiser聽 in sometimes the listing agent will meet the聽聽

appraiser there just in case the appraiser has any聽 questions about the property the buyers and their聽聽

buyers agent do not attend the appraiser will then聽 write up the official report and submit it to the聽聽

lender for review and approval appraisers do two聽 things when they report back to the lender first聽聽

they provide what they determine the house is聽 worth and second they look for any physical things聽聽

about the property that could cause the loan to be聽 denied now most people are surprised to know that聽聽

yes there are things about a house that can cause聽 a problem for the loan there are three particular聽聽

types of loans that are shall we say picky about聽 the condition of houses these three types of loans聽聽

are the usda va and fha loans what kind of things聽 can cause a loan to be denied some of the most聽聽
[113]
common things include a house that does not have聽 a stove a staircase that doesn't have a railing聽聽
[118]
broken windows peeling paint in a house that聽 was built before 1978 a roof that's in bad shape聽聽

outdated or missing smoke detectors and any other聽 factors that an appraiser determines are a health聽聽

or safety issue an appraiser calls these things聽 lender required repairs this means anything on the聽聽

list will need to be corrected by the seller in聽 order for the loan to be approved in other words聽聽

the lender will require that repairs be made the聽 buyer is not allowed to fix any of these things聽聽

so if the house is being sold as is there's聽 always that chance the repairs will not be made聽聽

and the buyer will either have to switch to聽 a different type of loan if they're able to聽聽

or not buy the house if the seller is willing聽 to have any repairs done the appraiser will go聽聽

back out to the house after the repairs have been聽 completed to verify and report back to the lender聽聽

an appraiser will also determine what the house聽 is worth lenders want to know so they don't聽聽

issue a loan for more than it's actually worth聽 they will approve a loan for up to the amount聽聽

a house appraises for and not a penny more how do聽 appraisers determine what a house is worth though聽聽

appraisers consider the recent comparable聽 home sales in the nearby area this is the聽聽

most important factor in their evaluation they聽 look at the houses that have already sold not the聽聽

houses that are for sale or under contract then聽 they compare those houses to the one they are聽聽

appraising now many people are surprised to learn聽 the things that appraisers do and don't take into聽聽

consideration they do not care about the decor聽 designer window treatments or expensive drapes聽聽

but they do examine the health聽 of the exterior structure and聽聽

roof they do not care about paint color聽 they see everything in black and white聽聽

appraisers do care about room additions or major聽 add-ons these things can increase living space and聽聽

add additional value but they don't care about the聽 pool table that's being left in the house for the聽聽

buyer or expensive art or furniture they do factor聽 in an in-ground pool when doing their calculations聽聽

they probably won't give it a value equal to聽 what it costs to have it installed however聽聽

they also will provide additional value if聽 they're out buildings like a shed or barn聽聽

does the house have a deck a patio or both聽 they add value but if there's a hot tub there聽聽

too it doesn't count hot tubs provide zero聽 value another thing that can help give the聽聽

appraisal a boost is parking a two-car garage is聽 worth more than a one-car garage or no garage at聽聽

all appraisers do consider proximity to major聽 traffic streets and it can hurt a home's value聽聽

it's good to be able to access these for a commute聽 but noise and congestion levels versus other homes聽聽

in the neighborhood does matter an appraiser will聽 generally deduct value for a house located on a聽聽

busy major route of travel ultimately they聽 don't care what you think a house is worth聽聽

they care about the facts and what similar聽 homes have sold for in recent months聽聽
