believe vacant land is the ultimate real

estate investment and frankly if you've

never bought vacant land or if you

haven't even considered it you need to

I'm gonna explain why you know I think a

lot of people and they hear the words of

vacant land they just kind of write it

off and don't even consider it and it's
[42]
mainly because they hear those words and
[45]
I just think you know vacant land is
[46]
boring it just sits there nothing
[48]
happens it doesn't produce income what's

the point you know but I'll tell you

right now vacant land can produce a ton
[56]
of cash flow and a ton of income if you
[59]
know what you're doing now I'm not sure
[60]
what kind of experiences you've had in
[62]
your life with things like rental
[64]
properties you know commercial real
[66]
estate other types of buildings they
[67]
have to keep up and maintain but if you
[70]
know anything about those types of real
[72]
estate I'm gonna tell you right now

boring is a good thing right I love the

fact that when I buy land it just sits

there in nothing happens it's awesome

and you buy it you don't really have to
[85]
do anything to it if you buy a piece of

land at the right price and buy the
[89]
right price I mean a very low price

buyers welcome out of the woodwork it's

just a matter of whether or not you

bought at the right price to begin with

obviously this is a key component of any

real estate investment and land is no
[102]
different if you buy it the right way

there's no reason you can't flip it for

a profit without doing
[107]
anything I don't have to deal with any

stress I don't have any monthly mortgage

payments to make I don't have to lose

sleep at night wondering whether

contractors and tenants are going to do

what they say they're going to do you

just buy it get the deed and you can

resell it another one of the key reasons

why I love buying vacant land properties

is because I don't have to deal with

competition if you've ever tried to get

a smokin awesome deal from the MLS you

probably already know it can be really

hard competition is not a good thing it

makes your life hard it makes my life

hard so if you can cut through then just

eliminate it all together why not do

then all these other people are out
[144]
there focusing on houses and buildings

and things like that the people who are
[148]
buying big land are really focusing on
[150]
that niche they have the playing field
[152]
with themselves because there's just not
[154]
that many people out there focused on
[156]
that particular type of property

probably the number one reason why I
[160]
love vacant land at the other day

because when you buy it for next to
[163]
nothing like I do and when you sell it
[165]
with seller financing you can make a ton
[169]
of money and you can make it as passive

income you can buy these properties sell
[173]
them with seller financing and they
[175]
essentially become kind of like little
[177]
rental properties only with none of the
[180]
headaches that rental properties are
[182]
known for in this kind of scenario

it's your borrower's responsibility to
[185]
take care of that property these people
[187]
have a vested interest in the property
[189]
because if they don't do this stuff and
[191]
if they don't pay you they're going to
[193]
lose everything in their minds they
[195]
actually have ownership of this
[196]
these people tend to treat your property
[199]
much different than a tenant would if
[201]
they were renting it from for obvious
[203]
reasons this is a great thing and it
[205]
takes a lot of the hassle out of your
[207]
hands but the money keeps coming in
[209]
because the work is done and they have
[211]
to pay off another one of the hidden
[216]
blessings in all this it's that
[218]
generally speaking if your borrower ever
[220]
stops making their monthly mortgage
[222]
payment you know everybody's worst
[223]
nightmare it's actually not that bad of

a thing and in fact it can even be a

good thing like the matter is you do in

essence have a collateral position on

this property if they're stopped making
[235]
their payments you can repossess the
[238]
property keep all the money does your
[240]
borrower has paid you to date and then
[242]
resell the property all over again
[244]
there's a lot of times when you can have
[245]
a really profitable deal on your hands
[247]
and then once your borrower defaults you
[249]
can even double or triple what already
[252]
was a very profitable deal so if you

kind of follow what I'm saying here when
[257]
you buy a land when you own a free and
[259]
clear you can sell the seller financing
[261]
you are in a very very very good
[264]
position and it is very hard to get hurt

in this process a really cool benefit
[272]
about vacant land is that there's
[274]
actually a lot of ways that you can buy
[275]
and sell these properties without ever
[277]
seeing them in person this is a little
[279]
bit different from houses and rental
[280]
properties and things like that because
[282]
essentially all your buying and selling
[285]
here is dirt what this means is there's
[287]
just far fewer factors and issues that
[290]
can go wrong now do you have to research
[293]
vacant land
[294]
absolutely there's a lot of things you
[295]
want to look into before you buy it but

the great thing is you can look into a
[299]
lot of these things without actually
[301]
going to the property and seeing it in
[304]
person things like Google Earth things
[306]
like agent Pro 24/7 calling the County
[309]
Courthouse calling the County Clerk's
[311]
office calling local Realtors and
[313]
getting them involved there's a ton of
[314]
ways to find out everything you'll ever
[316]
need to know without you having to
[318]
travel out there and be there in person
[320]
you can do this kind of business from a
[322]
long ways away you don't have to be
[324]
buying these properties in your backyard
[326]
another great benefit about vacant land
[328]
is that it is extremely inexpensive

tamal just give an example of one that I
[333]
own the annual property tax bill for
[335]
this is $80 ok I've got another one
[338]
where the annual tax bill is $36 and
[341]
again all the properties that I buy I
[343]
don't have any mortgages on them because
[345]
of the fact that I can get them for so
[346]
cheap you can buy land for thousands or
[349]
even hundreds of dollars it's just not
[352]
that hard to own free and clear which
[354]
means there's just very little that you
[356]
have to worry about and pay for on an
[357]
ongoing basis and yet another reason why
[360]
it's not a bad idea to buy a vacant land
[362]
is because they aren't making any more
[364]
of it okay
[365]
unlike houses unlike the stock market
[368]
unlike gold and silver and all these
[370]
other investments land is one of the
[372]
only things out there where there is a
[374]
finite amount of it especially if you
[376]
can buy a land in the path of growth you
[378]
can find yourself with an asset that a
[380]
lot of people desperately want to get
[383]
their hands on now some of this takes a
[385]
little bit of foresight in looking for
[386]
the right things
[387]
but I'll say right now it's really not
[389]
that hard to find properties that are in
[392]
the panther growth and that a lot of
[394]
people are very likely to want in future
[397]
years another great thing about land is
[399]
that it's very hands-off there's a lot
[401]
of scenarios out there where you can buy
[403]
a piece of vacant land and then lease it
[405]
out to a third party kind of like a
[406]
round property with none of the
[408]
headaches and they will pay you just for
[410]
the use of your dirt for example cell
[414]
phone towers wind power companies
[423]
during hunting season you can leash your
[425]
land the hunters farming is one of the
[432]
most common examples of this obviously
[440]
if they're going to pay you and if
[442]
they're going to do all the work and if
[443]
they're going to maintain everything
[444]
that's not like a pretty good deal to me
[446]
I don't know about to you but if someone
[448]
offered that to me for my dirt I would
[450]
gladly take it so as you can see vacant
[454]
land investing it just makes sense these
[456]
properties are not hard to get you can
[458]
get them for very cheap very hands-off
[461]
there's very little you have to do it's
[463]
very inexpensive to hold the finite
[465]
asset they aren't making any more of it

I mean meat I go on my hope is that

you're starting to understand why vacant

land makes sense and why it's a possum

no brainer investment again a lot of
[478]
people don't get it and at the end of
[479]
the day I guess it doesn't bother me but

my hope is that you'll think a little

bit more about it because really it can
[486]
make a lot of sense for you especially

if you know how to buy a ripe buy it for

the right price and really utilize it

and start making some passive income
