[1]
hello and welcome to residence 950 this
[5]
hilltop estate is adjacent to one of the
[7]
world's most famous streets in the
[9]
beautiful Russian Hill neighborhood of
[11]
San Francisco
[12]
this estate spans a full city block
[15]
nearly a third of an acre which is
[17]
almost 6 standard loss and in San
[20]
Francisco that sort of space is
[22]
extremely hard to come by this estate is
[24]
comprised of over 9,500 square feet with
[28]
a main house five bedrooms six and a
[30]
half baths and a one-bedroom one-bath
[32]
Wellness cottage with sauna steam
[36]
massage area and spa the estate is
[39]
connected by lush gardens overlooking a
[42]
270 degree view of the city of San
[45]
Francisco and the bay
[47]
what makes this property extraordinarily
[49]
unique is its world-class amenities from
[51]
a bat cave entrance to your sheet garage
[53]
- before sighted infinity edge pool and
[56]
if that's not enough we also have an
[59]
outdoor theater an art gallery and a
[62]
thousand bottle wine wall in this home
[64]
is certified LEED Platinum for the
[66]
highest levels of sustainability and
[69]
design residence 950 is on the market
[72]
for forty million five hundred thousand
[75]
dollars let's take a look
[78]
[Music]
[81]
here we are in the backyard which is the
[84]
heart of the home it's a central
[86]
location between the main house and
[88]
cottage and the overall approach to this
[90]
garden was to do this in a completely
[92]
sustainable manner we brought in drought
[94]
resistant plants native plants ancient
[97]
olive trees that are over a hundred
[99]
years old
[100]
all of the water from this site whether
[101]
it's from the rain on the roofs to the
[103]
garden is collected and directed to a
[105]
12,500 gallon cistern that's used for
[108]
irrigation not only at this yard but
[110]
it's also used for flushing toilets
[112]
inside the house we try to reuse
[116]
materials wherever we can within the
[117]
home these cobblestones were original to
[120]
the house of 1906 and the sound of
[122]
running water is very soothing and
[124]
contributes to an overall feeling of
[127]
wellness and decompression here at the
[130]
center of the garden is our fire pit and
[133]
seating area one of the most special
[134]
elements to this property is the fact
[137]
that you could be here in your secluded
[140]
and very private garden but at the same
[142]
time have these iconic views from
[144]
Alcatraz all the way to the Transamerica
[146]
Pyramid and Salesforce tower just up the
[150]
stairs we're here at the outdoor dining
[152]
area with Pierce and Tina flooring we've
[154]
imported directly from Italy elegant
[156]
macieira chandeliers and seating for up
[159]
to 20 people
[160]
we're also surrounded by small speakers
[162]
that look like lights but also mushrooms
[165]
that come out of the ground where
[166]
subwoofers are located one of the unique
[168]
elements to this space is also the fact
[170]
that we have an outdoor screening area
[172]
whether it be twenty people for dinner
[174]
to a Super Bowl party that can include
[176]
hundreds of your friends I've never seen
[178]
a house entertain better and to assist
[180]
with entertaining we have this outdoor
[182]
kitchen which includes this Heston grill
[185]
and Otis tree as well as a wood-burning
[187]
pizza oven coming down this pedestrian
[193]
path in the garden is one of my favorite
[195]
features in this house it's a four sided
[197]
infinity edge pool but it's actually
[200]
cantilevered its extended beyond its
[203]
foundation reaching out towards the edge
[205]
of the property line it's almost as if
[207]
it's suspended in there a lot of what we
[209]
do in terms of development you can't see
[211]
and in this pool we actually have a
[213]
speaker system
[214]
that's underneath the water so you can
[216]
have classical music out here in the
[218]
garden but then dunk your head and play
[219]
his hailer Swift and no one would doubt
[223]
so here we are in the living room and
[226]
this is on the same level as the garden
[228]
it's bathed the natural light which was
[230]
very much our intention since this is a
[231]
completely detached house we have this
[234]
jewel box of a bar which is beautiful
[236]
amongst itself but one of the features I
[238]
really love is the fact that it captures
[240]
a view of the Art Institutes built our
[243]
the bell tower is actually built with an
[245]
impression of board form concrete which
[247]
is a motif we tried to carry forward in
[249]
the north and south sides of this
[250]
property as a way to connect itself to
[253]
its neighbors as we step over here you
[255]
can see one of the original visions and
[257]
intents of this home which was to
[259]
connect the pool to the bay to give you
[261]
this sort of sense of space with water
[265]
[Music]
[267]
do we are in a real chef's kitchen we
[270]
have induction and gas for cooking tops
[272]
three different ovens including a steam
[274]
oven all Gaghan appliances two
[276]
dishwashers and integrated refrigeration
[280]
and freezer not only is it truly
[281]
functional but it's beautiful to look at
[283]
with Italian mafia cabinetry Calcutta
[286]
countertops and limestone floors but
[289]
what I love the most is its connection
[290]
to the garden it truly makes it a family
[293]
home one of the things I really like to
[298]
point out is how light enters this home
[300]
we've installed a glass elevator with a
[303]
skylight above and that light ends up
[306]
permeating not only to the floor below
[307]
but all the way down to the lower level
[309]
so in essence this elevator serves as a
[312]
skylight for three different levels to
[314]
this house
[316]
[Music]
[320]
here we find ourselves in the master
[322]
bedroom which truly celebrates San
[324]
Francisco with its views not only that
[326]
but you have a direct connection to your
[328]
garden from the balcony above so a fun
[330]
fact about this space is that we
[332]
actually put shielded cable in all of
[334]
the bedrooms and the point to that is to
[336]
reduce our exposure to what's called EMF
[339]
or electromagnetic frequencies what we
[341]
try to do is carry that a little forward
[342]
with the programming of our retire
[345]
button on our Lutron home works so when
[347]
you get retire at night and turns down
[349]
the lights
[349]
it also will turn off the Wi-Fi for the
[351]
house and reset it to start again in the
[353]
morning so here in the master closet we
[357]
take design seriously
[359]
these are bothy Italian cabinetry and we
[361]
also brought in statuary marble floors
[363]
and consistent with the rest of the
[365]
house these marble floors are also
[367]
heated so you could comfortably walk
[369]
barefoot throughout the entire house any
[371]
time of day here we are in the master
[373]
bathroom in addition to beautiful
[375]
finishes and views we strive to create a
[378]
peaceful and serene environment it's
[380]
perfect for decompressing we have this
[382]
beautiful freestanding soaking tub made
[385]
by baffi as well as lava sinks and
[387]
cabinetry a personal favorite of mine is
[389]
these sconces which remind me of coral
[391]
this is truly an urban retreat that
[393]
allows you to escape from the city but
[396]
in case you don't want to we also have a
[398]
waterproof television in this shower
[400]
[Music]
[405]
believe it or not we're on the lower
[407]
level of a three-story home this part of
[410]
the home has actually been excavated
[412]
underneath the original house that was
[413]
here we have floor-to-ceiling doors that
[416]
slide open to give you a wonderful
[418]
connection to a terrace that almost
[420]
doubles the size of this entertainment
[421]
room this house knows how to entertain
[424]
this bar is actually a collaboration
[426]
with Trumpets if Xtreme in Jonathan
[428]
browning and we curated the color of our
[431]
stone and marble with that of the brass
[433]
and these may look like hardwood floors
[435]
but actually this is a high density
[438]
limestone we were able to design and cut
[440]
these floors who minimize the amount of
[443]
waste with residence 950 you actually
[448]
get a second single-family home we've
[451]
dubbed this the Wellness cottage this
[453]
cottage was actually built here in 1906
[455]
to accommodate the family with living
[456]
space while their home that was
[458]
destroyed during the 1906 earthquake was
[460]
rebuilt because this is a single-family
[462]
home it comes with a fully equipped
[463]
kitchen and all of this goes away with
[465]
the folding of doors to magically
[469]
disappear here we are in the would-be
[472]
bedroom of the residence this space was
[474]
repurposed to be a massage area for
[477]
couples but easily could be converted
[479]
into an office or gym no Wellness
[483]
cottage is complete without its very own
[485]
sauna and we also have a steam room with
[488]
cold water plunge the steam is actually
[490]
coming out of a tent so a water
[492]
filtration system which serves the
[494]
entire property you're swimming in that
[496]
water showering in that water and else
[498]
is steaming in that water just outside
[502]
you have your spa as well as a baffi
[504]
outdoor shower and what's unique about
[507]
this space is the amount of privacy you
[509]
have with this lush landscaping around
[510]
you
[513]
at room pacific we take garages very
[515]
seriously garages are often used by
[517]
catering companies for entertaining so
[519]
we consulted catering companies locally
[521]
and asked what do they need and they
[523]
told us that they needed 20 amps of
[525]
circuitry as well as a stainless steel
[527]
sink and prep area so we're fully
[530]
equipped to throw a party of any size
[531]
and for your favorite member of the
[533]
family we also installed the dog wash so
[539]
I'm standing here on the car turntable
[541]
and this allows maximum flexibility in
[543]
terms of not only parking for cars in
[546]
the garage but it allows you to pull
[548]
your car on to this to be able to face
[550]
forward as you go down the long tunnel
[551]
because nobody wants to go down this
[553]
tunnel backwards part of wellness is
[559]
surrounding yourself with beauty and
[560]
here you have your personal art gallery
[563]
we've tried to maximize flexibility
[565]
whether it be sculpture or works of art
[568]
on paper on the walls we've made it easy
[570]
to interchange and to have lighting that
[572]
can adjust to whatever need you have in
[574]
this gallery even though this art
[575]
gallery is beneath the backyard
[578]
it actually has natural light that still
[580]
comes in so we have skylights that are
[581]
actually walkable from the garden an
[584]
entirely different work of art depending
[586]
on your taste is the wine wall above us
[589]
and there you can have over a thousand
[591]
bottles of temperature controlled wine
[593]
with a cold pantry behind having your
[597]
own art gallery actually allows for
[599]
maximum flexibility in terms of how this
[601]
space is used whether it be dinner
[604]
parties lectures or even having your own
[606]
DJ come we have a DMX lighting system
[609]
that could be controlled by DJs or music
[611]
if collecting art is not your thing
[613]
there's a lot more flexibility with this
[614]
space originally it was permitted to be
[616]
a sports court it also could be a
[618]
climbing wall an IMAX theater and we've
[621]
even engineered an opening in this wall
[623]
to connect to our garage which can allow
[625]
for a car left to be installed and to
[626]
have a place to display additional cars
[628]
in your home
[630]
residence 950 your own private oasis an
[635]
infinity-edge pool ample indoor/outdoor
[638]
living
[639]
a state-of-the-art kitchen an
[641]
entertainment lounge and bar an art
[644]
gallery a 1,000 bottle wine wall and of
[648]
course a one-bedroom one-bath Wellness
[651]
cottage with the spa a steam room and
[654]
the sauna and all of this could be yours
[657]
for forty million five hundred thousand
[660]
dollars
[663]
you
[665]
