Well, this is an absolutely great聽
question. As a licensed real estate agent聽聽

and a really, really good real estate investor,聽
I'm going to share with you all of the benefits聽聽

that exist and tell you some of the mishaps聽
that may come along with it. Let's go.

So, let's just get right into it because like聽
I said, there are so many benefits to having a聽聽
[44]
real estate license. As a real estate millionaire,聽
entrepreneur, mentor, speaker, author in all things聽聽
[51]
real estate, I absolutely love real estate聽
and I think that it is one of the best ways聽聽
[56]
to build your personal wealth, it is surely聽
how I got myself to multi-millionaire status聽聽
[61]
and it is one of the best things that you can do聽
as a business to create multiple streams of income.

But as a real estate investor, it is聽
very different than being a real estate聽聽
[72]
agent and most real estate agents use their real聽
estate license, not investors. So, let's be clear, to聽聽
[78]
be a real estate investor, you do not need a real聽
estate license however, there is a major benefit聽聽
[85]
that I'm gonna share with you because there's聽
quite a few. So let's get right into that part聽聽
[88]
because I love real estate investing and I have聽
my real estate license. Number 1, access to the聽聽
[95]
MLS. MLS stands for multiple listing services and聽
as a real estate agent with a real estate license,
[103]
you get access to the MLS. MLS is where all of聽
the real estate agents put their listings of all聽聽
[109]
the properties that are for sale in one place and聽
again, you only get access to MLS as a real estate聽聽
[116]
agent. There's definitely other sites where you can聽
sign up to and get access in some regard to MLS聽聽
[122]
but it doesn't give you the full access that you聽
would get as a real estate agent with a license聽聽
[127]
that is active. Having an active real estate聽
license will open up a myriad of things that聽聽
[132]
are just available to active real estate licensees聽
like the MLS. Like I said, MLS has not only all of聽聽
[139]
the properties that are listed for sale but as聽
the properties sell, then those are also there聽聽
[144]
so you can see all of the properties that sold聽
through the MLS. You can see how much they paid聽聽
[149]
for them, you can see how much they paid for it,聽
you can see when they close and you can get all聽聽
[154]
of this information to all of the real estate in聽
the residential market that has been listed with聽聽
[159]
agents which is most of the real estate, okay? So,聽
having access to MLS is going to open up so much聽聽
[166]
information that only licensed real estate agents聽
have. So, if you want access to this information,聽聽
[172]
you're going to have to get a real estate license聽
but I'm going to tell you what a really, really聽聽
[176]
important thing is when it comes to MLS and that聽
is expired listings. So, as a real estate investor,

someone that makes money from flipping houses or聽
flipping contracts or having rental properties,
[189]
we need to buy property that we have equity in, we聽
need to buy property that is appreciating in value聽聽
[194]
and we need to buy property that is cash flowing.
So those 3 things are really important to us聽聽
[200]
and oftentimes if you can find an opportunity聽
with someone that listed their house for sale聽聽
[205]
and they did not sell it, that will be called an聽
expired listing. As a licensed agent, I have access聽聽
[212]
to all of the expired listings. So, now I have聽
a list of all of these people that have raised聽聽
[218]
their hand, said they wanted to sell their home but聽
were unsuccessful in selling it, that's pretty good聽聽
[224]
information, right? So, most real estate agents,聽
they're going to just call that person and try聽聽
[228]
to get them to re-list their house, you know? Hey,聽
let me sell it let me put my sign in front of the聽聽
[232]
house, that's fine, that's cool but as a real estate聽
investor with a license, I get to call those people聽聽
[240]
and actually offer to buy their home. I offer if聽
they want to do seller financing, I offer if they聽聽
[245]
want me to rent their home and then I make it one聽
of my properties and then they're able to move on.

Basically, I found someone that is having a聽
property problem and I get to call them with聽聽
[255]
different solutions that real estate investors聽
have, not real estate agents. It's incredible.

Number 2, real estate licensees have access to聽
insider information and insider knowledge. So, like聽聽
[269]
I said, as a real estate investor, you are not a聽
real estate agent. Those are 2 separate careers.

Real estate agents help people buy homes in聽
the retail market, they drive people around聽聽
[280]
in their cars and show them houses or they go to聽
their house and they make presentations and they聽聽
[284]
try to say hey, let me list your home. But a real聽
estate investor is someone that makes money off聽聽
[290]
selling flipping or landlording properties. And聽
so we have access to information as a licensee聽聽
[297]
that all of the retail people have and聽
we can do so much with that information.

Real estate licensees learn what's going on with聽
the market, they have all of the experts, all of the聽聽
[308]
brokers, all of the major real estate people in the聽
area are all giving information, teaching courses,
[314]
putting letters and things like that together聽
and all of that information is absolutely free to聽聽
[319]
someone with a real estate license. So, having your聽
real estate license will open up your knowledge聽聽
[325]
and access to lots of information that you would聽
not be able to get if you don't have a license聽聽
[330]
and number 3, the number 3 reason to have a聽
real estate license as an investor is because you聽聽
[336]
can broker your own deals and receive a commission.聽
This is incredible and this is probably the reason聽聽
[342]
that most people want a real estate license is聽
because when they buy and sell homes, they can聽聽
[347]
get a commission. And so I'm going to give you an聽
amazing deal that I just did W weeks ago where聽聽
[352]
I bought 2 condos, okay, I'm going to show you聽
pictures of these 2 condos that I just bought.

They are unit 101, unit 103, they're like side聽
by side in this major resort type of place so聽聽
[363]
they're 3 bedrooms, 3 baths and they were聽
selling for almost 400,000 but I聽聽
[367]
negotiated at 8% commission on both聽
of those units so I got nearly 60,000
[372]
dollars in commissions when I bought those聽
properties, okay? $30,000 from聽聽
[376]
one, it was like 29,500
and something then 29 something. So, again, nearly聽聽
[382]
$60,000 in commissions i received from purchasing聽
those 2 rental properties, okay? So, I had to put聽聽
[389]
30% down or 20% down or whatever I had but when聽
I'm calculating and figuring out my numbers,
[394]
I add in the commission because that helps, that's聽
money that's coming back to me, that's immediate聽聽
[399]
cash on cash or what I can often do as a real聽
estate licensee, I can negotiate when I'm buying a聽聽
[405]
property and have them take the commission off of聽
the price. So, it depends on what you want to do. You聽聽
[410]
can actually be paid your commission and receive聽
a check for $30,000 or you can聽聽
[415]
actually have them take $30,000
off of the price of the home if you so choose.

Now, I'll be honest, most of the new builders and聽
things like that, they're going to want to pay the聽聽
[424]
commission because they want to keep the price, the聽
sales price of their properties at a certain level聽聽
[429]
because one of the ways that they build in revenue聽
is by increasing the price of their properties
[434]
as they continue to build. So, most of your new聽
builders, your new construction, they're going to聽聽
[438]
want to offer a big commission instead of reducing聽
the sales price because they need for their sales聽聽
[444]
prices to look a certain way. Like I said, once you聽
have access to MLS, you can see what properties聽聽
[450]
sold for and that is how we judge what we should聽
pay for a property so builders that have new聽聽
[455]
properties, they are very, very careful to make聽
sure that they keep their sales prices in order. So,聽聽
[461]
long story short because the point of this is you聽
can get commissions when you buy properties for聽聽
[467]
yourself or for your investor clients so, it's an聽
amazing thing to get money in on on hand to get聽聽
[473]
cash on cash when you buy a property, just get cash聽
right back as soon as you close, 2 days later聽聽
[477]
they're handing you your commission check or you聽
can negotiate and have those commissions taken off聽聽
[482]
of the purchase price and start getting properties聽
at a cheaper price because as an investor,

you want those 3 things. You want to make聽
sure that you have appreciation and one of聽聽

the things that commission can help you with聽
is getting cashflow and equity because again,
[496]
that is money that you have equity in the property聽
if you want to get that reduced, the price reduced聽聽
[501]
based on your commission. So, super easy to do, super聽
incredible. This is one of the reasons real estate聽聽
[506]
investors get their real estate licenses and this聽
is one of the amazing benefits that you can use so聽聽

let me give you one more thing. So, 'm going to聽

next thing you need to do is pass your state exam.聽

your state exam for real estate. Real Estate聽聽

state. This is awesome, that way you don't have to聽聽

be worried that you won't be prepared to take the聽
