so in this video today we are going to

be doing a review and an update of my

fund rise investment portfolio now I

personally started investing in fund

rise back in June of 2018 and I've been

regularly contributing to this account

from that original time that I started

investing now Here I am about a year and

a half since I started this investment

and I have now decided to ramp up my

investment yet again and so I will be

investing two thousand dollars every
[31]
single month into my fund rise

investment portfolio now that being said

now Before we jump into my computer and

take a look at my actual fund rise

portfolio I just want to cover two

that being said guys let's dive into my

fund rise portfolio and I will update

you on what that has looked like over
[140]
the last year and a half alright guys so

here we are inside of my fund rise
[145]
portfolio and the first thing I want to
[147]
show you here is just how the
[149]
contributions to this portfolio have
[152]
changed so as you can see here I have
[154]
been investing in fund rise since June
[157]
of 2018 and I started off with an
[160]
initial investment here of $1,000 and I
[164]
must have earned some dividends or
[166]
appreciation there because the first
[168]
dollar amount on the chart here is one
[170]
thousand six and thirty nine cents so
[173]
from that point up until April I left
[176]
that $1,000 in there and that grew to a
[179]
value of 1,050 $9.19 now at that point
[184]
in time since I was more comfortable
[186]
with the platform having invested for a
[189]
number of months I decided to scale up
[192]
my investment and go from $1,000 up to
[195]
$5,000 in April of 2019 and then I
[200]
essentially left that $5,000 there
[203]
didn't touch it didn't add any more
[205]
money so then we fast-forward to this
[207]
point here where I was up to a value of
[209]
about 53 70 somewhere around there and
[212]
now since I have been investing in this
[215]
platform for a year and a half I've
[218]
decided to begin investing $1,000 twice
[222]
a month on the 1st and the 15th so I
[225]
will be contributing $2,000 per month
[228]
into this fundrise portfolio so the
[230]
first $1,000 hit my account here in the
[233]
end of January and then obviously
[234]
February 1st February 15th and then
[237]
every 1st in the 15th of months going
[240]
forward I will be doing an additional
[242]
$1,000 into this portfolio which is
[246]
$24,000 per year and that is a pretty
[249]
substantial amount of money to be
[250]
investing in any given investment out
[253]
there but as I'm sure you guys see I
[255]
make a lot of passive income on my
[257]
channel and so I try to direct that
[259]
money into buying other assets and I'd
[262]
like to be well diversified across you
[264]
know physical real estate passive real
[266]
estate
[267]
the stock market and even cryptocurrency
[269]
as well and at some point in the near
[272]
future I will be revealing my
[274]
cryptocurrency portfolio for you guys as
[276]
well since that was very heavily
[278]
requested now as far as the different
[281]
investment plans out there I am
[283]
personally in the balanced investing
[285]
plan which is going to be a blend of
[287]
both growth and income and if we click
[289]
over to the portfolio tab here it's
[291]
gonna tell me about my portfolio so
[294]
essentially what happens when you invest
[296]
in fundrise is you're purchasing shares
[298]
of what is called an e-rate and there's
[301]
also something else called an e fund and
[303]
these are non traded so these do not
[306]
trade on the Nasdaq or the New York
[308]
Stock Exchange they are a private REIT
[311]
and therefore you can only buy and sell
[314]
them through the fund rise platform now
[316]
that is something you do have to be
[318]
comfortable with and familiar with as a
[320]
private real estate investor is that
[322]
liquidity here is not guaranteed with
[325]
fund rise and that is largely because
[327]
your money is being used for actual real
[330]
estate projects just like these right
[332]
here within my portfolio I have 188
[336]
active projects over here you can see
[339]
what the risk spread is of these
[341]
different projects and right now I'm in
[343]
a 40% debt 60% equity split based on my
[347]
portfolio so fundrise does offer a
[350]
quarterly Redemption period where you
[352]
can sell your shares of your REITs that
[355]
you own within this portfolio but
[357]
liquidity is not guaranteed and fundrise
[360]
says right on their website you should
[362]
have a minimum time horizon of 5 years
[366]
before you invest and if you do cash out
[368]
early there may be some fees incurred
[371]
with cashing out so if you're on the
[374]
fence about it or if you're a short term
[375]
investor I'm gonna be straight up with
[377]
you guys this is not going to be the
[379]
option for you but if you are more of a
[381]
long-term investor and you're looking to
[383]
diversify outside of the stock market
[386]
personally I have found it to be a very
[388]
interesting investment and I have been
[390]
very happy so far now as far as the
[393]
portfolios go here guys you have
[394]
basically four different options number
[396]
one you have the starter portfolio with
[398]
a $500 minimum or you have the
[400]
advanced portfolios that have a $1,000
[403]
minimum and then you have a
[404]
growth-oriented portfolio an income
[407]
oriented portfolio and then the balanced
[409]
one which is right in the middle that is
[411]
the one I am invested in and in every
[414]
portfolio you have these different
[416]
projects and fundrise will be sending
[419]
you updates via email on these projects
[422]
when ones are completed or whatever
[424]
happens or if there's any sales involved
[426]
and you can click on every single
[428]
project and learn about what is going on
[430]
what is the money being used for as well
[433]
as you know the risk rating how much
[435]
money is invested is this debt or equity
[437]
and then your projected annual return
[440]
and you can get a lot of information on
[442]
each one of these projects it all
[444]
depends on how deep you want to go with
[446]
this investment if you want to be
[447]
totally passive you can just set it and
[449]
forget it and give fundrise your money
[452]
for them to invest on your behalf or you
[455]
can scour through each one of these
[456]
projects just to understand what your
[459]
money is invested in now that being said
[462]
the only option through fund rise is to
[464]
invest in portfolios meaning you can't
[467]
pick and choose individual real estate
[469]
projects to invest in one of the main
[472]
reasons for that is because if they were
[474]
allowing people to pick and choose
[475]
individual projects that will be
[478]
considered a private placement and you
[480]
would have to be an accredited investor
[482]
because of the portfolio based investing
[485]
you do not need to be an accredited
[487]
investor to invest with fundrise so that
[491]
being said guys now what I want to do is
[493]
jump over and look at the performance of
[495]
my portfolio over the last 18 months all
[499]
right guys so what we are looking at
[501]
here is the returns from my fund rise
[503]
portfolio after fees and we're looking
[506]
at the percentages and then we will look
[508]
at the dollar amount so as you guys know
[510]
in 2018 that was a partial year for me
[513]
as I only began investing basically in
[516]
the month of July that money hit my
[518]
account and in those last six months of
[521]
2018 I earned a return of 4.3 percent in
[526]
2019
[527]
I earned overall return of 7.7% and all
[531]
time I'm at 7.7 now you may be saying
[534]
to yourself well wait a second you know
[536]
the stock market did a lot better in
[538]
2019 than my fund rise investment but at
[541]
the end of the day I don't want to be
[543]
fully involved with the stock market
[545]
because what will be really interesting
[547]
to see is how my fund rise investment
[550]
performs during a bad time in the stock
[553]
market when we either have a recession
[555]
or some kind of bear market it'll be
[557]
interesting to see what the return is
[559]
like and that is why people invest in
[561]
different asset classes they'll invest
[563]
in bonds and gold and stocks and
[566]
physical real estate because you just
[568]
don't want to have all of your eggs in
[570]
one basket now as far as the dollar
[572]
value in 2018 I had a thousand dollars
[576]
invested for half the year I made forty
[578]
three eighty nine in 2019 I made three
[581]
eleven fifty for 2020 I made 19 dollars
[584]
and thirty nine cents and it can break
[587]
it down and show you based on the
[588]
different REITs and if you want to look
[590]
at the percentages what ones return the
[592]
most obviously the growth REITs are
[594]
gonna be more substantial so you can be
[596]
really granular with the data here if
[598]
you want to or you can just look at the
[600]
overall big picture of your overall
[602]
portfolio return so as I'm sure you guys
[605]
can imagine here these returns and
[607]
dividends earned are based on a
[609]
relatively small account value here of
[611]
five thousand dollars now that I'm
[613]
putting two thousand dollars in here
[615]
every single month that's going to be
[616]
putting this account to probably about
[619]
thirty thousand dollars by this time
[621]
next year so then the dividends and the
[624]
growth of the portfolio is going to be a
[626]
lot more substantial so I'm definitely
[628]
excited for that one other thing I want
[631]
to show you guys here if we go to
[632]
transactions you can see where my auto
[634]
invest is right here a thousand dollars
[636]
on the 15th and it's going to be a
[638]
thousand on the 1st and 15th of every
[640]
month and you can also see where I'm
[642]
earning my dividends every single
[644]
quarter and what I'm doing is taking
[646]
advantage of the auto and best feature
[648]
so as soon as I earn a dividend in this
[650]
portfolio as you can see right here
[652]
sixty dollars and five cents on four
[655]
quarter three 2019 automatically
[657]
reinvested that dividend back into my
[660]
portfolio this is offered for free you
[663]
do pay your fund rise fees which we'll
[665]
talk about in a second here but the auto
[667]
invest feech
[668]
itself has no fees associated with it
[671]
for using it meaning you can
[673]
automatically reinvest those dividends
[675]
to earn that compound interest now the
[678]
last thing I want to talk about here is
[680]
the fees associated with fund rise they
[682]
have a very transparent fee structure
[685]
which is all in 1 percent per year based
[688]
on the value of your account or a 1%
[691]
annual asset management fee a lot of
[695]
these different sites out there for
[696]
crowd funded real estate have different
[698]
structures and a lot of them are not
[700]
very transparent about the fees they are
[702]
charging so I really like fund rise
[704]
because they tell you flat out what your
[706]
fees are and they're also not burying it
[709]
you know in like the fifth page of some
[711]
document right on the home page of your
[713]
portfolio you can see your returns to
[715]
date and down here it shows you what
[717]
you've earned from dividends what you've
[719]
earned from asset appreciation and
[721]
exactly how much money you paid in
[723]
advisory fees so they're very
[725]
transparent about that fee structure and
[727]
obviously guys looking at my performance
[730]
here these returns are what I actually
[732]
earned after I paid that 1% fee to fund
[736]
rise so anyways guys that's going to
