warranties and what you need to know for

your real estate exam so

so in today's real estate exam prep

video i want to discuss

three specific types of home warranties
[35]
that you have to know for your real
[37]
estate licensing exam
[38]
and this is important because typically
[40]
as we dive into each one of these three
[43]
the licensing exam likes to ask
[45]
questions about the different types of
[48]
this home warranty is for this and this
[50]
warranty is for that
[52]
or they'll ask a question that says that
[55]
you know it's a brand new home
[57]
and there's a structural issue this
[60]
would fall under
[61]
what type of warranty so you have to
[62]
know the differences
[64]
in the warranty now
[67]
now the first one i want to talk about
[68]
is called the home warranty or we call
[70]
the existing home warranties this is for
[73]
existing homes
[74]
and they can be purchased really by
[76]
anyone it can be the buyer seller and
[78]
many times even the agent will
[80]
as part of their marketing program they
[82]
will purchase the home warranty on
[84]
behalf of their client now
[86]
coverages do differ based on the
[89]
different
[90]
home warranty companies that are out
[92]
there so when you become a practitioner
[94]
it's
[94]
you're going to know all the different
[96]
companies that operate in your area and
[98]
what the coverages are
[99]
but for the purposes of the exam here
[101]
are the typical types of items
[103]
that a home warranty would cover heating
[106]
and air conditioning systems the
[108]
electrical systems the plumbing systems
[110]
appliances is a big one hot water
[113]
heaters those
[114]
type of things they typically don't
[116]
cover like structural items
[119]
uh or faulty product so bad
[122]
shingles on the roof or poor workmanship
[126]
they typically don't cover those type of
[128]
items
[129]
and you can also purchase on in addition
[131]
to these warranties
[133]
what we call coverage riders to cover
[135]
things like
[136]
pools and hot water i'm sorry uh hot
[139]
tubs
[139]
and saunas and those type of things and
[141]
a lot of that too is based on
[143]
the different areas of the country
[145]
you're operating in
[146]
now typically what happens is no matter
[149]
who's paying for it there are two
[151]
options for coverage you can have an
[153]
evaluated policy or a non-evaluated
[155]
policy and not every company offers both
[158]
but now what's the difference between
[160]
the two well typically
[162]
on the non-evaluated home warranty
[165]
policy
[166]
for a certain period of time which is
[168]
typically 30 to 60 days
[170]
nothing is covered under the warranty
[172]
nothing at all and then after that
[176]
then the coverage kicks in and then most
[179]
of the
[180]
different components are covered such as
[182]
heating and air and electrical
[184]
now typically with the non-evaluated you
[186]
might see higher deductibles
[188]
and higher shared cost where you're
[191]
going to have to share some of the cost
[193]
with
[194]
the home warranty company the other one
[197]
is the evaluated this is where an
[199]
inspector from the
[200]
warranty company is going to actually go
[202]
through not unlike a home inspector
[204]
and they're going to go through and
[206]
check all the different
[208]
systems that is covered under the
[210]
warranty so the heating and
[211]
air and the plumbing systems and the
[213]
electrical systems and
[215]
they're going to check all the
[216]
appliances and if there is a defect
[220]
that item is not covered so here's what
[222]
happens let's say the inspector finds
[224]
that the stove is not operating
[226]
correctly
[227]
so what they're going to do is issue the
[228]
warranty over all the other components
[231]
and there's going to be an exception for
[233]
the stove
[234]
up until the point that the stove is
[236]
repaired and once the stove is repaired
[239]
then the stove then is covered by the
[242]
home warranty
[243]
and the home warranty company may or may
[245]
not want to do a re-inspection of the
[247]
stove that depends on the company
[249]
point is is there's two types there's an
[251]
evaluation that's done on one type of
[253]
warranty
[254]
and then there is some companies do
[256]
offer that non-evaluated
[258]
coverage annual premiums apply so every
[262]
year
[263]
the homeowner is going to receive a bill
[265]
and pay the premiums if they want to
[267]
continue
[268]
that coverage and then deductibles also
[271]
apply now
[271]
remember deductibles may be different
[274]
between the evaluated policy and the
[276]
non-evaluated policy and the the amount
[279]
of deductibles do
[281]
do differ depending on the company that
[283]
you use for the home warranty
[285]
now i know i'm going to get comments on
[287]
this from those that are in the existing
[289]
real estate profession
[291]
whether or not or they're going to give
[292]
your opin their opinion on whether or
[294]
not home warranties
[296]
are good or not and we're not going to
[298]
go down that road because the purpose of
[300]
this video
[301]
is for you passing your real estate exam
[304]
and which you need to know for that exam
[306]
so we're going to leave it at that
[308]
let's go on to the next type of warranty
[312]
now the next type of warranty i want to
[314]
talk about is new construction warranty
[316]
and a new construction warranty
[318]
again is a lot like like the existing
[320]
home warranty where
[322]
the buyer or the builder purchases the
[324]
warranty from a warranty company
[327]
and it does cover many of the same
[330]
things
[331]
that the uh home warranty the existing
[334]
home warranty covers
[336]
but there are some exceptions the first
[337]
one is
[339]
it typically covers the
[343]
items that the builder warranty does not
[346]
cover and i'm going to talk about the
[347]
builder warranty
[348]
in the next slide here so it insures
[352]
those items like the home warranty does
[356]
if the builder does not cover it in
[359]
their warranties it also
[361]
applies in case the builder goes out of
[364]
business or goes bankrupt
[366]
uh it will then take over the items
[370]
that the builder warranty you know is
[372]
not going to cover because the builder
[373]
is out of
[374]
um out of business now in reality in the
[378]
practitioner world
[380]
there are several different levels to
[382]
this and each level
[383]
is is more expensive because each level
[386]
it covers more items
[388]
and every warranty company has different
[390]
levels and what they cover so when you
[392]
get into the real estate business or if
[394]
you're doing new construction or you're
[395]
representing buyers a new construction
[397]
you're going to want to find out if
[398]
there's any
[399]
new construction warranties in your area
[402]
and what it covers the basics that i
[404]
want you to know for the real estate
[405]
exam is
[407]
it mirrors the existing home warranty
[409]
and the biggest difference is
[411]
the deductibles are typically higher and
[413]
the coverages are different
[414]
and the big thing is it ensures if the
[417]
builder warranty doesn't cover anything
[420]
and or the builder goes out of business
[422]
that's the biggest things you have to
[424]
know
[426]
all right so the third and final type of
[428]
warranty i want to discuss is a builder
[430]
warranty and the builder warranty is not
[432]
unlike your dealership warranty your
[434]
bumper-to-bumper warranty that you get
[436]
when you buy a new vehicle
[437]
it is a warranty that comes directly
[440]
from the builder
[442]
and more items are covered or larger
[445]
items are covered by the builder than
[447]
what's in the home warranty
[449]
and that is the builder's gonna cover
[452]
those things that like defects and
[454]
materials
[455]
like bad shingles on the roof or they're
[457]
gonna
[458]
they're gonna warranty faulty
[460]
workmanship or structural
[461]
problems now in a builder warranty they
[464]
may or may not cover
[466]
items like appliances so you may need to
[468]
get a
[470]
home a home warranty or an existing home
[472]
warranty for
[474]
the appliances and typically builder
[476]
warranties have multiple
[478]
levels of coverage so for example the
[480]
first year after the occupancy
[482]
certificate
[483]
is issued by the local government for
[486]
that first year the builder is going to
[487]
pretty much
[488]
warranty everything maybe from one year
[491]
to five years they're going to cover
[493]
uh a few things but not as many as in
[496]
the first year and
[497]
and i've actually seen some builder
[499]
warranties on some items go all the way
[501]
out to 10 years but that
[503]
is rare so so it really is something
[506]
that if you're representing new
[507]
construction clients
[509]
when you're advising them it is it's a
[511]
big deal
[512]
and you need to know what each builder
[514]
in your community
[516]
has to offer in their builder warranties
[518]
and as always you want to make sure
[519]
these warranties are put in writing
[522]
and then there's typically so if you're
[523]
going to continue studying for the real
[524]
