to chew on when it comes to looking for

great real estate deals on a website
[12]
like Craigslist or on Facebook this kind
[14]
of thing can actually work for a lot of
[15]
the smaller free ad posting directories
[19]
out there but Craigslist and Facebook
[21]
are by far gonna give you the biggest
[23]
bang for your buck simply because
[24]
there's so much traffic going through
[26]
these websites so I'm gonna start here
[28]
with Craigslist just to show you a
[30]
little bit more about what I'm talking
[31]
about so obviously one way to look for
[34]
real estate deals on a website like
[36]
Craigslist is to go right here to the
[38]
real estate for your sales section and
[40]
start filtering your search options
[42]
maybe typing in keywords and really just
[45]
looking for the kinds of properties that
[46]
you want to buy however there's another
[48]
approach you can take where you aren't
[50]
necessarily going on and looking
[52]
yourself you're just posting an ad and
[54]
asking people to contact you if they
[57]
want to sell their property and I'm not
[59]
gonna tell you that this kind of thing
[60]
will just open up the floodgates and
[63]
give you more ideas than you can handle
[64]
because that's probably not gonna happen
[66]
however this is free all it costs you is
[69]
just a few minutes to put together these
[71]
ads and post them in a few markets so
[73]
it's really not that hard to do it and
[75]
it can result in some people
[77]
occasionally reaching out to you and
[79]
asking if you want to buy their property
[81]
and typically these are going to be the
[83]
motivated sellers that contact you
[84]
because the unmotivated sellers aren't
[87]
gonna go through the trouble to do this
[88]
in the first place so if we go back here
[90]
to the main Craigslist directory for
[92]
really whatever area you're looking and
[94]
I'm just looking at Chicago in this
[95]
particular instance all we'd have to do
[97]
is go over here and create a posting and
[99]
we're going to just pick whichever
[101]
section of this market we're gonna do it
[103]
in I'll just pick the city of Chicago
[105]
for the sake of this example and we're
[107]
gonna go and click on housing a wanted
[110]
in this example I'm gonna click on
[112]
wanted real estate and really what we're
[114]
doing here is we're just putting
[115]
together pretty straightforward ad
[117]
letting people know that we are looking
[119]
for houses or land or fill in the blank
[122]
with whichever type of property you're
[124]
looking for and that we're able to pay
[125]
cash because that's usually a huge
[127]
motivating factor and a reason why a
[129]
motivated seller would be willing to
[132]
sell at a discount
[133]
because we can offer cash we don't have
[135]
to sit around waiting for months to get
[136]
financing we can just move right now
[138]
obviously if you can't pay cash then
[140]
don't say that
[141]
but having access to this kind of
[143]
liquidity it's not a prerequisite to
[145]
find great deals but it helps a lot if
[147]
you can do that so that's what I'm gonna
[149]
say in this example so just say we my
[153]
house is fast or cash and then we'll
[156]
just say whatever neighborhood we're
[157]
looking in and then we'll put it in
[159]
which our zip code we're looking for and
[160]
I've actually got a few different
[161]
templates saved here that I can use

again and again depending out whether
[165]
I'm looking for houses or land or
[167]
multifamily or you name it so in this
[170]
case this is a template that I use for
[172]
buying houses so go ahead and put that
[174]
in here by the way if you want to get

this template and really all the

it'll take you right there there's a few

things about this template that I

obviously want to customize here because

this isn't really specifying any

specific area or anything like that so I

would want to just specify the state

county or city right here and then if

there's any other areas I'm looking at I

can include that here as well I'm

actually just gonna simplify this in to

end it right there and then go down here

and enter in a website so that's

obviously where I put my website URL and

then my phone number right here then I
[214]
can scroll down here click continue when

it comes to the images so obviously I'm

not selling something here I'm asking

for people to reach out and sell their
[223]
stuff to me but it is still important to
[225]
include some images or even just one
[227]
image simply because it can kind of help
[230]
for SEO purposes and it's also one of
[232]
the criteria that people can search by
[234]
or they can search only by the listings
[236]
that have images on them so if I don't
[237]
get an image I'm not gonna show up in
[239]
those searches so it's important to put
[241]
something in here it's really easy to do
[243]
this if you want to get access to tons
[245]
and tons and tons of very high quality
[246]
images go check out unsplash.com I'll
[249]
open that up right here and really just
[251]
pick out an image that you think would
[252]
look good so I'm gonna go ahead and find
[255]
a house probably find one that is on the
[258]
uglier side of normal just because you
[261]
know the people that are reaching out to
[262]
me here are people who probably don't
[264]
want their property
[265]
I don't want to make it look beautiful
[268]
in their eyes so try to find one that's
[270]
not quite as pretty it looks like this

one might work right here or maybe
[274]
something like this this actually looks

a little bit more not exactly like
[279]
Chicago but Chicago obviously is not a

rural country area so I'll use this one

here you can just go ahead and drag that

right there and then we're just gonna

have one image here so we're all done

with images and then we can go over here

and click publish and then we're pretty

much good to go so this usually is not

gonna show up immediately it's gonna

take a few minutes to actually display

in this area of Craigslist but it's out

there folks so now if we wanted to do a

similar thing on Facebook we could

certainly do that however Facebook's
[308]
marketplace works very very differently
[311]
from Craigslist and it's actually like
[313]
changing all the time so at the time of

this recording this is how Facebook
[318]
marketplace looks and how it works and I

would have to do is go over here to home

sales go over here to sell something

we're gonna have a item for sale then

select the category we're gonna say home
[331]
sales right there and then when it comes

to what we're selling we're just gonna
[335]
say pretty much the same thing we said

on Craigslist we buy houses fast for

cash and then on the price section we're
[342]
just gonna put $1.00 just so that

there's something in there we would
[345]
whatever market that we're working in in
[347]
just a little pro tip here because the
[349]
image is such an important attribute of
[351]
every listing on Facebook I'm gonna go
[353]
over to canvas here by the way canva is
[355]
a free service and it's awesome it's a
[357]
really easy way to create great-looking
[359]
images with text on them so I'm
[361]
basically going to take the image that I
[363]
put there in Craigslist I uploaded it
[365]
here to canva and this is the Instagram
[367]
style post it's just a perfect square
[369]
and then you can go over here to text
[371]
and put some actual text on there so I'm
[375]
just gonna pick this kind of thing now

it looks like it would fit well and then

I'll ungroup this so I can mess around a

little bit see

this thing it's as simple as that

doesn't have to be too fancy go ahead

and download this image now I'm gonna go

back to Facebook and upload this image

right here just like that and then we

would put most of the same information
[405]
here in the description just so people

understand very clearly what it is we're
[409]
doing and how they can get a hold of us
[410]
to actually submit their property
[412]
information so we can make an offer on
[414]
it so I'm gonna use mostly the same idea

that I used on Craigslist and put that
[419]
in here make all those edits to this
[421]
again and then that's pretty much it
[425]
gonna go ahead and do next here and this
[428]
is gonna go in the marketplace by
[430]
default but if we wanted to post it in
[432]
any of these local buy saw groups if
[434]
you're connected with any of those you
[436]
can do that too but just for this
[437]
example I'm gonna put it in the
[438]
marketplace and then it's simple as that

you can go ahead and see our listing
[444]
right here and that's what it looks like

obviously they would have to click this
[448]
if they really want it to see more
[449]
details but hopefully that image there
[451]
and just that headline is enough to at
[453]
least entice them to check it out and
[455]
one other thing worth noting I know it's
[457]
totally feasible to really extend your
[459]
reach with these kinds of posts on these
[462]
sorts of free ad directory websites and
[465]
you can totally do that however most of
[466]
the notable websites like this part of
[468]
the reason why they're successful and
[471]
people who come to them is because if
[472]
they've devised ways to eliminate spam
[475]
and people who just post the same thing
[477]
all the time all over the place so if
[479]
you do want to post these kinds of
[481]
listings in multiple markets like on the
[483]
same day I'd say try to limit it to just
[486]
a few times a day and when you do it
[488]
make sure you're using different photos
[490]
each time you do it but also make sure
[492]
the headlines and descriptions are
[494]
different as well just so that it's not
[495]
so obvious that everything is canned and
[498]
being copied and pasted from one spot to
[501]
another so just make some effort to try
[503]
to make your ads unique when you're
[505]
posting them and then that should make
[506]
it much less likely that these kinds of
[508]
things get flagged and removed by the
[510]
gods of Craigslist and Facebook so I
[513]
know it's a little annoying to do that
[514]
but still it's worth it considering how
[517]
many more
[517]
eyeballs you can get exposure to and
[520]
again you know this isn't the kind of
[521]
thing that is gonna overwhelm you with
[523]
leads I don't think but doesn't cost you
[526]
anything to do it so why not do it
[528]
especially if you have more time
[529]
available than you have money and you're
[531]
trying to search for every possible
[533]
opportunity this is one way just to put
[536]
a message out there into the world and
[537]
see what happens depending on when
[539]
you're watching this Facebook will most
[541]
likely change something about how this
[544]
whole process works but generally these
[546]
same concepts should apply to all the
[548]
free listing sites out there in terms of
[551]
where to post it what to say how to get
[553]
a good picture how to explain things
[555]
well and really just put your flag up
[557]
and let people know what you're doing so

that they can make their own decision as
[561]
to whether or not they want to contact
