talk about the number one thing the

thing to look for when you're buying

rental real estate and that thing

drumroll please is return on investment

also known as ROI to me nothing else is

as important as return on investment I
[34]
talk to investors all of the time who
[36]
owned a property they lived in and then
[38]
they moved away and they kept it and
[40]
they're renting it out and I first thing
[41]
I asked them is what is your ROI and
[44]
they say I don't know if you don't know
[47]
chances are it's either negative or very
[50]
very low for me I don't buy a property
[52]
unless I can get between a 10 and 12
[54]
percent net return on investment that
[57]
means gross is going to be over 20%
[59]
usually that is a very important number
[62]
so return on investment simply means the
[65]
cash I'm putting into the property
[67]
how much cash am I getting back from
[70]
that investment
[71]
how much cash flow am I getting every
[73]
month is that covering what I'm you know
[75]
what I'm paying either on a mortgage
[77]
monthly loan or do I own it free and
[79]
clear but what is that return on
[81]
investment now I have a very simple
[84]
calculator I'm giving it away for free

it's below this video it's a free ROI

calculator you can download it and use

it to figure out rental properties that

even if you're buying them through us at

Morris invest or any rental property you

might want to make sure that the ROI is

incredibly high so return on investment

is the number one thing because all of
[103]
the other factors flow into ROI right
[106]
vacancy rate which is incredibly
[108]
important but vacancy rate is built in
[111]
to ROI right crime and so therefore
[115]
vacancies and employment and if I can't
[118]
rent the property and is it sitting
[119]
vacant because there's so much crime and
[121]
there's no jobs and all of those other
[122]
factors

into ROI you see it's like an umbrella

it catches everything so if I'm not
[129]
getting the proper cashflow in a
[130]
property then that means my ROI is low

and therefore I'm not going to want to

buy that property let me give you a

simple way to figure out ROI here's the

formula it's a very quick and dirty
[141]
formula for you to dive into when you're
[143]
evaluating a rental property and of
[145]
course if you're looking at commercial
[146]
properties there's other big indicators
[148]
and there other things you want to look
[149]
at but just for the sake of this video I
[151]
want to explain ROI on simple terms you
[154]
take the monthly rent okay seven hundred
[157]
dollars a month
[157]
multiply that times twelve twelve months
[160]
right and then we're going to take out I
[162]
personally I know I go crazy I'm really
[165]
conservative with my numbers but I want
[167]
to take forty percent out of my formula
[170]
so seven hundred times 12 gives me a
[173]
number multiply that times point six
[176]
that is going to take out forty percent
[177]
okay that is a number now I'm going to
[180]
multiply that I'm sorry I'm going to
[182]
divide that now by the all-in cost of
[185]
the house that I just bought them so
[187]
$40,000 house which is typically what
[189]
the houses that I do and there you go
[192]
right there is my ROI number right there
[195]
that's a phenomenal return on investment
[197]
right
[197]
so if that number is shakes in different
[200]
ways let's say the rent is lower and the
[202]
cost of buying the house is higher where
[204]
your ROI is going to go down there are a
[206]
number of other indicators right maybe
[208]
expenses are higher maybe your taxes are
[210]
higher all of those things are built
[212]
into my formula very important to look
[214]
at ROI when you're considering the
[216]
purchase of a rental property
[217]
to me almost nothing else matters I
[220]
don't care about four walls you know the
[223]
walls or the roof four walls at our roof

that's a house right the main thing I
[227]
care about is return on investment do

not fall in love with real estate fall

in love when you are alive and you'll be
