we're gonna answer today is, what should I know during the walk through, before closing?

- Absolutely. So that's a great walk through to come prepared with all the information
[47]
that you need about you know, maintaining your home. So if you are a
[50]
very first-time homebuyer and you know, you've never had to take care of home
[55]
before on your own, then that's a great time to ask those questions about how to
[59]
maintain your home, what to take care of, when certain items need maintenance,
[66]
what to best season is for that—so to ask all those questions.

- What should I expect during this walk through?
[73]
- So it's a longer walk through, so your home is completely finished and we want
[78]
to make sure that it's thorough. So it can take two or three hours even
[84]
just because you want to make sure that you're going through your home from top
[88]
to bottom, checking off that list that your builder will provide with any you know,
[96]
defects, that need to be taken care of, things to look for and what needs to be
[101]
you know analyzed and looked at to make sure that your home is ready for
[107]
possession.

- I think one good point that you made earlier—in our video about home
[112]
inspection tips that you can see above— is when we go through our walk through
[117]
we actually need to know—especially if you're a first-time homebuyer—how your
[120]
home actually works.

- Yes. Yeah so knowing how it operates, how to change your furnace filter, when to
[127]
do that, how often to do it, things like that. Just so that you are taking care of your
[132]
home and that you're not voiding any warranty that's included.
[137]
- And what should I—is there anything that I should really look for while we're going
[142]
through the home that—or really stand out that that I should really know about?
[147]
- I think it's important to just kind of test your home. Open and close every door,
[152]
make sure that they close smoothly and you know, they're not rubbing anywhere,
[156]
open and close every cabinet door and drawer, just to make sure everything works
[161]
in your home. And then another great thing to do is do your research ahead of
[166]
time. So the Alberta New Home Warranty actually has a workmanship and
[170]
materials reference guide available on their website, and so the the builder
[175]
actually has to follow their guidelines of how to properly inspect the home you
[183]
know, how far away from the wall you have to be to see an imperfection in the
[188]
paint, so information like that where the builder has to follow their guidelines, so
[194]
it's important if you know ahead of time what those guidelines are that you're
[199]
aware of it and that you can ensure that you're getting the most most of out
[204]
this inspection.

- And we do have a video on the Alberta New Home Warranty, so definitely check
[210]
it out. I guess the last question I have is, when we're going through the home
[215]
inspection and you have—you're going through it I guess, with your construction
[220]
team, is there any way to bring back that— say you have a family and you wanna do
[228]
another walk through, is there an opportunity to do a second walk through?
[232]
- So with the walk through we recommend it's only purchasers on the agreement, so
[237]
the home owners of the home. You shouldn't bring your kids to the walk
[243]
through, it can be distracting and just to ensure that everything gets taken care of,
[248]
is looked at properly—just try and keep them at home. And then really, you'll get
[256]
another walk through after you take possession of your home, so it's good to
[261]
have eyes on—during the walk through and you know, have some people looking
[265]
at it but you don't want too many people, it just becomes distracting, and you know
[270]
it's your time to learn about your home so you want to be as focused as possible
[275]
and get as much information as you can from your construction team member.

- So let's say during your walk through you found some imperfections or things that
[284]
your builder needs to clean up, after that happens, do you come and do
[289]
another round of walk throughs? If that how it works?
[291]
- Yeah, so when you take possession of your home, you'll do another walk through
[296]
with the construction team and anything that was marked down as a defect or
[301]
something that needed to be fixed up during your previous walk through should
[306]
be taken care of by that time. Sometimes if it's something that needs to be ordered
[311]
from the supplier, that might take a little bit longer than the one to two weeks in
[317]
between those two walk throughs, so be reasonable, it's something that we will
[321]
take care of, and it can be done you know, within a week or two after you take
[326]
possession of your home. So remember, you do have that one year full
[330]
comprehensive warranty with your builder and the warranty provider in that
[336]
first year. So you're going to be protected and covered and you also get walk
[342]
throughs through that first year—
[343]
- Oh so you can continue getting walk throughs—
[345]
- Yes, so the service team will set up an appointment with you a few months after
[352]
you take possession of your home. So any little things that need to be adjusted
[358]
right as your home settles you might get some nail pops or something like that,
[362]
those can all be corrected and taken care of throughout that first year.
