we've all felt the struggle right i transitioned聽 from resort development real estate home ownership聽聽

in 2012 into a market where i knew nobody in聽 the residential real estate and i started as聽聽

an investor i quickly realized that that that聽 kind of one-sided investor offer wasn't for聽聽

me went ahead and got my license in another聽 state so i had four total real estate licenses聽聽

and realized that really聽 residential brokerage wasn't like聽聽

being a realtor wasn't my thing either um聽 one deal changed everything for me having聽聽

spent thousands and thousands of at one point tens聽 of thousands of dollars a month and tried all the聽聽

things you know the the internet leads the house聽 value leads the door knocking leads a little bit聽聽

of everything what ultimately launched my career聽 to into what i would call success and allowed聽聽

me to reach financial financial independence聽 and retire uh well before my goal which was 40聽聽

was helping families who who didn't have聽 a a customized service so choosing a niche聽聽

probate shockingly became my niche and i've聽 done tons of deals i've coached thousands聽聽

of people around the country and and been part of聽 probably tens of thousands of deals at this point聽聽

probate mastery is not to just it's it's聽 not designed to make you a probate attorney聽聽

me was and i'll do my best to summarize i i聽 would wanted the house i wanted it for myself聽聽

a lady called me whose mother had had a massive聽 stroke the night before they had no liquidity聽聽

all the equity in the home but her all of her聽 net worth was locked up in that that property聽聽

so she needed cash and she needed it fast聽 because they were discharging her from the聽聽

hospital into a rehab facility she called me i was聽 like oh my gosh because i was renting at the time聽聽

and i really wanted to own that house it was聽 only about a mile from the house i was renting聽聽

so i went and for the first time ever we walked聽 well let me get ahead of myself we walked through聽聽

the house i listened to her empathetically got聽 to understand her situation her father had passed聽聽

away the home transferred on death without probate聽 to her mother she had a power of attorney and her聽聽

mother went into a nursing home and she was left聽 not really understanding the probate process聽聽

and now her mother is really ill and needs聽 long-term care but didn't have long-term care聽聽

insurance and didn't qualify for medicaid because聽 they didn't have a trust and the assets were still聽聽

in her name so understanding this i got back to聽 the living room in that appointment i'm like i聽聽

can't just make her an offer she's too distressed聽 and i know that i'm probably not going to buy this聽聽

house for cash so to my surprise i had been doing聽 wholesales lease options subject to's short sales聽聽

auction foreclosure auctions i'd done a little聽 bit everything in six months i accomplished a聽聽

lot i was trying it all to see what was my what聽 was the best fit for me i gave her four options聽聽

option one was a cash offer closed in two or聽 three days if as soon as i could get title聽聽

option two wasn't as is where is sale on on the聽 market and we would get a higher number than that聽聽

option three was we sell all the personal聽 property use that money for improvements聽聽
[240]
and renovations and then we would sell it聽 conventionally for an even higher number聽聽

option four was we do everything in option聽 three but instead of selling conventionally聽聽

after we renovate the home we sell as a lease聽 with option to purchase with creative financing聽聽

which allowed us to demand a higher price remove聽 all contingencies we found an amazing tenant聽聽

so we we were i was able to get her twenty five聽 thousand dollars more than the home was actually聽聽

come to find out that her they had put it on聽 the market with an agent who under marketed and聽聽
[273]
overpriced but we were actually able to sell聽 it for 25 a net of 25 000 more than that over聽聽

price because of the way we handled the way we聽 transaction engineered that and for me after聽聽

every appointment i go home and usually beat聽 myself up you've never done that before right聽聽

but this time i was like wow where did that聽 come from and how many people are in this聽聽
[295]
situation and i started to think about what if聽 i'd take away their realtor title what if i take聽聽
[301]
away the investor title and what if i just聽 handle every appointment like i did that one聽聽

and what if i proactively reach out to everyone聽 in my community that's in that situation聽聽

knowing good and well that i they're聽 better off speaking with me than not聽聽
[316]
so i sat with that the next day i went to the聽 courthouse and i started to learn about the local聽聽

probate process i started to gather the data i聽 founded a probate data company i started to train聽聽

i realized the necessity of once people have the聽 data they need to know what the heck to do with it聽聽

and i've trained thousands and thousands of聽 investors agents and i'm most happy to say that聽聽

i've created dozens and dozens of millionaires聽 in their first year of business in this space聽聽

so probate mastery isn't a course that's聽 going to make you a probate attorney聽聽

approaching a group of people in our community聽 that have a true need for a true professional聽聽

and you won't hear me use the word realtor much聽 you won't hear me use the word investor much聽聽

i prefer real estate professional because if聽 we can blur that line then we can monetize聽聽

every deal if we can put our prospects needs聽 before our own we can monetize every deal聽聽

if you're a one shot you know one trick聽 pony i can list houses i can buy houses cash聽聽

there's a small handful of people in this聽 country that can actually put together a deal聽聽

if you have a seller that owns a property and聽 has a motivation to sell you should know how to聽聽

monetize every single deal if you've ever looked聽 at a seller and said i'm sorry i can't help or聽聽

you need to wait or you should rent it then聽 that means you came up short on skill set聽聽

because there is a way to do it so probate mastery聽 is the scope of the course is much bigger than聽聽
