Welcome back. I'm Ted Thomas and we're going to聽
talk about New York. In this episode, the question聽聽

is coming up is New York a tax lien state or a聽
tax deed state? Now, that doesn't come up very often,聽聽
[12]
but I tell you right now, New York is both and聽
I'll tell you the story about that in just a few聽聽
[17]
minutes but meanwhile I want to make sure that you聽
understand I'm going to give you some learning or聽聽
[20]
some instruction I should say about tax lien聽
certificates and tax needs and how to make money.聽聽

In addition to that, I'm going to show you how聽
to avoid the mistakes and I'll be right back.

If you're wondering who I am, I'm ted Thomas.聽
Most people consider me the authority on聽聽
[39]
tax lien certificates and tax deeds. I've been聽
doing this for about 30 years, I started out by聽聽
[44]
buying tax lien certificates. So, I started small, I聽
just expanded it out then I got into the business聽聽
[49]
of buying tax defaulted properties. It's a funny聽
thing and we'll talk about it now, but in the state聽聽
[54]
of New York, you can even do this with credit cards.聽
Think about that. So, New York has 62 counties. 2聽聽
[60]
of the counties sell tax lien certificates and聽
those tax lien certificates are on Long Island.聽聽
[64]
So, Nassau county and also Suffolk county, they sell聽
tax lien certificates. Now, the rest of the state, as聽聽
[71]
you know, goes up along the Hudson river up to lake聽
Ontario and over to Buffalo. All of those counties,聽聽
[75]
they sell tax defaulted property. Those are called聽
tax deeds. So, I'm going to cover both of them so聽聽
[81]
be patient, a lot of activity in New York so, you're聽
going to get a lot of good information here today聽聽
[86]
and you're going to get a lot of information how聽
you can make money relatively quickly. If you want聽聽
[89]
to buy tax lien certificates, you're talking about聽
buying a certificate that's predictable, certain聽聽
[94]
and secure. This is perfect if you've got gray hair聽
like Ted does, you're an old timer, you want to do聽聽
[99]
it in your IRA, you want to do it your pension plan,聽
this is safe, secure money. You can't invest with me,聽聽
[104]
you're going to invest with the county, you get聽
a check back from the county. It doesn't get any聽聽
[108]
better than that because your money is protected聽
by the property tax code. Okay so, you got that so,聽聽
[112]
that's those 2 counties out on Long Island. Now,聽
all the rest of the counties going up the Hudson聽聽
[117]
river and across the Pennsylvania over to Ohio. Sll聽
of those counties are going to sell tax deeds. When聽聽
[124]
the people don't pay the tax, the local county has聽
a big problem . We'll talk about the big problem in聽聽
[128]
a minute, but let's understand those counties are聽
going to confiscate the property. So, a tax deed聽聽
[135]
auction means that the county confiscated the聽
property. They're not benevolentt they're going聽聽
[140]
to say, "You didn't pay. We're going to seize the聽
property." Then they sell them at auction to pay聽聽
[146]
the taxes. Now, when they sell them at auction, they聽
wipe out the mortgage. The mortgage is extinguished.聽聽
[151]
Now, that's done by state law not by Ted Thomas.聽
I didn't make that up all right now. All of those聽聽
[156]
counties will have properties. The challenge for聽
you is there'll be a lot of abandoned properties.聽聽
[162]
Why will it be abandoned properties in聽
New York? Because 250,000 people a year聽聽
[168]
leave the state, not according to Ted Thomas but聽
according to the census bureau. They're leaving in聽聽
[174]
droves. They walk from their property because the聽
taxes are so high. If you buy a property in New聽聽
[180]
York, think about how you're going to sell it. Don't聽
buy it unless you know how you're going to sell聽聽
[184]
that property because there's going to be plenty.聽
There's always an abundance. Now, the beauty of New聽聽
[188]
York is they're going to let you buy with a credit聽
card if you want. So, if you want to have good聽聽
[193]
limits on your credit cards, you could be buying聽
colonial houses, for example. You could be buying聽聽
[198]
small houses, big houses. Be careful with abandoned聽
properties because they have been abandoned if聽聽
[203]
they've been abandoned, it gets cold in New York.聽
Pipes freeze up, they break. There's water, there's聽聽
[209]
flooding, there's all kinds of damage. So, the point聽
is I'm not negative on this, I just want you to be聽聽
[213]
cautious on what you buy. So, everybody's going to聽
love New York for this reason. There's always an聽聽
[218]
abundance of tax lien certificates. There's always聽
an abundance of tax deed properties. All right, let聽聽
[223]
me make sure that you understand the difference.聽
A tax lien simply means you bought a piece of聽聽
[228]
paper. In New York, 2 counties sell tax lien聽
certificates. You can earn up to 12 percent,聽聽
[233]
all right. That's good for conservative investment,聽
tax lien certificates. All right the boroughs of聽聽
[237]
New York, you know, what I'm talking about. Talking聽
about Manhattan, I'm talking about the Bronx, I'm聽聽
[241]
talking about Staten Island, you get the idea,聽
Queens. All those places, they sell tax liens.聽聽
[246]
But, they only sell them to institutions. They don't聽
sell to individuals, they sell to Charles Schwab聽聽
[252]
or someone like that. They're not going to sell聽
to you so, forget about the boroughs of New York.聽聽

So, go upstate if you want tax deeds. Now, there's聽
going to be plenty. There will be colonial houses,聽聽
[261]
there'll be houses on 4 acres, however people聽
have abandoned those. Why did they abandon? Because聽聽
[266]
New York's a high tax state. They can't afford聽
the taxes so they just walk away because they聽聽
[270]
can't sell it. So, my whole business is keep you out聽
of risk. Let me say it again, my whole business is聽聽
[276]
keep you out of risk . How do I keep you out of risk?聽
Simply know what you're buying before you buy it.聽聽

Can you get it sold? Now, people don't think like聽
that because you think naturally that you went聽聽
[287]
to an auction, you stole the property and you think聽
you're going to sell it and make money. I'm hoping聽聽
[292]
you can and I'll teach you every way I can, and聽
my students do very well. I've made more than
[297]
100 thousand on more than one deal in New York聽
and I bought them with a credit card. But I know聽聽
[301]
what I'm doing, so if you want to follow me, you can聽

auction? I'll take you. But the point is don't get聽
abandoned properties unless you know what you're聽聽

going to do with them. You're not going to be able聽
to sell them. If you're an expert and you can get聽聽

them out quickly, good. But while you're waiting,聽
squadrons could show up. Every conceivable negative聽聽
[319]
could show u. My point is let's buy in New York.聽
Let's use our credit cards, but you need to have a聽聽
[325]
selling strategy, okay. I have people in my office聽
that specialize in strategies. All right now, that聽聽
[332]
sounds like that's very self-serving.聽

But I'm telling you, be very cautious if you buy聽
New York. So, you're kind of learning a little bit聽聽

about the making money part of it. I teach people聽
buy it, low sell it low and move on. Buy it low, sell聽聽

it low move on. If you live in New York, you want聽
to stay there, you want to go steal a property, this聽聽
[351]
is your chance to do it because there's going to聽
be in, even the best counties, there's going to be聽聽
[357]
hundreds of properties every year. Every county聽
in New York is authorized to do a tax defaulted聽聽
[362]
auction. That means they can sell the property for聽
any price that they want to do that. You can buy聽聽
[367]
those on credit card. But if the state has it out聽
population, you need to pay attention to that. If聽聽
[372]
the out population according to the census is 250聽
thousand, don't think I'm negative, I'm just trying to聽聽
[378]
give you the facts that you might not be聽
researching. We spend hours on research. I can聽聽
[382]
teach you research using a satellite, I can teach聽
you where you are right now to buy and sell. I can聽聽

show you clients that buy 30 and 40 properties a聽
year and they never leave their computer. All right,聽聽

what are the 2 big mistakes? I've said them 3聽
times so far in the last few minutes. Don't buy a聽聽
[397]
property unless you've seen it. The picture on the聽
internet isn't necessarily the true picture. Why? It聽聽
[403]
might have been taken 3 years ago. I don't know聽
when it was taken. If you haven't seen the property聽聽
[408]
or some representative of yours has not seen the聽
property, do not buy that property. All right, if聽聽
[413]
you don't have a selling strategy, don't buy their聽
property. If this sounds too firm for you, well, you聽聽
[418]
probably won't tune in. You won't subscribe. If you聽
want the real deal, I'm the real deal. I bought 9聽聽

properties in New York. I'll show you some I made聽
100 thousand on, I'll show you some I got my聽聽

butt kicked on too. So, we specialize in selling聽
property. When I teach my class, which I do 聽聽

every week, I have hundreds of clients. People聽
always want to know the same thing, "how do you聽聽
[437]
sell?" So, let me give you a couple of quick ideas.聽
First of all, don't pay too much for a property.聽聽
[441]
America always pays too much because they're聽
listed with a broker. A broker has no incentive聽聽
[446]
except to hold the property line. They'll do聽
anything to hold the property. Why? Because聽聽
[449]
they'll lose their job otherwise. Now, if you become聽
a subscriber, you will see me put my students in聽聽

front of a camera, just like we're doing now,聽
and people buying for 6 cents on the dollar聽聽
[461]
and then they sell it make 100 thousand聽
dollars. You'll see people paying 7 cents聽聽
[465]
online and sell it and make 25 and 50聽
thousand. But my strategy is this, and it's simple,聽聽
[472]
buy it low at the tax defaulted auction. Don't聽
try and get retail. The whole world wants retail.聽聽
[479]
Am I negative on retail? No. All I want you to do is聽
make money. If you all make some money on the first聽聽
[484]
deal, you're coming back for more. Buy it low and聽
