great state of Florida in the meantime

I've seen all manner of things happen in
[41]
the real estate business and on today's
[42]
show we're gonna talk about five ways to
[44]
find cheap off market properties okay
[47]
first before we dive into five different
[50]
ways to find them and there are more
[51]
than five ways but these are five great
[53]
ways that I certainly use to find
[55]
properties over the years and you can
[57]
too in your own backyard but before we
[59]
kind of get into finding off market
[63]
properties I want to talk about what is
[64]
an off-market property why would I even
[66]
want to find an off-market property
[67]
shouldn't I just be calling a realtor
[70]
and getting a property that's on Zillow
[72]
or on the Multiple Listing Service no
[75]
the answer is no so what is an
[77]
off-market property let's simply that
[79]
it's it's a property that's never made
[81]
it to the Multiple Listing Service it's
[83]
never made it to public websites etc
[85]
because of certain reasons because it's
[88]
been in it you know it's an inherited
[89]
property someone inherited the property
[91]
it's set in probate for a long time it's
[93]
fallen into disrepair no one knows where
[96]
the owner is a lot of these things can
[98]
happen and they might not ever make it
[100]
to an on market property I think most
[102]
people think about real estate investing
[104]
they think about you know seeing the
[106]
balloons out for an open house and
[108]
you're gonna go on the drive around your
[110]
neighborhood on the weekend and look for
[112]
a property and you're gonna pop in and
[114]
out of open houses as an investment hey
[116]
honey it's Saturday afternoon let's go
[118]
look for an investment property maybe
[120]
we'll find an open house no that's the
[122]
worst possible way to find an investment
[125]
property and one of the main reasons is
[127]
because you know the money is the profit
[130]
is made on the purchase of one of these
[133]
when you buy a property you're buying it
[136]
below market because you're probably
[138]
gonna have to put a bunch of work in to
[140]
the property you're gonna have to
[142]
upgrade it with twenty thirty thousand
[143]
dollars worth of work so if you're
[145]
paying retail price for that property
[147]
and then on top of that you have to do
[149]
twenty thirty fifty a hundred thousand
[151]
dollars worth of work on that property
[153]
then you're overpaying you're you're
[156]
moving your needle and your ROI will be
[158]
much much lower so the reason we want to
[160]
find off market properties distressed
[162]
properties is because we can get them
[165]
for cheaper then we can add value and
[167]
that's how we can create a nice return
[169]
on investment so it all comes down to
[172]
the numbers so at a high level that's
[174]
why we go after off market properties
[176]
okay almost every property I buy is off
[179]
market investors selling back and forth
[182]
that's how it happens okay so if you're
[184]
just getting started to understand that
[186]
part of it so now let's go through five
[187]
different ways that you might find off
[190]
market properties number one is to call
[194]
Realtors now I know I kind of just
[196]
slammed them now my wife is a realtor my
[198]
father's a realtor Realtors typically
[200]
deal just in retail purchase and sales
[203]
right there holding open houses they've
[206]
got a beautiful property that's just
[208]
been completed they're gonna sell it
[209]
that's typically what Realtors will sell
[212]
and I know this because I read the
[214]
comments in the threads below our videos
[215]
and I've seen a lot of Realtors who say
[217]
Clayton you're right
[218]
most of the time we just want to deal
[220]
with a great property that doesn't need
[222]
a lot of work and we're you know working
[224]
with with families to move in and out of
[226]
properties that's what we do they don't
[227]
often deal in distressed properties that
[230]
need a ton of work right roof is falling
[232]
and it's fire damage you name it
[234]
Realtors tend not to deal with that
[237]
however you can define Realtors that
[239]
handle distressed properties now how do
[242]
you find them well one thing you can do
[244]
is look up a number of your local real
[245]
estate offices in the area where you're
[248]
looking to invest and simply start
[250]
calling the agents right call you're
[252]
gonna find a list of them and just start
[254]
calling a bunch of these agents and just
[257]
say hey look you know I'm interested in
[258]
finding investment properties do you
[260]
ever find off market properties that
[262]
come into the office that no one knows
[264]
what to do with
[265]
very often this is known as a pocket
[267]
listing literally means like putting it
[269]
in their pocket because it's in the
[272]
office they've got this crappy property
[274]
they don't know what to do with it it
[275]
kind of sits in the office and the real
[277]
the Realtors in that office don't know
[279]
what to do with it and sometimes the
[282]
seller will say look if you have it I
[283]
don't want to put it on the Multiple
[284]
Listing Service I don't want anyone
[286]
walking through this property but if you
[288]
know of any investors that kind of float
[290]
in and out of here you know please feel
[292]
free to share this property with them
[294]
that's called a pocket listing and
[296]
realtors are often can be a very good
[299]
source of these types of properties you
[301]
just have to find the right one so what
[303]
I did when I was first starting years
[305]
ago I got a full list I think I'm like a
[307]
thousand realtors in my area and every
[310]
day I made it a mission to call 20 of
[313]
them every day and I had a little
[314]
checklist on my phone their name check
[317]
and I'd call and if I had a conversation
[319]
with that person I make a little note
[321]
next to that person's name and add them
[323]
then to my iPhone contacts so that I had
[326]
information about what office they were
[327]
in were they in Weikart were they in
[329]
century 20 whatever they were and I made
[332]
a little note and I would follow up the
[334]
with them then via email short time
[336]
later
[336]
hey John it was great talking with you
[338]
this afternoon about distressed
[339]
properties that you might come across
[341]
here's my email please let me know
[343]
you've got to take action okay you can
[346]
start to develop those relationships
[347]
then I would also suggest even taking
[349]
them out for a cup of coffee so if you
[351]
call a hundred Realtors you're gonna
[352]
find one or two that might work with you
[354]
to bring you distressed properties take
[357]
that person out to coffee sit down with
[359]
them learn the market a little bit more
[361]
and that's how you can start to develop
[363]
those relationships with Realtors number
[366]
two on my list for finding off market
[368]
distressed properties is I know it's
[370]
kind of one of my favorites to be honest
[372]
with you because I don't like being in
[373]
an office I don't like sitting behind a
[374]
desk all day I like to be out driving
[377]
for dollars so that's what you can do is
[379]
go out and drive for dollars it's number
[381]
two on my list what is that that
[384]
literally is what it sounds like
[386]
it's getting in your car taking a walk
[388]
with a dog and walking all around the
[391]
neighborhood's you're looking to you
[392]
know - - buying rental properties or
[394]
flips if that's what you're if that's
[396]
what you're after
[397]
what you're going to do is you're going
[398]
to look
[399]
for properties that are in distress and
[400]
I'm telling you they are highly visible
[403]
this morning I was taking the kids to
[405]
school and I passed 2:00 or 3:00 this
[407]
afternoon that made me even think or
[409]
this morning that made me think about
[410]
this which is there's you know a roof
[413]
that's in total disrepair there's all
[415]
kinds of branches up in the gutter
[416]
there's the shave the the shutters were
[419]
falling off the side of the house it
[420]
didn't look like anyone was there that's
[423]
clear sign of something going on there
[425]
and you might then pull over you can
[427]
even write out a little post-it note
[429]
that says I'm interested in buying
[430]
properties in this neighborhood you
[431]
could slap it on the front door with
[433]
your phone number or you could knock on
[435]
the neighbors doors and say hey I'm a
[437]
real estate investor in this area and I
[440]
noticed the house next door is in
[442]
disrepair what's the story with that
[444]
they're gonna know they are absolutely
[446]
going to know that Janice who lived
[449]
there a year ago you know passed away or
[452]
moved and the family doesn't want to
[454]
have anything to do with this house so
[456]
they've been letting it sit great do you
[459]
have the family's phone number because
[461]
I'd like to make them an offer and I
[463]
guarantee you that that neighbor doesn't
[465]
want that unsightly house sitting next
[467]
to them anymore it's gonna be thrilled
[468]
to give you information about how to
[470]
connect with that family I've done it
[472]
hundreds of times in fact one of my
[475]
biggest deals came from me simply
[476]
driving by a house writing out on a
[478]
business card putting it into their mail
[481]
or the like the storm door and you know
[484]
in between the screen and I got a call
[486]
later that day from the owner who just
[488]
happen to be stopping by this house and
[490]
grab picking up some mail that was in
[492]
the mailbox and I ended up doing a deal
[494]
with a vacant house that needed a ton of
[496]
work so driving for dollars another
[499]
indicator of a house that is in
[500]
disrepair when you're doing driving for
[502]
dollars is snow winter is a great time
[504]
to find distress I mean how many of you
[507]
watching right now can you know live in
[509]
cold winter conditions where you can
[511]
drive through your neighborhood you can
[513]
clearly see the houses that haven't been
[515]
shoveled and it snowed five days ago and
[518]
there's no footprints and there's maybe
[520]
a pile of newspapers in the driveway or
[522]
during the summer
[524]
another clear indication when a house is
[526]
grass is you know a foot and a half tall
[529]
and no one's cut the grass or there's
[532]
stickers on the
[532]
storm-door from the city because they've
[535]
got high grass violations and other
[536]
things those are clear indicators of a
[539]
house that's in distress knock on the
[541]
neighbor's doors and ask for a little
[543]
information so those are some clear ways
[545]
to find out whether or not this house is
[548]
in repair and and you know this is where
[550]
you can make a contact with the family
[552]
and see about trying to make an offer
[553]
find out what the story is on the
[555]
property and literally getting a
[557]
purchase agreement together and sending
[558]
it to them and saying look this house
[560]
looks like it's gonna need sixty
[562]
thousand dollars worth of work I'm
[563]
willing to offer you this how many other
[565]
purchase agreements do you think they've
[567]
received like that in the mail zero it
[570]
you know fortune favors the bold so if
[574]
you take action and figure it out make
[576]
them a make them an offer and start to
[578]
put the wheels in motion things could
[580]
happen for you number three on my list
[582]
is a killer strategy I hope you're
[584]
writing these down number three on my
[586]
list is tax liens okay tax liens
[589]
phenomenal I guess what the county has a
[591]
record of these or the township so it
[594]
depends on the state and it can be a
[595]
little difficult to get which is a good
[597]
thing so some people will complain when
[599]
they're starting out in wholesaling or
[601]
real estate investing that all this is
[603]
difficult to get a copy of these tax
[606]
liens that's good news that means other
[609]
people are having difficulty getting
[611]
copies of the tax liens also that means
[615]
if you are you know have a little bit of
[617]
action in you and go out there and try
[619]
to dig for it
[620]
chances are other people are not finding
[622]
it and you're finding it does that make
[624]
sense so again if you have to go to the
[627]
County Courthouse and it's not on the
[629]
internet and you have to go down there
[631]
physically and ask for a copy of all tax
[634]
liens from the previous year in the area
[636]
where you'd like to invest you're gonna
[638]
get a list of the people that are behind
[640]
on their taxes on their properties now
[643]
sometimes it happens where there's like
[645]
a little bit of an overlap like in New
[647]
Jersey taxes are very very high and I
[649]
found it to be particularly difficult to
[652]
get accurate information about tax liens
[654]
and so what I had to really do is dive
[657]
deep but those spreadsheets because in
[659]
New Jersey taxes are so high but if they
[663]
are it might look like they're way
[664]
behind
[665]
well $1,700 in taxes they owe that could
[669]
literally be from 1/4 and 1/4 in New
[672]
Jersey meaning they were behind now
[675]
they're caught up you maybe don't want
[677]
to send them a letter saying you you're
[678]
interested in buying their house but in
[681]
other areas it's clear that they're
[682]
behind from a year previous if they
[684]
still haven't gotten caught up on their
[686]
taxes that's someone wait sticking their
[688]
hand up in the air saying look I don't
[690]
want this house anymore
[692]
okay I don't want this house anymore I
[694]
can't afford to pay the taxes please
[696]
come make me an offer for this property
[698]
very often the tax properties that I
[700]
found are vacant no one's living there
[703]
they're behind on their taxes because
[705]
the family inherited this property or
[707]
it's just fallen into disrepair no one
[709]
lives there and therefore there's a tax
[711]
lien from the county or Township on that
[714]
particular property again get a list of
[716]
those if I wanted to in my backyard
[718]
right here I would go down to the
[719]
Township Building and I'd ask for a list
[722]
of tax liens and they're public it's
[724]
public record and I can pull those up
[726]
and I can send them a letter or I can
[728]
literally go put a post-it note on the
[730]
door and say I'm buying properties in
[731]
this neighborhood are you interested in
[733]
selling if so give me a call at and give
[737]
them your phone number now you might get
[739]
some angry people why do you put a
[740]
sticker on my door well you don't want
[742]
to tell them I happen to know you're
[744]
behind on your taxes but just say oh we
[746]
know we're buying properties in this
[747]
neighborhood it's it's no big deal if
[749]
you're not interested don't worry about
[750]
it that's rare but if you do find people
[753]
that are behind other taxes you know
[755]
might be an opportunity for you to make
[756]
a deal on this particular property
[759]
number four on my list is working with
[762]
wholesalers in your backyard now there
[765]
are wholesalers who if you've watched
[766]

through step by step by step how to do

direct mail all of those pieces and you

know if you can partner with a
[783]
wholesaler in your back yard that would
[784]
be a great way to find off market
[786]
properties because now the wholesaler is
[788]
gonna be doing all of this legwork for
[789]
you they're gonna be driving $4 putting
[793]
stickers on doors doing direct mail
[795]
and of tax liens etc now you're gonna
[797]
pay them a little bit of a premium not
[799]
much but a little bit for them to bring
[801]
you a deal but still a great source you
[804]
can meet wholesalers by going to your
[805]
local meetup groups so just go to
[807]
meetup.com
[808]
and look for your local readings our EIA
[811]
meetings in your back yard there's
[812]
probably gonna be one or two of them in
[814]
your local neighborhood once a month
[817]
they usually get together go into those
[819]
meetings
[820]
you'll see somebody with a name tag that
[821]
says John I'm a wholesaler you know and
[824]
just say hi I'm a investor I'm looking
[826]
for buy and hold real estate I'm looking
[827]
for properties and you have any deals
[829]
you can start to bring to me that's why
[831]
they're there that's why you're their
[833]
partnership you know start to make some
[835]
relationships with wholesalers buy
[837]
properties from wholesalers all the time
[839]
and they can be a great resource because
[842]
typically they're boots on the ground
[843]
they're hungry they're young they're out
[845]
there making deals happen and that's a
[847]
great resource to find properties that
[848]
are not hitting the Multiple Listing
[850]
Service and still need work to be fixed
[852]
up and number five on my list best ways
[855]
to find cheap houses off market
[857]
properties is with Direct Mail
[859]
I've spent tens of thousands of dollars
[862]
on Direct Mail Direct Mail is simply
[865]
getting a piece of mail you know like
[866]
you get the circular from the local you
[868]
know a local grocery store where it's
[871]
advertising that's what you get that's
[874]
what you do you pull a list you might
[876]
even pull a list of like tax lien
[877]
properties in your neighborhood and you
[879]
literally get those addresses you find
[881]
the owner's name John Smith that's the
[884]
property he owns he's two years behind
[886]
on his taxes maybe you put a letter in
[889]
the mail that says hi John I noticed
[892]
your property at 123 Main Street I am
[894]
interested in buying properties in this
[896]
neighborhood if you're interested in
[897]
selling it please call me include your
[900]
phone number done direct mail works and
[903]
I would recommend picking one of these
[905]
channels and going full-bore with it for
[908]
me when I was starting out in
[909]
wholesaling real estate Direct Mail was
[911]
my number one resource I had a dedicated
[913]
phone line set up I think I used ring
[916]
central at the time and I had a
[918]
dedicated phone number per each mail
[920]
piece so I knew what mail piece what
[923]
related to what phone number and I had a
[926]
team that we would be able to answer
[927]
these
[928]
and with every about 100 phone calls
[930]
that we would make we'd usually get one
[932]
to two deals okay that means you got to
[935]
put in a time you got to be on the phone
[937]
making deals happen if you're hungry
[938]
like that and if you want to do the work
[940]
yourself
[941]
it can be a job right but this is the
[943]
way that you make an advance in your
[945]
life so 100 phone calls getting one to
[948]
two deals finding great deals I get in
[950]
the car or one of my team members would
[953]
get in the car and we go out to the
[954]
property we'd see what needed to be
[956]
worked on and then we would make an
[958]
offer to buy the property that's how it
[960]
happens so those are the five ways let
[962]
me recount them for you number one is
[964]
working with Realtors who handle
[965]
distressed properties number two driving
[968]
for dollars getting out there and seeing
[970]
distressed properties in your
[972]
neighborhood number three
[974]
tax liens at the county pull up a county
[977]
website or go to the county courthouse
[979]
and get a list of properties that are
[981]
delinquent on their taxes not for one
[984]
month try to go back a little bit
[985]
because that's a clear sign that maybe
[987]
this person does not want this property
[989]
anymore
[990]
number four is finding wholesalers going
[993]
to your local meetup groups shaking
[994]
hands interacting becoming a real estate
[997]
investor and number five is using direct
[1000]
mail that's another fantastic way of
[1002]
finding off market deeply discounted
[1005]
properties they are out there they exist
[1007]
not every house is a retail house when
[1010]
you see balloons for an open house there
[1012]
are many more that don't have balloons
[1014]
that need work and need to be fixed up
[1017]
