her about how Realtors get paid so Beth

welcome thank you so much Jeremy so how

do Realtors get paid that is a really
[23]
good question and honestly first-time
[26]
buyers are not comfortable asking that
[27]
because they're not sure how the process
[29]
works so generally speaking the way that
[32]
it works is when a realtor lists a house
[35]
for sale they have negotiated a
[37]
commission with that seller and when
[40]
they put that house in the MLS which is
[42]
our home state abase they have agreed to
[45]
cooperate with the buyer's realtor and
[47]
pay them at the closing so the buyers
[50]
it's great news for the buyers they
[52]
don't pass the sellers pay the Realtors
[55]
and that is a negotiated upfront like I
[58]
said with the seller of the home and the
[62]
nice thing is that Realtors can show
[64]
buyers any house that's for sale in our
[66]
market that's been listed by another
[68]
realtor or by their own company we don't
[71]
have to show just the ones that we have
[72]
for sale because we know that we're
[74]
gonna get paid if our buyers buy any of
[76]
those houses that are listed on the
[77]
market okay so let me see if I get this
[79]
straight so a buyer does not pay for a
[83]
realtor right a seller pays for both
[86]
Realtors right based on a negotiation
[90]
they did before listing the property
[93]
right when they sit down and meet with
[95]
the listing realtor
[96]
they negotiate negotiate out a
[98]
commission they agree to that that's
[101]
part of the listing contract that the
[102]
seller would sign with their realtor and
[105]
then when that person puts that house
[107]
for sale in our MLS database it clearly
[110]
shows that they are cooperating with the
[112]
buyer's agent and that the buyer's agent
[115]
will get paid at closing if that buyer
[116]
buys that property and is there a wide
[119]
array of amounts of money you can get
[122]
paid so as if you're a representative
[123]
buyer do you necessarily know if what
[127]
you're gonna get paid I do know what I'm
[129]
gonna get paid because the listing agent
[131]
puts that information on the private
[133]
side of the realtor database of our MLS
[135]
database and there are wide varieties of
[138]
fees that we get paid we do not have a
[140]
standard or a set fee it's illegal for
[142]
us to get together and say we're all
[144]
going to charge one million dollars for
[146]
each listing that fee is always
[149]
negotiated between the listing agent and
[152]
the seller okay can you give us some
[153]
example of what that fee could look like

somewhere is it a percentage it's a
[159]
percentage of the sale price not of the
[162]
list price and so depending on what the
[165]
listing agent did with the seller some
[168]
of those people split that feat evenly
[170]
with the listing agent and the selling
[173]
agent and sometimes they don't split it

evenly

okay so seller pays both Realtors that's
[180]
based on a percentage usually of the
[183]
selling price right could vary for
[185]
different scenarios but ultimately if
[187]
you're the buyer if you were a buyer and
[190]
you're highly hiring a real estate agent
[191]
you don't really need to worry too much
[192]
about that exactly and I tell my
[194]
first-time buyers there is absolutely no
[196]
reason to buy a house without a realtor
[198]
because one you don't pay us so that's
[201]
good news and two we know what we're
[203]
doing and usually first-time buyers
[205]
don't know what they're doing and
[206]
there's no good reason for them to try
[209]
and navigate through that process
[210]
without a professional person helping
[212]
them get the best deal on the best house
[215]
for them through that process so not
[218]
only do you get the service of having a
[220]
professional professional who's inside
[222]
the industry helping you walk through it
[223]
but you ultimately don't even have to
[225]
pay for it right okay well I don't see

any reason to buy a house without a
[228]
