What can you do with a real estate聽
license? Did you know that most real聽聽

estate agents do not even renew their聽
real estate license? Yes. It is a fact.聽聽

More people get their real estate license聽
year after year after year. But each year聽聽
[14]
only about 25% of the people that actually聽
get a license actually renew it. Meaning,聽聽
[20]
most people have no idea what they really聽
could do with a real estate license.聽聽
[24]
I'm going to share with you exactly how you can聽
make money with a real estate license. Let's go.

So, let's talk about the real estate business and聽
real estate agents. Real estate agents work in the聽聽
[51]
real estate business helping buyers and sellers聽
find houses to buy or helping sellers sell their聽聽
[57]
houses. In many cases, as a real estate agent, if聽
you represent buyers, you will find buyers that聽聽
[62]
are looking to buy a home, you'll look in the MLS,聽
find houses that they like, you drive them in your聽聽
[68]
car and you help them find a house and write聽
a contract on a house that they want to buy.聽聽
[73]
That is how a buyer's agent works. If you're聽
a real estate agent that represents sellers,聽聽
[78]
you will find sellers that have houses that聽
they no longer want that they want to sell.聽聽

You'll give them a presentation and then you'll聽
put a sign in front of the home and then you'll聽聽
[86]
sell their home. But in many cases, as a real聽
estate agent, you have to kind of decide,聽聽
[90]
do you want to work with buyers or do you want to聽
work with sellers? Because as a real estate agent,聽聽
[96]
you receive a commission when a home sells.聽
Whether you represent the buyer or the seller.聽聽
[102]
Real estate agents receive a commission when a聽
home sells where they represent either the buyer聽聽
[107]
or the seller. For example, I got my license聽
in 2006 in Georgia. That was the first license聽聽
[113]
that I got as a real estate agent. I've聽
subsequently gotten my license in Texas聽聽
[117]
and I also have my license in Florida. I invest聽
in real estate, so I found it very important for聽聽
[122]
me to get a real estate license because I needed聽
to learn more about the business not necessarily聽聽
[128]
that I wanted to get commissions.聽
But we'll get into that in a second.聽聽

But most of your real estate agents whether it's聽
buyers or sellers that they're representing,聽聽
[137]
they are looking for a commission. They work for聽
a broker. Many of you have heard of different聽聽
[142]
brokers like RE/MAX, Keller Williams, Century 21,聽
EXP Realty and so forth. Those are brokers that聽聽
[150]
employ real estate agents. And then real estate聽
agents go out and help buyers and sellers. So,聽聽
[156]
that's how the real estate game works. So, let me聽
tell you how you get a real estate license so you聽聽
[161]
can start making money as a real estate agent.聽
So, before you become a real estate agent and聽聽
[165]
you start picking up on those commissions you聽
have to get a real estate license. Every single聽聽
[171]
state in the united states has their own process聽
for getting a real estate license. Additionally,聽聽
[177]
as a real estate agent, you must be licensed聽
in the state where you are selling houses.聽聽
[182]
I told you I started off with my real estate聽
license in Georgia. That was in 2006. But then聽聽
[187]
when I started investing in Texas, I needed聽
a Texas real estate license and now that I'm聽聽
[192]
in Florida, I need a Florida license. You have to聽
have a license for every single state that you are聽聽
[198]
doing real estate transactions in. Now, if you're聽
just investing, that's a separate issue. But I'm聽聽
[203]
talking about working as a real estate licensed聽
agent. You have to have a license in that state.聽聽
[209]
So, in order to get your license, you're going to聽
have to do courses. You're going to have to go to聽聽
[213]
real estate school and do something called聽
pre-licensure education. Meaning, "pre",聽聽
[219]
you getting your license you have to do go to real聽
estate school and complete the required number of聽聽
[224]
hours. You have to pass a test and then you聽
will get your license and then you will put聽聽
[228]
your license with a broker. That's how that聽
works. So, it's a kind of a long process in most聽聽
[233]
cases. And many people will get overwhelmed by the聽
process and feel like this is way too difficult.聽聽
[238]
Additionally, I'm a smart girl. You guys know聽
I have a master's degree from Penn State and聽聽
[243]
I also have an MBA and I went to all these great聽
schools but I'm going to be very honest with you,聽聽
[247]
real estate school is difficult. It is not like聽
this easy thing that just any dummy can go to聽聽
[252]
and get a real estate license. Now, you may聽
have heard on me on my channel and say before聽聽
[256]
I don't think that most real estate agents are聽
very smart. But that is because I don't think聽聽
[260]
most of them know about real estate investing.聽
Not because I don't think they're smart in real聽聽
[265]
estate. Real estate school will teach you exactly聽
how to work with buyers and sellers. That is the聽聽
[270]
primary thing that they teach you. They teach you聽
about real estate but they teach you about getting聽聽
[276]
and working with buyers and sellers, okay? So that聽
you know who your relationship is with. You know聽聽
[281]
who you represent. You know how to fill out the聽
contracts and you know how to help them buy or聽聽
[285]
sell a home. It is not necessarily teaching you聽
how to make money as a real estate agent. So,聽聽
[292]
just know that. It's very easy. You can look up on聽
your state, what the required hours are and I can聽聽
[297]
also tell you it's going to cost you probably聽
between 200 and 1,000 dollars for real estate聽聽
[302]
school. And it will also cost you another 200聽
to 1,000 dollars for the real estate exam for聽聽
[307]
your state. And then once you get your license in聽
every single state, you will have to do continuing聽聽
[313]
education. So, there's a lot that goes into it.聽
So, you need to make this profitable which is why聽聽
[318]
most people don't renew their license. They get聽
their license, they're not making any money, they聽聽
[322]
don't want to pay the money anymore. Let me tell聽
you how to avoid that mistake and make money with聽聽
[327]
your real estate license. So, as a real estate聽
agent, as I mentioned before, you will mostly be聽聽
[332]
getting commissions. Meaning, if you represent a聽
buyer and they buy the house and the home closes,聽聽
[337]
the seller usually pays a commission. So, when聽
you find houses through the MLS which stands for聽聽
[343]
multiple listing services, that's where all of the聽
real estate brokers put all of their properties.聽聽
[349]
And when someone buys a home that's usually聽
what they're looking at. They're looking at聽聽
[352]
properties in MLS usually. If you go to websites聽
like realtor.com or zillow.com or redfin,聽聽
[359]
those are usually pulling off from the local聽
MLS's and those are the homes that are for聽聽
[364]
sale with agents. As a buyer's agent, when you聽
represent a seller, you sell that house --boom,聽聽
[370]
you get a commission. Usually, when sellers offer聽
to sell their home, they offer a 6% commission.聽聽
[376]
3 percent for their agent. That's the seller's聽
agent that I mentioned the person that put the聽聽
[380]
sign in front of the house and said, 'Hey, this聽
home is for sale." And then they offer 3% to the聽聽
[386]
buyer's agent whoever brings them a buyer. So,聽
all the other real estate agents, they take all聽聽
[390]
of their clients, they show them the home, whoever聽
sells it, they get 3% and then the seller's agent聽聽
[396]
gets 3%. Or should I say, the seller's broker.聽
This is the key that most people don't get. Like I聽聽
[402]
said, real estate agents cannot get a commission.聽
All of the monies go to a real estate broker.聽聽
[409]
They get the money and then they give a portion to聽
the real estate agent. So, this is why real estate聽聽
[415]
agents don't usually make a lot of money. Let me聽
tell you a big secret. You're selling a house,聽聽
[420]
you're a buyer's agent, okay? Meaning, you聽
represent the buyer, you have this client,聽聽
[424]
they love this house. It's $100,000. The seller聽
has offered a commission, 6%. $6,000. That means聽聽
[431]
3% is going to their seller's agent and then 3%聽
is coming to you as the buyer's agent. $3,000. But聽聽
[439]
you're not going to get that $3,000. Your broker聽
is. So, whoever you work for, in my case, I work聽聽
[445]
for EXP. They get the $3,000. And then they give聽
me a portion of it. And every broker is different.聽聽
[452]
Some brokers take 30%. Some take 20%. Some take聽
40%. And I've even seen it where they take 45%.聽聽
[461]
Meaning, it's a 55/45 cut. So, that's Berkshire聽
Hathaway. Just giving you an example. I know聽聽
[466]
I probably shouldn't share that. But Berkshire聽
Hathaway, for new agents, without any experience,聽聽
[470]
they have in some cases a 45% cut that they take.聽
So, that $3,000, you didn't even get half of it.聽聽
[479]
Plus, you did all the work. You were the one聽
driving that person around showing them all of聽聽
[483]
those houses. So, you've done all this work聽
and you may end up with only like $1,200.聽聽
[488]
Now, again, for some people, that's good聽
money. But for others, they're like, "Hey,聽聽
[492]
where was that $3,000? I want that." And that was聽
what I realized when I started selling houses,聽聽
[498]
that brokers were taking too much of a cut and聽
there was a better way for me to make money. Let聽聽
[504]
me tell you. So, here is how I made a ton of money聽
and how I became the millionaire that you see聽聽
[509]
today. I started off as a real estate investor.聽
Yes, I've mentioned it before. I have my licenses.聽聽
[516]
I am a licensed real estate agent in the great聽
state of Texas and in the great state of Florida.聽聽
[520]
But I do not work as a real estate agent. Meaning,聽
I am not taking anybody in my car and driving them聽聽
[526]
around and showing them houses I'm not coming to聽
your house and doing a listing presentation and聽聽
[530]
begging you to let me sell your home. I invest聽
in real estate. I quickly realized that when I聽聽
[536]
started representing people that were behind on聽
their mortgage and I was flipping those contracts,聽聽
[541]
remember, I started off as an investor. I was聽
wholesaling properties. I was finding people聽聽
[546]
that were having property problems. Meaning,聽
they were behind on their mortgage payments,聽聽
[550]
they were in bankruptcy, they were in divorce,聽
they had got relocated, they no longer wanted聽聽
[555]
that house. I was able to get those houses聽
under contract sometimes for pennies on the聽聽
[559]
dollars because they were really just get聽
rid of the house or they were already behind聽聽
[561]
on the payments and they were about to go into聽
foreclosure. I would get those properties under聽聽
[565]
contract and then I would flip those contracts聽
to investors who would pay me more money. So,聽聽
[570]
as an example, I get the contract for $100,000. I聽
flip it to an investor for 105,000, I got 5,000,聽聽
[577]
okay? That's how that worked. Now, again, I have a聽
whole video that teaches you all of this. So, I'm聽聽

not going to get into it but I have a whole video聽
that teaches you on wholesaling. So, make sure you聽聽

watch that video. But long story short, investors聽
that were flipping houses, I started going to聽聽
[589]
their closing and helping them find properties and聽
they were making hundreds of thousands of dollars.聽聽
[595]
You know, yeah, the seller's agent got 3 grand聽
and the buyer's agent got 3 grand. But I saw that聽聽
[600]
investors were getting hundreds of thousands of聽
dollars. In fact, in 2018, on the average flip, it聽聽
[606]
was the average profit was over 65,000. Look this聽
up on realty track. This is not a Noelle stat. You聽聽
[612]
can look this up. And so, would you rather 65,000聽
or 1,200 bucks? I quickly realized I rather that聽聽
[619]
$65,000. So, I got into real estate investing聽
