How to Complete an IRS W-9 Form - YouTube

hey there the next few minutes I want to

show you how to fill out an IRS form

called the w9 kind of a strange sounding
[7]
form but really this is a form that gets
[9]
used for all kinds of different purposes
[11]
and it's probably gonna come up at some
[13]
point in the life of your real estate
[14]
investing business sometimes you're
[16]
gonna have to fill this out on behalf of
[18]
yourself and sometimes you're gonna have
[20]
to request that somebody else fill out
[22]
this form for you and really the whole
[23]
purpose of this form is pretty simple
[25]
it's just so that one party can get the
[28]
information they need from the other
[29]
party in order to file a specific form
[32]
with IRS so for example one of our
[34]
property is being bought or sold and the
[37]
closer needs to file a form called a
[39]
1099 s in order to get that information
[41]
they could get it from this form if it's
[44]
filled out and signed and dated by the
[46]
appropriate party or for example if you
[48]
as the seller on a seller finance deal
[50]
you need to send out what's called a
[53]
1098 form to the borrower you could also
[56]
get that information from this as well
[57]
and those are just two examples there's
[59]
a slew of other reasons why this form
[61]
could be helpful but really I just want
[63]
to show you how to fill this form out
[65]
whether you're filling it out on behalf
[66]
of yourself or whether you're filling it
[69]
out on behalf of somebody else and
[71]
you're trying to get their signature you
[72]
would really just have to put all the

information that you know right here in
[75]
this form and right now I'm showing you

the online version from the IRS website

and keep in mind this form actually

changes and gets updated every so often

you'll see right here at the top where

it says revised December 2014 at some

point in the future I guarantee this is

going to be revised again so whenever

you're filling this out just make sure

you're working with the current copy

because there are these little minor
[98]
changes that happen every so often and

really all you have to do is just enter
[101]
in all the information you have about
[103]
the person from whom this form is being
[106]
requested so for example if this form
[108]
was being requested from me I would just

go ahead and put my information in here

like this and depending on whether
[116]
you're filling this out on behalf of
[117]
yourself or on behalf of a business

entity that's when you would fill in

this second line here so for example if

I was filling this out on behalf of my
[126]
business entity I would just put my
[128]
company name in here and then when you

look at this second line right here and
[133]
case I have what's called a
[135]
single-member LLC which in this form the
[137]
IRS essentially treats the same as like
[140]
a sole proprietorship if you're just
[141]
operating on behalf of yourself so I
[144]
would check this box right here and then
[145]
once that's done I would go over here
[147]
none of this stuff applies to me so I'm
[149]
gonna just leave that blank then I would
[151]
put in my business address here and if

I'm filling this out on behalf of
[155]
somebody else and I would either leave
[156]
this part blank or this section would
[158]
already be filled out and then down here
[159]
you have to enter in your tax ID number
[162]
or your social security number in my
[164]
case I was actually a little confused by
[166]
this at first I am filling this out on
[168]
behalf of my single-member LLC however
[170]
according to the instructions on page
[173]
three of this form which is right now

here because I am a single-member LLC
[178]
and it's considered a disregarded entity
[181]
I'm technically supposed to fill in my
[183]
social security number
[185]
not my employer identification number
[187]
even if I have one and again that's
[189]
according to what it says right down
[191]
here or it says do not enter the
[194]
disregarded entity zi n so just keep
[197]
that in mind if you are doing this on
[198]
behalf of your company but that company
[200]
is a single-member LLC acting as a
[203]
disregarded entity in that case you're
[205]
not gonna fill out this you're gonna
[207]
fill out this and keep in mind I'm not a
[209]
CPA I'm not really an expert in this
[211]
stuff I'm just kind of going about what
[212]
the instructions say so if you have any
[214]
questions about this be sure to run up
[216]
by your CPA and/or just verify that your
[219]
information is put in there correctly

don't take this as financial tax advice

or anything like that I'm just telling

you how I fill out my forms and then

once that's complete I would just print
[228]
it out and go down here and I would sign
[230]
it and date it and then send it back to
[232]
the person who was requesting it from me

now alternatively if I was trying to get

this form completed by somebody else

because I needed their information in
[240]
order to complete some forms on my end

then I could either send them just a
[244]
blank copy of this and say good luck and

have them figure it out and some people
[248]
will be able to do that some people
[249]
won't just because it's an IRS form and

it's confusing by its very nature so if

you want it to be nice and if you have
[255]
some other information already you could
[258]
go ahead and fill out some of that for
[259]
them and for example you could just go
[261]
like this if I was trying to get it from
[263]
a guy named John Smith I would put his
[265]
name in here and I'm just
[266]
getting this on behalf of himself
[267]
personally so I leave this section blank
[269]
then I would check that box and then
[272]
down here out just put his address and
[274]
then I would just kind of leave this
[276]
blank or I would fill it in later and
[277]
then at this point if I had his social
[281]
security number for some reason I would
[283]
fill it in but usually the whole reason
[286]
I'm even asking for this form to get
[287]
filled out is because I don't have their
[289]
social security number so when it comes
[291]
to this section I would basically just
[292]
leave it blank but when I print it out
[294]
and scan it and send it to them I'm
[296]
gonna want to indicate it really clearly
[298]
on here that they need to fill this out
[300]
before they sign it date it and send it
[302]
back to me so usually what I would do is

I would print it out and like highlight
[306]
it or draw a big circle on it or put an
[308]
arrow on it with some kind of a sticky
[310]
note if I was sending them a hard copy
[312]
just make it very clear and obvious that

hey fill this out before you send it
[316]
back to me and then I would just send it
[318]
to them and I'd probably indicate as
[319]
well here just to make it obvious hey
[322]
sign this section and date this section
[324]
and that's really all you have to do and
[326]
then once you have this completed form
[328]
with all the numbers and information and
[330]
signatures and dates then at that point
[331]
you will have what you need in order to
[333]
complete your 1099 or 1098 or any other
[337]
document that you may need in the course
[339]
your business
[340]
so that's really all there is to it

that's what a w9 is and that's how you
[344]
get it filled out it's pretty
[345]
straightforward document but if you're
[346]
not accustomed to working with this it
[349]
can obviously be confusing you can
[351]
almost feel free to read the rest of the
[353]
directions here it's a very interesting
[355]
reading as you can tell but I'll just
[357]
sort of leave that up to you and I'm

gonna have a link to this form right

beneath this video so if you need to get

to that you should be able to access

that online and keep in mind if you

don't have this information that's ok

too you can just as well leave all this

stuff blank but if you're gonna do that

just make it very clear to them what

they need to fill out like you could

highlight the empty fields or put arrows

next to them just so they understand

what they're supposed to do because the

average person probably is not gonna
[382]
understand it so that's all there is to
