I'm going to show you in just a few

minutes how to take a property that you

own and list it for sale on this website

here called Zillow and I'm sure you're
[13]
probably familiar with it and the nice
[14]
thing about Zillow is that it's a huge
[17]
name in the real estate world so if you
[19]
can get it here on this site it's going
[21]
to go a long way in getting your
[22]
property information out in front of as
[24]
many eyeballs as possible and the great
[27]
thing about it is it's free it doesn't
[29]
cost anything and if you got a few
[31]
minutes I'm going to show you the exact
[32]
steps you have to go through to get your
[34]
property listed and as you'll see it's
[36]
really pretty simple
[37]
and it doesn't take a long time at all
[38]
if you don't have a Zillow account
[40]
you'll have to go and click up here
[41]
where it says join and create one but if
[43]
you do have an account I got to do is
[45]
click sign in here and enter in your
[47]
typical information so I'll go ahead and
[49]
do that okay now once you're signed in
[52]
it's a pretty easy flowing naturally
[54]
intuitive process all you have to do is
[56]
start by entering in the property
[58]
address and in my case I've actually got
[60]
a vacant land parcel that I'm trying to
[62]
sell and kind of a remote area and it
[64]
doesn't even have an address so all I'm
[66]
going to do is start by just putting in
[68]
the street name because that's all I've
[69]
got and then this is in a small town in
[72]
Michigan called Baldwin Michigan zip
[76]
code and then I'm good to go hit
[79]
continue and like I mentioned this
[81]
property does not have an actual or
[83]
registered street address so in cases
[86]
like this you do have to know of the
[87]
parcel number and luckily I do have that
[90]
and if you don't have it it's pretty
[91]
simple you just have to find it on your
[93]
County Assessor website or you can go
[95]
ahead and give the county a call and
[97]
figure it out that way but once you've
[98]
got that personal number you just put it
[100]
right in here and then it's going to
[103]
bring you to this page where it shows a
[105]
map of your property and that dot should
[107]
be right over the property however in
[109]
this case because there's no address the
[112]
mapping system doesn't really have
[113]
anything to go by and the cool thing
[115]
about Zillow is that if it's not right
[117]
you can go ahead and click this thing
[119]
here and say no let me change it and
[121]
assuming you actually do know where it
[123]
is you can zoom out with this map and
[125]
then find it and in this case I do
[127]
happen to know exactly where it's at so

go ahead and zoom in here and the
[133]
property is right about here so I'm
[137]
going to click right there and then
[138]
there we have it the dot shows pretty
[140]
much exactly where that property is so

once that's all set we're going to click
[143]
Save and continue and move on to the
[145]
next step and then you just start by
[147]
entering in your price so I'm going to
[149]
put a nine thousand nine hundred bucks

just as my starting point I did notice

that Zillow offers the opportunity to
[155]
include a video walkthrough of the
[158]
property and if you click on this it
[159]
shows you more about how that works and
[161]
in my case I've got an actual YouTube

video that I uploaded it's just a really
[165]
quick 30 second video so I'm just going
[167]
to take that link and put it right here

just because that's easier for now and
[170]
then assuming you've got some photos
[173]
I've got a few set aside here that are

ready to go you can just go ahead and

drag them right into the browser and do

it like this and then those will upload

one thing you'll notice about these

right here they're actually smaller
[186]
resolution images so you'll see this

little exclamation point just letting
[190]
you know that they may not display quite
[192]
as good because the resolution is not
[194]
that great but assuming that's not an
[196]
issue you just go on here and keep
[198]
scrolling down for the lot size this is
[201]
a one acre lot so go ahead and click
[203]
that and then do one acre if for some
[206]
reason your property is smaller than one
[208]
acre you would have to put it in square
[210]
feet which is a little annoying I'm
[212]
hoping they're going to change that
[213]
feature at some point but it would just
[215]
be a matter of going ahead and doing a
[217]
acres two square feet conversion and you
[220]
can do that simply by googling acres two
[223]
square feet and then you get this little
[226]
calculator right here it's pretty nice

say if this was 0.5 acres right there

you've got 21,000 780 so you just take
[234]
that number and plop it or right in here
[238]
like that but again given my situation
[240]
this is a one acre parcel so I'm just
[242]
going to do it this way and then for the
[244]
property description you just go ahead
[245]
and put it here and then if you have
[247]
another website URL to put in here say

if it was like you're selling a website
[251]
or a dedicated real estate agency or
[254]
investor website where you have all your
[256]
information you could put that here as

well

I'll just put my blog URL here just for

kicks and then down here you can put

your primary phone

number so that people can contact you

you just go ahead and do it like this

and then click this thing down here and

then say post for sale by owner and then

you can go ahead and view the listing

let's see what it looks like all right

and as you can see this listing looks

pretty much exactly the way it would if

a real estate agent listed it you've got

the pictures here you've got a map if I

did have a video uploaded through Zillow

it would show up right here

and you can go ahead and scroll through

here and you know maximize some of the
[292]
other images and see those and it all

looks really good go ahead and close

that and as you scroll down here you can

see the property description I put in

there we can view this virtual tour and

this was the youtube link that I

uploaded so you can see the video it's

just that you have to leave the site in

order to see it so once that is done

just going to pause that go back here

you can see some of this information it

may or may not be available or

applicable but it's pretty hard to

distinguish this from what you would

normally see with just a standard MLS

listing I think it's pretty cool I use

it all the time it's pretty much a

staple in my selling process because

let's be honest if I don't take the time

to go through these motions and do this

I'm just ignoring a huge huge audience

of people many of whom would gladly buy

my property so it really is in my best

interest to do this and make sure all my
[344]
properties are listed here through
[346]
Zillow and with a price tag of free I
[348]
think most people would agree it's kind
[350]
of hard to argue with that so anyway

that is how the Zillow for sale by owner

listing service works if you're not

using it you should be be sure to check
