bit of private lending, and we're looking for聽 bigger stuff. So bigger multifamily buildings,聽聽

because people always have great Well, not always聽 great comments. Some of y'all are a little bit聽聽

harsh. But mostly great comments and questions聽 that they drop below. And someone actually emailed聽聽

me this question, and I love it. Because聽 people will say to me, April, how do I find聽聽

small multifamily two units, four units, six聽 units, and I'm gonna have a different answer聽聽

for you than what real estate agents gonna have.聽 How do I know this? Because most of the people聽聽
[92]
that I know that have been looking have come聽 to me because they've been looking with a real聽聽
[97]
estate agent for two years, or three years, or聽 four years. To find a small multifamily property,聽聽
[106]
that is a long time to wait to house hack聽 a two unit or a three unit or a four unit.聽聽

And I always tell them, Okay, first of all,聽 you need to stop looking with an agent,聽聽
[117]
because the market is hot. And it's going to be聽 very far and few between, some people might get聽聽
[123]
pocket listings, but it's going to be very far and聽 few between, you're gonna find something small,聽聽

like a two unit three unit for unit that you're聽 going to find on the market with your agent,聽聽

you're going to be competing with all these other聽 offers, it's going to be ridiculous, just start聽聽

looking for off market stuff. So let's talk about聽 how you buy. So how you find it kind of depends on聽聽

how you buy. So say you are Person A, if you're聽 going to house hack, you're going to live in it,聽聽
[147]
you're pre qualified pre qualified with a mortgage聽 company to purchase with a loan, which means it's聽聽
[155]
going to take you like six to eight weeks to聽 purchase that house and you're going to live聽聽
[159]
in it. So you're going to live in one unit rent聽 out the other route, the other three, whatever聽聽
[163]
you're buying a two unit three unit for unit. So聽 what you're gonna do is you're going to have your聽聽
[168]
agent, pull a list of all the small multifamily聽 owners in your area. So all the people that own聽聽
[174]
two units, three units, four units, five units聽 in your area, have them pull a list of all those,聽聽

then what you're going to do is you're聽 going to write a letter to those owners,聽聽

and you're going to say, my name is John Smith,聽 or whatever your name is. Avi don't put John Smith聽聽

is not John Smith, my name is whatever. And I聽 am pre qualified put pre qualified and bold,聽聽

pre qualified to purchase a聽 two unit in Berks County, 聽

I've been looking for a while and haven't found聽 one on the market, I would love to talk to you,聽聽

if you're interested in selling, so you want聽 to let them know you're pre qualified upfront.聽聽

PS, feel free to ask me for my pre qualification聽 letter, I would love to share it with you because聽聽

they're gonna want to know you're actually聽 pre qualified. So don't lie about that. Okay,聽聽

it's super annoying when people say they're pre聽 qualified, but they're not really pre qualified,聽聽

okay? Or you might be the other type of small聽 multifamily owner with no intention of living in聽聽

it. And you're either going to buy it cash for聽 below market value and drive rents, but you're聽聽

still looking for two units, three units or four聽 units. So what you're going to do is same thing,聽聽

have an agent pool a list for you of all the聽 owners of two units, three units and four units聽聽

from public records, and give you their names聽 and mailing addresses. And I know some of you聽聽
[264]
are agents, I know some of you're thinking I'm聽 never going to be able to find an agent to do聽聽

that for me, or that's just not gonna happen, or聽 that's illegal and I shouldn't do that. So go to聽聽

your county public records office, you might聽 be able to get it from there too. Other people聽聽
[278]
are gonna be thinking what about list source聽 like list source com or another list broker?聽聽

It's very difficult in most areas. I know in my聽 area, we can't pull lists of small multifamily聽聽
[290]
owners from list source, okay, it has to come聽 from our public records data. So either directly聽聽

from a list we pull from the courthouse or a聽 list We're pulling from an agent's accessing聽聽
[303]
from public records, which is part of like our聽 MLS. Okay? So pulling a list one of those two ways聽聽

and sending them a letter and just saying, Hey, my聽 name is so and so I live in the area, I buy small聽聽
[316]
multifamily buildings in the area. I'm a mom and聽 pop owner. If you're ever thinking of selling, I聽聽
[323]
would love to hear from you. Short, simple and to聽 the point don't write your life out in a letter.聽聽

They're never going to read it ever. Never. I聽 get a long letter goes in the trash. Okay, so I'm聽聽
[336]
going to tell you the magical line, the magical聽 line to stick it in your letter. When you're聽聽
[342]
looking for small multifamily buildings, you're聽 going to say something Something like this. He聽聽
[347]
is tired of tenants question mark, but don't want聽 to sell your building because you're afraid of聽聽
[356]
losing the income that you get from the property.聽 Question Mark asked me how you can still sell your聽聽
[365]
building and keep making income from it. What did聽 I just do there? There's a lot of landlords that聽聽
[372]
are small mom and pop that own two units and four聽 units and six units. And they don't want to lose聽聽
[378]
the income from that property. But they also don't聽 enjoy being a landlord. Because let's be honest,聽聽
[384]
it's not that fun. Okay. So they're burnout,聽 and they're tired, but they still need the聽聽
[388]
income or like the income from the property. So聽 what did I do there? I just set them up to open聽聽
[394]
them up for discussion for seller financing, so聽 intrigued them enough that they call me and say,聽聽

Hey, April, what does this mean that you will buy聽 my property? And I'll still make income from it,聽聽
[407]
even though I don't own it anymore? Do I have to聽 pay the taxes? Are you really buying it, Mike? No,聽聽
[412]
I'm actually buying it. But and then I roll聽 into a whole discussion about seller financing.聽聽

Do you mind if I ask you a few questions about the聽 property to see if you're a fit for this program,聽聽

I want to see if you are qualified in a fit for聽 my program where you still make money off of the聽聽

building. There's a bunch of different things聽 you can do. But seller financing is my favorite.聽聽

Because a lot of mom and pop landlords don't owe聽 anything on the building. They either bought it聽聽
[440]
cash or they inherited it. Or they've just had聽 it for so long, then it's already paid off.聽聽

So they're in a great position to sell聽 or finance. So their seller finance,聽聽
[450]
you own it, you're responsible for聽 everything. They become the mortgage company,聽聽
[454]
you're making payments to them. They're聽 still making income from the building,聽聽
[458]

an agent to pool list for me or pulling a list聽 from the courthouse of Everyone that owns small聽聽

multifamily is to go through the small multifamily聽 expired listings. So anytime a multifamily expires聽聽

in the market, I send them a note card in the聽 mail. Hey, I noticed your building expired.聽聽

I'm looking for buildings in the area, I would聽 love to chat with you. If you're still interested聽聽
[505]
in selling name, phone number, call me. So we're聽 really finding these small multifamily buildings聽聽
[512]
off market. So in the past few years, I've had聽 two people come to me that were looking for over聽聽
[520]
two years to house hack a two unit or a three聽 unit with an agent looking for something on the聽聽
[525]
market and couldn't find it. And we put both聽 of these strategies into place and boom, they聽聽
[530]
both bought buildings just like that. So sometimes聽 I know a little bit about what I'm talking about,聽聽
[537]
despite some of your mean comments. I'm聽 just kidding. You guys are never mean. Um,聽聽
[544]
so that's the first question was about聽 multifamily. The second question someone sent me聽聽
[549]
was about a property that was basically a jungle.聽 And it was worth I forget how much maybe like聽聽
[555]
150 or $200,000. And they felt like making an聽 offer $5,000 was generous. And they were kind聽聽
[563]
of just asking me, would you buy a property聽 like this? And my answer is this. There are聽聽
[569]
some properties that are not worth buying. And聽 that's okay, if the numbers don't make sense,聽聽
[576]
and you can't make a profit. And it's I don't聽 care if it's a $200,000 property prop $200,000聽聽

property flew late at night. Can you tell $200,000聽 property and it means a ton of work. If you're not聽聽
[592]
going to make a significant amount of profit on聽 it. You shouldn't be buying that property. And聽聽

if you feel like $5,000 is too generous As to聽 generous just don't make them an offer or make聽聽
[603]
them an offer that you think makes sense if that's聽 $5 Offer them $5 We literally just had one of our聽聽

buyers buy a house for $1 It was a wholesale deal.聽 They bought it for $1 So don't feel like you have聽聽

to buy a property sometimes some of them the聽 more work than what they're worth all fixed up.聽聽
