into the world of real estate okay now i'm聽 not going to get too technical with real聽聽

estate terms but what i am going to talk聽 about are the differences between renting聽聽

property and buying property okay now this is聽 especially useful for people who are considering聽聽

emigrating to an english-speaking country and聽 you're not sure you know what are your options聽聽

what you want to do or even if you're already聽 in an english-speaking country and you want to聽聽

move out of your dorm move out of your family聽 your uncle's basement etc you have to understand聽聽

the words you're going to come across when you're聽 making your decision okay so we're going to look聽聽

at renting or leasing a place and we're going to聽 look at buying a place a property so let's start聽聽

with renting you have two options when you want聽 to get a place that without buying it you can rent聽聽

rent means you're paying month to month and you聽 can leave whenever you want lease means you're聽聽

signing a contract for a specific amount of time聽 usually one year maybe two years at the end of聽聽

the lease you can either become a renter or you聽 can sign a new lease for another set term at a聽聽

set fixed price of monthly payments now if you聽 already rent a place or you're already leasing聽聽

a place and maybe you want to go away for a long聽 vacation or you want to go somewhere for a year聽聽

to work or study but you want to keep your聽 apartment or your condominium or your house you聽聽

can sublease or sublet they essentially mean the聽 same thing means that you rent or you lease your聽聽

apartment to someone else so that person will聽 pay you and you will pay the original owner or聽聽

whatever the situation is and continue that way聽 now when you rent a place generally you have to聽聽

give a deposit this is a certain amount of money聽 that you give the landlord or you give the owner聽聽

to make sure that you always make your payments聽 if you miss a payment they will take it from your聽聽

deposit if you cause any damage to the property聽 they will take that money from your deposit if you聽聽

leave at the end of your term if you're at the end聽 of the rental and you've paid all your bills and聽聽

you haven't damaged the house you get that money聽 back that deposit back usually with interest聽聽

now in many places the deposit is essentially聽 first and last so you're paying your first聽聽

month's rent and your last month's rent if you聽 miss a payment along the way they take that聽聽

last month as the payment and then you owe them聽 again for the last the final month of your stay聽聽

now when you generally speaking when you get聽 assigned a lease you're signing a contract聽聽

in many places they also make you sign a contract聽 for a rent just for their protection for your聽聽

protection a contract is a written paper agreement聽 between you and the owner of the property聽聽

with certain rules for both sides again it's聽 for everybody's protection now if you break聽聽

the contract if you break any of the rules if you聽 leave before the time expires or if you do some聽聽

damage or if you break some if you don't follow聽 the rules then you are in breach of contract and聽聽

this is a very big deal because then the owner of聽 the property will will proceed with or will begin聽聽

litigation litigation basically means legal聽 action they will take you to court they will聽聽

take a lot of money from you for the money you聽 owe them plus the time they're spending plus the聽聽

lawyers they're hiring it can be very expensive聽 for you if you reach the contract because then you聽聽

are a liability you are something that is costing聽 money you are a risk so you don't want to do that聽聽

now if you do break the rules or if you do breach聽 the contract the owner can evict you to evict聽聽

means to kick out they can make you leave the聽 property and where you go not their problem so聽聽

make sure you follow the rules make sure you聽 make your you pay your monthly bills otherwise聽聽

some of them if they don't evict you聽 means it's kick you out they might聽聽

ask you to vacate they will say okay your lease聽 is ending next month we don't want to sign a new聽聽

lease with you please vacate the property by聽 the end of next month just leave evict means聽聽

they're kicking you out there's probably going to聽 be some litigation vacate they're just telling you聽聽

that at this time you have to leave and that's聽 all there is to it now when you're looking for聽聽

an apartment or a condominium you have to look for聽 buildings that have vacancy means somebody vacated聽聽

there is an empty unit and you can move in if聽 you go to a building and you see a sign that says聽聽

no vacancy that means they don't have any empty聽 units they don't have any suites for you you聽聽

have to look somewhere else okay now when you are聽 renting or leasing you are a tenant you are living聽聽

there you are paying monthly bills and you are聽 a tenant you have no ownership rights basically聽聽

now when it comes okay i'll get to that in a聽 second let's go to the owning a property now聽聽

if you have enough money and you can pay the full聽 amount you just buy the place generally speaking聽聽

most people don't do this it doesn't actually make聽 sense to you it's better to put down a certain聽聽

amount of down payment 20 30 percent however much聽 and then pay off the property over a period of聽聽

time okay when you when that happens you get a聽 loan from the bank which is called a mortgage no聽聽

t sound more gauge and the g a g sounds like g聽 i j sound mortgage now when you get a mortgage聽聽

you pay the bank every month and you're paying聽 two parts of this loan you're paying the principal聽聽

which is the amount that you actually borrowed so聽 if you borrowed let's say half a million dollars聽聽

every month you're paying a certain amount let's聽 say two thousand dollars maybe one thousand is聽聽

the principal that goes to the half million that聽 you borrowed and one thousand is interest which聽聽

is basically the profit for the bank that you聽 will never get back but hopefully the value of聽聽

your property goes up and you get that money聽 back anyway now if you end your mortgage early聽聽

that's called an early termination okay you can聽 also say early termination for a lease but then聽聽

it's already a breach of contract when you when聽 you end a mortgage agreement early the bank will聽聽

say yeah no problem it's your house you can do聽 whatever you want but you will pay a penalty

you will have to give the bank some money聽 because they're losing money because of you聽聽

because they went through all the paperwork they聽 did all the stuff they need to get paid if you聽聽

leave the mortgage early if you own property you聽 pay property tax okay if you're renting you don't聽聽

pay property tax the owners do again make sure聽 that wherever you live you find out the rules聽聽

because it may be different i know that in some聽 places renters pay the property tax not the owners聽聽

so make sure you find out in canada for example聽 owners pay the property tax renters don't now聽聽

occupancy basically this is the day that you're聽 allowed to move into your place if you bought聽聽

a place that's brand new they have to maybe聽 finish doing some building and then you can聽聽

occupy the house or the apartment on a聽 particular day and then you are the occupant

when you own a place you're the occupant when聽 you're renting you're a tenant so a little bit聽聽

different terminology now a lot of people聽 get confused between real estate and estate聽聽

your estate means everything that you聽 own your house your car your computer聽聽

your furniture your jewelry all of聽 this is your estate the real part

the real part is just property house apartment聽 condominium etc now there are different types聽聽

of real estate there's residential that's聽 where people live that's where they reside聽聽

okay and that's right there to reside means to聽 live in a place and commercial stores factories聽聽

industrial situations these are all commercial聽 real estate now when you're renting a place聽聽

then you generally have a landlord it could be the聽 owner or it could be just someone that the owner聽聽

hired to run the place a lot of buildings聽 if you're living in a condominium or聽聽

an apartment will have a superintendent聽 now generally an apartment will have a聽聽

superintendent in a condominium it's the same聽 thing but they call it a property manager聽聽

okay when you own the place if you own a聽 house you are the property manager if you聽聽

own the condominium you still have a property聽 manager who takes care of all the common areas聽聽

the common areas are the hallways the elevators聽 the lobby the gym whatever features the building聽聽

has okay and a superintendent is the person who聽 cleans up the apartment make sure everything's聽聽

working properly if the if the elevator breaks聽 the superintendent will call the technician to聽聽

fix it etc okay now when you're going to look for聽 an apartment you can go by yourself to a building聽聽

and find out if they have any units or you can聽 go through an agent a real estate agent or a real聽聽

estate broker a broker usually buying and selling聽 an agent is buying selling and renting they'll聽聽

find you a place and they'll find tenants for聽 the owners brokers and agents work on commission聽聽

so they take a percentage of the of the deal聽 if you buy a house the agent will take the real聽聽

estate agent will take three four five percent聽 of the total cost so that could be a big chunk of聽聽

money agents and brokers for renting they'll take聽 a certain fee okay so they'll work on and you'll聽聽

have to find out what that is with different聽 agencies okay so again basic introduction this聽聽

will help you make some decisions and when you go聽 talk to agents and when you go talk to landlords聽聽
